Oude Delft Makelaardij

We had a fantastic experience with Oude Delft Real Estate. The staff were extremely professional, very friendly and always willing to help. Thanks to them our family enjoyed a comfortable stay in Delft and the entire process went smoothly.

I know that everyone leaves reviews in which they complain about this desk. We had an amazing experience from start to finish. After the first appointment, everything (including the deposit) was handled by our landlord, who was an exceptionally friendly man. We had no problems during our stay (1.5 years) and also not afterwards, when we got our deposit back.

Difficult contact and poor service as a potential tenant - The advertisements on the website are not updated, which means there is a high chance that the visible advertisements are no longer available - The billing is not transparent. My colleagues have told me they have experience with illegal extra costs (the real estate agency should not be paid for by both the landlord and the tenant). Expats are an easy target. - Communication with the real estate agency is irregular and awkward. You could at least communicate in CCi for viewings to prevent our personal data from being exposed, instead of copying us all into the email. - Little respect for potential tenants during viewings. Your employee did not have the correct keys during a viewing (Ternatestraat 107), which meant we were unable to view the property, and she simply left us there. You wasted my time and the time of the thirty other people present. - You failed to keep your word; a new appointment had to be made for a viewing, and after a few weeks without news, it was cancelled. - The advertisements contain insufficient information about the energy data and the number of points. - The rental prices are too high for the property offered, above the legal maximum. The same property cost 900 euros inclusive in March 2020, and 1250 euros inclusive in April 2025 (+350 euros). And that's considering I didn't even rent from you. I recommend other real estate agents, or to search via your network.

I will leave a 1-star review for all my accounts, so that people avoid you. Before you respond with the typical '99% of the 1-star reviews come from people who have never hired us before', know that I was unfortunately a customer of yours.

So far a very good experience.

Tenant Icarusweg 45 2624BE from 01-02-2022 to 30-06-2024. They tried to illegally evict me by saying I had to leave, while I legally had a fixed contract. They couldn't repair a broken dishwasher within 4 months and tried to make me pay for the second plumber, even though I had said that the first plumber had said that the dishwasher needed to be replaced (I paid for the first plumber out of my poor student budget). They also gave a justified reason for the eviction. Even if the eviction was legal, their practice is still disgracefully bad. I don't doubt that this whole charade was intended to squeeze more money out of a new tenant. It's just crazy that they get away with such actions without consequences. My deposit is still not back, despite multiple attempts to call and e-mail. They are absolute scammers. And there is no professional communication about the status of my deposit. It's a pity that real estate agents in a developed country like the Netherlands get away so easily with their student housing, due to the inelastic demand and shortage of supply. Honestly, if you need a place to live, they will find something for you and probably ask for a high price, but ultimately you are likely stuck between a rock and a hard place if you're looking for housing in the Netherlands – it's a tough situation. But this company... I can definitely say, I warn everyone: the way Oude Delft Real Estate treats its tenants is unreasonable and outright disrespectful.

The worst real estate office in Delft. - they don't respond to emails - they charge UNFAIR administrative fees - they do nothing for you - ask for an abnormally high deposit. I could still go on. I'm renting from them now for only 6 months, until September 23rd, and I'm still trying to get my deposit back... (8 months later) I'm quite sure that they wrote their own reviews, because NOBODY is charmed by this office. Edit: see their response under this review. Not surprised that they don't believe me, they are pathological liars. But alas, I'm renting from them, I've been living in Annastraat 1A for 8 months now.

Update as of 05-07-2024: The company has fully refunded my deposit on 02-07-2024. The person who informed me about the payment was not professional or polite, and I found their communication to be racially insensitive. Here is the exact wording: 'You shouldn't be so paranoid about your deposit, we always refund it. It's sometimes just a bit late. I always see a connection between the way people react to things like this and the country they come from. I'll look into it today. Try to behave a bit better.' The poor grammar and inappropriate wording are his; I did not correct them. Review as of 31-07-2024: The company does not refund deposits on time. Some people who work at this company are very friendly and try to help you, but they cannot change the management's decision-making mechanism. When you leave with a clean checkout report, they tell you that their finance department is on vacation and that they will refund your money within 1-2 months, although this is not in accordance with the Civil Code. I believed them and waited, but unfortunately I have not yet been able to get my money back. I gave them until tomorrow evening (01-07-2024) to refund my deposit. We'll see how it goes and I will post an update based on their actions and/or responses. On Tuesday, 02-07-2024, the legal proceedings will start if the deposit is not refunded. They ignored my last email when I reminded them that 60 days is too long to refund the deposit. I find their lack of communication unacceptable and unprofessional.

