I would not trust them with feeding my fish if I were on vacation. They are very unreliable.

I have been trying to reach this agency almost daily since 1 December to get my deposit back. They have not answered any of my calls and only responded once to my many e-mails with a payment date they did not meet. Their contract states that they hold deposits for 3 months, which is ridiculous and contrary to the Dutch Civil Code (which normally requires repayment within a month). I have started an official legal procedure because they ignored my last warnings. Update (07-01-2026): A few days ago, a lady answered my phone call and I asked her again about my deposit. The day after, they finally transferred it, after 4 months and 6 days.
We had a fantastic experience with Oude Delft Real Estate. The staff was extremely professional, very friendly and always willing to help. Thanks to them our family had a comfortable stay in Delft and everything went smoothly.
I know that everyone leaves negative reviews about this real estate agency. We had an amazing experience from start to finish. After the first contact, everything (including the deposit) was handled by our landlord, who was an exceptionally nice man. We did not experience any problems with getting our deposit back during our stay (1.5 years) or later.
Difficult contact and poor service as a potential tenant - The advertisements on the website are not updated, which means there is a high chance that the visible advertisements are no longer available - The billing is not transparent. My colleagues have told me they have experience with illegal extra costs (the real estate agency should not be paid for by both the landlord and the tenant). Expats are an easy target. - Communication with the real estate agency is irregular and awkward. You could at least communicate in CCi for viewings to prevent our personal data from being exposed, instead of copying us all into the email. - Little respect for potential tenants during viewings. Your employee did not have the correct keys during a viewing (Ternatestraat 107), which meant we were unable to view the property, and she simply left us there. You wasted my time and the time of the thirty other people present. - You failed to keep your word; a new appointment had to be made for a viewing, and after a few weeks without news, it was cancelled. - The advertisements contain insufficient information about the energy data and the number of points. - The rental prices are too high for the property offered, above the legal maximum. The same property cost 900 euros inclusive in March 2020, and 1250 euros inclusive in April 2025 (+350 euros). And that's considering I didn't even rent from you. I recommend other real estate agents, or to search via your network.

Terrible communication and absolutely no service. When the phone was finally answered after multiple attempts, I wasn't taken seriously at all. I was immediately told to send an email instead of calling, and the phone was hung up mid-sentence. Subsequently, I sent an email which I received no response to for a week. I contacted them again by phone and, after multiple calls, spoke to someone else. I wanted to ask if my email had been received correctly and whether I could get an indication of when I could expect a reply. I was immediately interrupted with an irritated explanation (which I couldn't interrupt) that I shouldn’t expect a ‘direct’ response. When I explained that I had already sent the email a week ago, I was told that this person wasn’t responsible for it and that I should send a reminder email. This person also hung up while I was in the middle of a sentence (during a 2-minute phone call)!! I also received no response to my reminder email. You would expect that as a real estate agent you should possess some social skills, but that is clearly not the case at Oude Delft Makelaardij... Response to the response of the owner: Thank you for a completely useless response 3 years after my review. My review still stands, the people that I have spoken to were extremely rude. I still have the proof that I contacted you. It seems that you have problems with your database, since you respond to every single 1-star review that they do not appear in your database. Threatening someone that leaves a poor review only confirms my story.

I will not share too many details, but this real estate agency is basically useless and very unprofessional (except for 1 or 2 employees who are nice, but even they cannot do much or make decisions). I have had very unpleasant experiences with the service and the deposit. Every e-mail and letter you send, is forgotten by this real estate agency the next day. One star is way too much... Additional note: They responded by claiming that 99% of the one-star reviews are not true... I think they are all definitely true, because I fully recognize those reviews. They even claimed that I was not a client of theirs. I have numerous proofs in my e-mails to show how they treated me badly, especially regarding the deposit refund. Unfortunately, this is not Twitter or Facebook where you can post photos in the replies, and I cannot even respond to their reply.

