Difficult contact and poor service as a potential tenant - The advertisements on the website are not updated, which means there is a high chance that the visible advertisements are no longer available - The billing is not transparent. My colleagues have told me they have experience with illegal extra costs (the real estate agency should not be paid for by both the landlord and the tenant). Expats are an easy target. - Communication with the real estate agency is irregular and awkward. You could at least communicate in CCi for viewings to prevent our personal data from being exposed, instead of copying us all into the email. - Little respect for potential tenants during viewings. Your employee did not have the correct keys during a viewing (Ternatestraat 107), which meant we were unable to view the property, and she simply left us there. You wasted my time and the time of the thirty other people present. - You failed to keep your word; a new appointment had to be made for a viewing, and after a few weeks without news, it was cancelled. - The advertisements contain insufficient information about the energy data and the number of points. - The rental prices are too high for the property offered, above the legal maximum. The same property cost 900 euros inclusive in March 2020, and 1250 euros inclusive in April 2025 (+350 euros). And that's considering I didn't even rent from you. I recommend other real estate agents, or to search via your network.

I am going to leave a 1-star review for all the accounts I have, so that people avoid you. Before you respond with the typical '99% of 1-star reviews comes from people who have never rented from us', know that I unfortunately was a customer of yours.

Tenant icarusweg 45 2624BE from 01-02-2022 to 30-06-2024. Tried to illegally evict me by saying I had to leave, while I actually had a fixed contract. Could not repair a broken dishwasher in four months and tried to make me pay the second plumber, even though I told them that the first plumber said the dishwasher needed to be replaced (I paid the first plumber from my poor student pocket). They also gave a valid reason for eviction. Even if the eviction was legal, their practice is still shamefully bad. I have no doubt that this whole puppet show was done to squeeze more money out of a new tenant. It's just insane that they can get away with such actions without consequences. My deposit has still not been refunded despite several attempts to call and email, they are absolute SCAM ARTISTS. And no professional communication about the status of my deposit. It’s a shame that real estate agents in a developed country like the Netherlands can get away with so much due to the inelastic nature of demand and the shortage of student housing. Honestly, if you need a place to stay, they will find something and probably charge a high price, but ultimately you are likely between a rock and a hard place to find accommodation in the Netherlands – it’s a difficult situation. However, this company…I can without any doubt say: I warn everyone: the treatment of Oude Delft Makerlaardij towards their tenants is beyond every reason and disrespectfully outdated.

The worst real estate agency in Delft. - they don't respond to emails - charging ILLEGAL administrative costs - do nothing for you - asking an abnormal deposit amount I could go on and on. I only rented from them for 6 months until September 23rd and I’m still trying to get my deposit back... (8 months later) I am quite certain they wrote their own reviews, because NO ONE likes this agency. Edit: see their response under this review. It doesn't surprise me that they don't believe me, they are pathological liars. But yes, unfortunately I rent from them, I have been living at Annastraat 1A for 8 months.

Update per 05.07.2024: The company has fully refunded my deposit on 02.07.2024. The person who informed me of the payment showed a lack of professionalism and courtesy, and I found their communication to be racially insensitive. Here is the exact wording used: 'You shouldn't be so paranoid about your deposit, we always pay it back. It’s sometimes just a little late. I always see a connection between how people react to these kinds of things and the countries they come from. I will look into it today. Try to behave a bit.' The poor grammar and inappropriate wording are his; I have not corrected them. Review on 31.07.2024: The company does not refund refunds on time. Some people who work at this company are very friendly and try to help you, but they cannot change the decision-making mechanism in management. When you leave their house with a clean check-out report, they tell you that their financial department is on vacation and will refund your refund within 1-2 months, although this is not in accordance with the Dutch Civil Code. I believed them and waited, but unfortunately have not yet been able to get my money back. I gave them time until tomorrow evening (01.07.2024) to return my deposit. So we’ll see how it goes and I will update here in line with their actions / and or responses. On Tuesday 02.07.2024, legal proceedings begin if the security deposit is not refunded. They ignored my last email when I reminded them that 60 days is too long to refund the deposit. I find their lack of communication unacceptable and unprofessional.

Arrogant and dishonest people. Update: they respond to all people who give 1/2 star with the same information. One thing is true: I have never hired them because they were always so rude and the communication terrible. Their response is a new indication that confirms my comment. If you look at their answer, they even mention names and bank account numbers. Be careful with them.

Editing after the ridiculous reaction from the owner to my review: If you were a serious company, you would know that I have been a customer with you for more than 5 years, lol. It's funny how you respond to a Google review, but systematically refuse to answer emails or pick up the phone. Instead of shooting back at people who rightly give you a bad review online, I advise you to improve your work so that you improve your rating. Do a quick fact check and let me know which 'falsehoods' I am spreading. I wish I could give you zero (0) stars. I wonder if you can be held liable for damages someone suffers when you refuse to respond to emails or phone calls when there is a problem at home?