Arrogant and unfair people. Update: they respond to all people who give them a half star with the same data. One thing is certain: I have never hired from them, because they were always so rude and the communication was terrible. Their answer is a new clue that confirms my reaction. If you look at their answer, they even give names and bank account numbers. Be careful with them.

Editing after the ridiculous reaction from the owner to my review: If you were a serious company, you would know that I have been a customer with you for more than 5 years, lol. It's funny how you respond to a Google review, but systematically refuse to answer emails or pick up the phone. Instead of shooting back at people who rightly give you a bad review online, I advise you to improve your work so that you improve your rating. Do a quick fact check and let me know which 'falsehoods' I am spreading. I wish I could give you zero (0) stars. I wonder if you can be held liable for damages someone suffers when you refuse to respond to emails or phone calls when there is a problem at home?

I won't give you many details, but this real estate agency is actually useless and very unprofessional (except for 1 or 2 employees who are nice, but still can’t do much/make decisions). I have had very unpleasant experiences with the service and the deposit. Every email and letter you sent is already forgotten the next day at this real estate agency. One star is far too many... Addition: They responded by claiming that 99% of one-star reviews were not true... I think they are all very true, because I can completely relate to those reviews. They even claimed that I wasn’t a client of theirs. I have countless proofs in my email to show how they treated me badly, especially with the refund of the deposit. Unfortunately, this isn't Twitter or Facebook where you can place photos in the comments, and I can’t even respond to their response.

Terrible communication and absolutely no service. When the phone was finally answered after multiple attempts, I wasn't taken seriously at all. I was immediately told to send an email instead of calling, and the phone was hung up mid-sentence. Subsequently, I sent an email which I received no response to for a week. I contacted them again by phone and, after multiple calls, spoke to someone else. I wanted to ask if my email had been received correctly and whether I could get an indication of when I could expect a reply. I was immediately interrupted with an irritated explanation (which I couldn't interrupt) that I shouldn’t expect a ‘direct’ response. When I explained that I had already sent the email a week ago, I was told that this person wasn’t responsible for it and that I should send a reminder email. This person also hung up while I was in the middle of a sentence (during a 2-minute phone call)!! I also received no response to my reminder email. You would expect that as a real estate agent you should possess some social skills, but that is clearly not the case at Oude Delft Makelaardij... Response to the response of the owner: Thank you for a completely useless response 3 years after my review. My review still stands, the people that I have spoken to were extremely rude. I still have the proof that I contacted you. It seems that you have problems with your database, since you respond to every single 1-star review that they do not appear in your database. Threatening someone that leaves a poor review only confirms my story.

Update, since the real estate agency has finally decided to show up and respond! Should I upload my lease agreement here as a photo? Jeetje, and you also claim that it's not in your database; the incompetence. That will be funny for 'your lawyers' when you present your case 😋

Never signed, because they ask for illegal fees. They are always rude and hard to reach.

I wish I could give them 0 stars. Their office is the only thing that reminds me it's a company, because in all other aspects their negligence, rude attitude and general knowledge were astonishing. Why someone would voluntarily do business with them is a mystery to me. Even before I lived in one of their apartments, they did not respond to emails or phone calls to sign the contract, nor did they send me the registration form from the municipality, while I only had one week to move and had already cancelled my current contract. They absolutely did not inform me that apparently they were closed during that week. Since my friend was already living there, I asked for the landlord's contact details and emailed him directly. When Oude Delft finally reopened, they called angrily saying that communication had to go through the real estate agency. 'If you had only communicated, I could have acted on it.' This comment was not appreciated and there were more angry reactions directed at me. Moreover, their contract contained an unfair administration fee of € 150,-. Naturally I refused to sign until they removed that clause, which they did not do. In the end I lived there until the end of the 'agreement' without ever signing anything. They even called my girlfriend and asked him: 'Who does she think she is?', not knowing that he was my girlfriend, and tried to prevent her from coming to live with me. I had already paid two weeks of rent when the landlord sent me his signed registration form from the municipality. He had signed it directly after my request, but Oude Delft refused to inform me of this. The heating never worked properly. We were the first tenants in the building and had informed Oude Delft multiple times by post and phone about this problem in October, but nothing was done, yet the bills kept coming. In March of the following year I told them that I would deduct the month's rent due to their negligence. They said threats were not appreciated, but eventually apparently a visit from the heating company was arranged, without any further communication from Oude Delft. The problem was never resolved. The friend who replaced me when I moved in never got his deposit back because I hadn't signed and he had to wait a whole year for the reimbursement of a full month's rent, something we often had to follow up on without getting an answer. All in all a terrible experience with a lot of unnecessary stress.

I would definitely recommend them to anyone looking for accommodation in Delft or The Hague.