It is strange that you do react to a Google review, but systematically refuse to answer emails or pick up the phone. Instead of defensively reacting to people who rightly write a bad review online, I would like to advise you to provide better work, so that you can improve your rating. Arrogant and unfair people. Update: they respond to all people who give them a half star with the same data. One thing is certain: I have never hired from them, because they were always so rude and the communication was terrible. Their answer is a new clue that confirms my reaction. Update as of 05-07-2024: The company has fully refunded my deposit on 02-07-2024. The person who informed me about the payment was not professional or polite, and I found their communication to be racially insensitive. Here is the exact wording: 'You shouldn't be so paranoid about your deposit, we always refund it. It's sometimes just a bit late. I always see a connection between the way people react to things like this and the country they come from. I'll look into it today. Try to behave a bit better.' The poor grammar and inappropriate wording are his; I did not correct them. Review as of 31-07-2024: The company does not refund deposits on time. Some people who work at this company are very friendly and try to help you, but they cannot change the management's decision-making mechanism. When you leave with a clean checkout report, they tell you that their finance department is on vacation and that they will refund your money within 1-2 months, although this is not in accordance with the Civil Code. I believed them and waited, but unfortunately I have not yet been able to get my money back. I gave them until tomorrow evening (01-07-2024) to refund my deposit. We'll see how it goes and I will post an update based on their actions and/or responses. On Tuesday, 02-07-2024, the legal proceedings will start if the deposit is not refunded. They ignored my last email when I reminded them that 60 days is too long to refund the deposit. I find their lack of communication unacceptable and unprofessional.

I rented from them for only 6 months, until September 2023, and I'm still trying to get my deposit back... (8 months later) I'm quite certain that they wrote their own reviews, because NOBODY is satisfied with this real estate agency. Edit: see their response under this review. It doesn't surprise me that they don't believe me, they are pathological liars. But well, unfortunately I rented from them, I lived for 8 months in Annastraat 1A.
U identificeert u zelf niet en zegt ook niet waar u gewoond hebt dus kan ik inhoudelijk niet reageren. Soms is er war geruzie tussen huurder en verhuurder over borgen. Wij proberen altijd naar eer en geweten scheidsrechter te spelen.
Tenant Icarusweg 45, 2624BE, from 01-02-2022 to 30-06-2024. They tried to illegally evict me by saying I had to leave, while I legally had a fixed-term lease. They couldn't repair a broken dishwasher in 4 months and tried to make me pay for a second plumber, even though I had told them that the first plumber had said the dishwasher needed to be replaced (I paid for the first plumber out of my own pocket). They also gave an unfounded reason for the eviction. Even if the eviction was legal, their way of doing business is still disgracefully bad. I have no doubt that this whole charade was staged to get more money from a new tenant, it's just absurd that they get away with this without consequences. My deposit is still not returned, despite multiple attempts to call and e-mail them. They are absolute scammers. And there's not a single professional communication about the status of my deposit. It's a pity that real estate agencies in a developed country like the Netherlands get away with this so easily due to the inelastic demand and shortage of supply on the student housing market. Honestly, if you need a place to live, they will find something for you and probably ask for a high price. But ultimately you're in the Netherlands probably between a rock and a hard place – it's a tough situation. But this company... I can definitely say, and I warn everyone: the way Oude Delft Real Estate Agency treats their tenants is completely unacceptable and disrespectful.