I won't give you many details, but this real estate agency is actually useless and very unprofessional (except for 1 or 2 employees who are nice, but still can’t do much/make decisions). I have had very unpleasant experiences with the service and the deposit. Every email and letter you sent is already forgotten the next day at this real estate agency. One star is far too many... Addition: They responded by claiming that 99% of one-star reviews were not true... I think they are all very true, because I can completely relate to those reviews. They even claimed that I wasn’t a client of theirs. I have countless proofs in my email to show how they treated me badly, especially with the refund of the deposit. Unfortunately, this isn't Twitter or Facebook where you can place photos in the comments, and I can’t even respond to their response.

Terrible communication and absolutely no service. When the phone was finally answered after multiple attempts, I wasn't taken seriously at all. I was immediately told to send an email instead of calling, and the phone was hung up mid-sentence. Subsequently, I sent an email which I received no response to for a week. I contacted them again by phone and, after multiple calls, spoke to someone else. I wanted to ask if my email had been received correctly and whether I could get an indication of when I could expect a reply. I was immediately interrupted with an irritated explanation (which I couldn't interrupt) that I shouldn’t expect a ‘direct’ response. When I explained that I had already sent the email a week ago, I was told that this person wasn’t responsible for it and that I should send a reminder email. This person also hung up while I was in the middle of a sentence (during a 2-minute phone call)!! I also received no response to my reminder email. You would expect that as a real estate agent you should possess some social skills, but that is clearly not the case at Oude Delft Makelaardij... Response to the response of the owner: Thank you for a completely useless response 3 years after my review. My review still stands, the people that I have spoken to were extremely rude. I still have the proof that I contacted you. It seems that you have problems with your database, since you respond to every single 1-star review that they do not appear in your database. Threatening someone that leaves a poor review only confirms my story.

Update, since the office finally decided to appear and answer! Should I upload my rental agreement here as a photo? Jesus, and you also claim that you don’t have it in your database; the incompetence. It will be a fun laugh for 'your legal staff' when you present your cases 😋

Never signed because they ask for illegal fees. They are always rude and difficult to reach.

I wish I could give 0 stars. Their office is the only thing that reminds me it's a company, because in all other respects their negligence, rude attitude and general knowledge were astonishing. Why anyone would willingly do business with them is a mystery to me. Before even moving into one of their apartments, they didn’t respond to emails or calls to sign the contract, nor did they provide the municipal registration form, even though I only had 1 week to move and had already terminated my current agreement. No notification was given that they were apparently closed that week. Because my friend already lived there, I asked for their contact details and emailed him directly. When Oude Delft finally reopened, they angrily called saying communication had to go through the office. “If you had just communicated something, I could have acted accordingly.” This remark was not appreciated and more angry comments came my way. Furthermore, their contract contained illegal administrative costs of €150,-. Of course, I refused to sign until they removed that clause, which they didn’t. Ultimately, I lived until the end of the “agreement” without ever signing anything. They even called my friend asking: “who do they think they are?” not knowing he is my friend and tried to prevent him from living with me. I had already paid two weeks' rent when the landlord sent me his signed municipal registration form. He had signed it immediately after my request, but Oude Delft refused to inform me of this. The heating never worked properly. We were the first tenants in the building and had informed Oude Delft multiple times via email and phone as early as October about this problem, nothing was done, but the bill kept coming. In March of the following year, I told them that I would deduct the costs of the monthly rent due to their negligence and was told that threats are not appreciated, but apparently a visit from the heating company was arranged, without further notice from Oude Delft. The problem was never resolved. The friend who replaced me when I moved there never got his deposit back because I hadn’t signed and had to wait an entire year for the refund of one month's rent, something we had to chase up very often with no response. In short, a terrible experience with a lot of unnecessary stress.

I would definitely recommend them to anyone looking for accommodation in Delft or The Hague.

