Rotsvast Delft & Rotterdam

I would rate them negatively if that were possible. Waste company. They work for landlords and not for tenants. And not for the nice landlords, they seem to only work for the most exploitative, inhumane landlords. They react terribly, they communicate tenants' problems to the landlord, are rude and do not respond when tenants raise major issues with the housing. They are extremely exploitative towards expats/foreign students who don't know the rights of tenants here and have no other choice but to rent small apartments at crazy prices. Stay away from this company!!!! They will never return your deposit! They try to charge you extra when you leave the property! They don't pick up the phone. When we came to the office after waiting a few months for the deposit, we were physically touched and hit by the director of Rotvast! We are going straight to the judge and the police!

I ended up with this agency for temporary rental between two owner-occupied homes. This has been one of the worst experiences I've had in years. The low points: - Contract with unreasonable conditions - Trying to collect municipal taxes where they have no authority - Being late for key handover - Unreachable by phone, connection is dropped - Incorrectly recording meter readings and later claiming far too high consumption - Continuously failing to honor contracts and agreements - Very rude owner. This man sends “get a life” as a response when I point out the various problems. And he doesn't respond when I ask him if this is normal behavior Think very carefully before renting with this agency. There are better real estate agents in the Delft region.

Rots-Fixed has managed our apartment for about 15 years - first for short term and later with tenants for longer periods. We were very satisfied with both their services as well as the quality of the tenants they identified for us. The payment was always on time and the Rots-Fixed staff generally responded quickly - sometimes they did everything possible to provide personal assistance. Emergency repairs were handled quickly, although small maintenance issues sometimes took longer. We would certainly use their services again if needed.

We have contacted several real estate agencies, and Rotsvast Delft was by far the most responsive office. Kevin got in touch with us on the same day and the entire process (from the moment we booked an online viewing to signing the contract) took less than a week. I can wholeheartedly recommend their services (for which they do not charge any fees) if you are looking for a smooth rental process and excellent customer service.

I dealt with two real estate agents when I was looking for an apartment in Delft. With Rotsvast, I had a viewing appointment within an hour, thanks to Kevin who actually read my emails and knew what I was looking for. I really appreciated that. (In contrast to Bjornd, where the agents are so busy on the phone that they barely notice you in their office and you have to wait a week for a viewing appointment.) The studio I just rented is a gem, low rent price, 100 meters from the station and really quiet. I can wholeheartedly recommend this office! This rental company is being saved by Kevin. He is super helpful, responsible, takes you to the right place and does it all with a friendly attitude. I've already rented two houses from him, and that's why I seriously stay with Rots Vast. Both as someone who rents out here in the Netherlands and as a landlord, I would recommend him. However, I know many people who had mixed experiences with Rots Vast in general. Some great like mine and some not so good.

The housing market in the Netherlands (and especially in Delft) is quite complex and often too expensive. Despite this, we have had good experiences with Rotsvast so far, especially Kevin was very helpful! General tips for foreigners: - write your first e-mail in Dutch - also add your pay slips to your first e-mail (or, if you are a student, proof that you can pay the rent) - take into account the expensive housing market in the Netherlands.

After about three months of searching with several agencies, Rotsvast was the only agency that really helped me find a rental apartment that fit within my budget and was on the best location I could ever find. Even the options they offered were much better than those I could find elsewhere. Especially Kevin from Rotsvast has helped me a lot in renting this house in February 2018 and also in transferring the same house to a friend's name when I had to move to a new address for personal reasons in February 2019.

They are not only amateurs, but also scammers! Never hire these scammers! When my friends and I moved in, they did not check at all, and after our departure, they did not return our deposit by making up a number of non-existent things (see the photo)! One bed was broken when we moved in and we repaired it ourselves, and almost all the bedding we bought ourselves! How come they let us pay for things we didn't miss? Moreover, the house was a mess when we moved in, they did not clean it at all! Now they want us to pay for that! We are now considering hiring a lawyer for all these things! I'm posting this to let you know: NEVER TRUST THEM!