Het huren van een woning verliep soepel en ik vond vrij snel een huis! Het team reageerde snel!
Ik kan ze van harte aanbevelen aan iedereen die op zoek is naar accommodatie in Delft of Den Haag.
Ik wou dat ik 0 sterren kon geven. Hun kantoor is het enige dat me eraan herinnert dat het een bedrijf is, want verder waren hun nalatigheid, onbeschofte houding en gebrek aan kennis verbazingwekkend. Ik snap echt niet waarom iemand in vredesnaam met hen in zee zou gaan. Voordat ik zelfs maar in een van hun appartementen was gaan wonen, reageerden ze niet op mijn e-mails of telefoontjes over het contract en leverden ze ook niet het inschrijfformulier van de gemeente, terwijl ik nog maar een week had om te verhuizen en mijn huidige huurcontract al had opgezegd. Er werd me ook niet verteld dat ze die week blijkbaar gesloten waren. Omdat een vriend van mij er al woonde, vroeg ik om de contactgegevens van de verhuurder en mailde ik hem direct. Toen Oude Delft eindelijk weer open was, belden ze boos op en zeiden dat de communicatie via het makelaarskantoor moest verlopen. "Als u maar iets had laten weten, had ik actie kunnen ondernemen." Deze opmerking werd niet gewaardeerd en ik kreeg nog meer boze reacties. Bovendien bevatte hun contract een illegale administratiekosten van € 150,-. Natuurlijk weigerde ik te tekenen totdat ze die clausule zouden verwijderen, wat ze niet deden. Uiteindelijk heb ik daar tot het einde van de "overeenkomst" gewoond zonder ooit iets te tekenen. Ze belden zelfs mijn vriend op en vroegen hem "wie denkt ze wel dat ze is?", zonder te weten dat hij mijn vriend was, en probeerden hem ervan te weerhouden bij mij te komen wonen. Ik betaalde al twee weken huur toen de verhuurder me zijn ondertekende inschrijfformulier van de gemeente stuurde. Hij had het direct na mijn verzoek ondertekend, maar Oude Delft weigerde me daarover te informeren. De verwarming werkte nooit goed. Wij waren de eerste huurders in het gebouw en hadden Oude Delft in oktober meerdere keren per post en telefoon op de hoogte gesteld van dit probleem, maar er werd niets aan gedaan, terwijl de rekening bleef binnenkomen. In maart van het volgende jaar vertelde ik hen dat ik de kosten van de maand zou verrekenen vanwege hun nalatigheid en kreeg te horen dat dreigementen niet op prijs werden gesteld, maar uiteindelijk werd er blijkbaar een bezoek van het verwarmingsbedrijf geregeld, zonder verdere kennisgeving van Oude Delft. Het probleem is nooit opgelost. De vriend die ik verving toen ik daar ging wonen, heeft zijn borg nooit teruggekregen omdat ik het contract niet had ondertekend. Hij moest een heel jaar wachten op de teruggave van een volledige maand huur, iets waar we herhaaldelijk achteraan moesten bellen zonder enige reactie. Al met al een vreselijke ervaring met veel onnodige stress.
Wanneer mensen een appartement delen met collega's, krijgen we uiteindelijk vaak een negatieve beoordeling. Waarschijnlijk omdat ze jong zijn, een beetje een studentenmentaliteit hebben en niet begrijpen hoe de wereld in elkaar zit. Het was een heel raadsel om uit te zoeken of je alle huur en borg had betaald, omdat je alle bedragen had verdeeld en van vier verschillende rekeningen had betaald, terwijl we je honderd keer hadden gezegd dat je dat niet moest doen. Bij een wisseling van huurder rekenen we € 150,- (incl. btw) voor de bijlage bij het contract die we moeten maken, het vinden van een nieuwe huurder, de controle en uitcheckprocedure, etc. Dit is natuurlijk een heel laag bedrag als je bedenkt dat een timmerman al € 50,- per uur verdient. Een zeer redelijk bedrag en zeker niet illegaal, zoals je beweert. Soms is er wat discussie tussen huurders en verhuurders over wat er van de borg moet worden afgetrokken. We proberen naar beste weten als bemiddelaar tussen de partijen op te treden. Schiet de boodschapper dus niet dood. Houd er rekening mee dat u aansprakelijk kunt worden gesteld voor het verspreiden van onwaarheden en dat u verantwoordelijk kunt worden gehouden voor de schade die een bedrijf daardoor lijdt.

Het vinden van een appartement ging vrij snel, maar zodra je het contract hebt getekend, moet je geen reactie meer verwachten op je e-mails met verzoeken en vragen. Ik heb binnen drie weken drie e-mails gestuurd, maar geen antwoord gekregen.

Ik heb een geweldige ervaring gehad met een mannelijke medewerker, ik geloof dat hij Chris heette. De communicatie via de telefoon verliep goed en hij was erg vriendelijk. Daarna ben ik naar kantoor gegaan waar we nog een gesprek hadden dat ook erg prettig verliep. Ik zou deze plek zeker aanbevelen!