I recently had the misfortune of renting a property from the worst landlord I have ever encountered, and I felt compelled to share my nightmarish experience. From the day I moved in until the day I finally escaped this living nightmare, it was an absolute disaster. Firstly, the landlord has been completely negligent when it comes to maintaining the property. When I moved in, the place looked decent enough, but that illusion quickly faded. The plumbing was a catastrophe of epic proportions, and it didn't take long before leaks started appearing everywhere. The showerhead dripped constantly, the sink had a mysterious leak that soaked everything under the cabinet, and the toilet... oh, the toilet! It clogged weekly, and guess who had to pay the bill for plumbing every time? That’s right, me! The landlord shirked all responsibility and claimed it was all my fault. But it didn't stop at plumbing issues. The heating system was straight out of the Stone Age, and during the winter months I had to spend a small fortune on space heaters to survive. When I complained, the landlord said I should consider myself lucky to have any form of heating at all. And don’t even get me started on the electrical problems. The outlets were constantly sparking, and I genuinely worried about the risk of fire. When I asked the landlord to address the electrical issues, they told me I just needed to 'be careful' and that I was overreacting. To make matters worse: the rent was exorbitantly high for a place that was falling apart. It was clear that the landlord was only interested in squeezing every last penny out of me, while providing absolutely no value in return. In short, this landlord is an absolute nightmare to rent from. They shirked all responsibility for repairs and maintenance, forcing me to pay the bill for their negligence. I wouldn’t wish this hell on my worst enemy. Save yourself the headache and avoid renting from this landlord at all costs. Your sanity and wallet will thank you!

One star is far too many for the absolutely dreadful experience we had with this substandard 'agency'. They are happy to sign you up as a tenant and quickly get your deposit and rent deposited into their bank account, and after they have bound you to a contract, they fail to deliver on every step of the entire rental process. Upon arrival for our 'check-in', we agreed to meet the agent promptly at 09:00 am in our new apartment to receive the keys and complete a full check-in inspection. We stood outside in the pouring rain while all our valuable belongings (including electronics) got soaked outside without an agent in sight. After about 10 phone calls over a period of 40 minutes, we walked back into the rain all the way to the office and discovered that another agent (not our managing agent) had only arrived at the office 2 minutes earlier. When he asked where our managing agent was, the other agent laughed as if it were a joke, and said he was a little late. Shocking. He then walked with me to the apartment, gave us the keys, and left without performing a check-in inspection, stating that he was late for his next client (surprise, surprise). We entered the apartment and discovered that every room was completely covered in black mold, from the ceilings to the floors. We had to purchase a dehumidifier (€250+) to try to keep the mold at bay during our entire stay, and my husband developed chronic asthma, and I developed chronic skin conditions, due to prolonged exposure to this mold which we are still dealing with today. Not only that, but the entire apartment was left so disgustingly dirty that it was still covered in hair from previous tenants (on every surface), and the bathroom and kitchen (including the refrigerator) were full of greasy, oily residue and more mold. This despite the fact that there is €100 cleaning costs stipulated in the contract to ensure that new tenants do not walk into a property filled with grime and old dirt. In the middle of winter, when it was -6°C outside, our boiler (which regulated our hot water and central heating) broke down. It was a Saturday morning. We called them 4 times and eventually got someone on the phone. After explaining to the agent what the problem was, he told us that we should try a DIY plumbing expedition to repair the geyser ourselves (we have no plumbing knowledge, so this clearly didn't work). We called back and requested a plumber, as it was an emergency due to the cold weather and the risk of hypothermia in our unit. We were told they wouldn’t help us on Saturday, and then they hung up on us without any warning. We had no choice but to rent a hotel room for the weekend because we couldn't stay in the unit. Do you think that was ever reimbursed? Oh no, of course not, it was our problem to cough up the bill again. Now onto getting back the deposit. What a trial, as many other reviews also remember. At check-out (for which he was late again), we were told by our managing agent that we would receive the deposit no later than the end of July (since we checked out at the end of June). Can you guess what was on our bank account on August 1st? Nothing - certainly no deposit money! We then had to contact the agency, who said their finance department was on vacation. Again, their incompetence was our problem. Imagine if we were even one rent payment late? It is very simple when a financial department goes on vacation to ensure that a backdated payment takes place so that the two-month deposit lands in the recipient's account on the correct date - it’s just a lame excuse. We had to chase up the deposit again before receiving it, 10 days late. Their communication (the lack thereof) is shocking. They only respond to emails when they feel like it, usually more than a week later or after several follow-up emails. The attitude is always arrogant and unapologetic. I know that both expats and locals are desperately looking for an apartment on the current, competitive housing market, but don't become a victim of terrible treatment like we did. AVOID!

Strongly recommend. They are very friendly and did their best to help me find a house. A small problem is that there are too many requests, which means they usually don't have time to respond to all your emails. Unfortunately, I was unable to rent a house with them because the demand was too high and the landlord ultimately didn't choose me for some reason.

Their service is terrible, avoid if possible. They never responded to our emails (a month after arriving at the house we had rats and they just ignored us! We had to call an exterminator ourselves and they refused to cover it). Two months before we left the house, one of our showers started leaking, their reaction was simply 'you're leaving soon anyway, so just use the other shower'. It took us three months to get the deposit back (after multiple emails stating that it would be resolved by the finance department within a week or something), and ultimately we had to contact the landlord directly. Luckily, the landlord was very nice.
