As newcomers to the Netherlands, we had previously used the services of a rental broker, but when we decided to buy a house, we were quite skeptical about the value that a buyer’s agent could offer us. We had already moved twice (to a rental property) in the Netherlands, so we thought we knew enough about the neighborhoods and the housing market to buy independently! When we came across a fixer-upper in a neighborhood we didn't know, we panicked. We hadn't expected to buy a house and then renovate it, and we felt a bit lost about how to position ourselves for the bidding without knowing anything about the area. We called Joeri from Rotsvast Den Haag and he quickly scheduled a viewing so that he could advise and guide us through the process. Although we did the house hunting ourselves before choosing Rotsvast, we do feel that they added value to the process. With their clear pricing structure and market knowledge, they helped us find our ideal home quickly while simultaneously saving money that we could reinvest in renovations. We were prepared to bid significantly over asking price, but thanks to Rotsvast’s advice, we structured our final offer so that we won the bidding process and ultimately spent less than originally planned. The organization of the building inspection, the notary, and the paperwork with the seller by Rotsvast generally gave us confidence that the correct next steps would be taken. And when there were problems (such as a communication issue with the notary, which delayed our signing date by a week), the team worked hard to find an alternative solution. So far I find that they are very insensitive, ignoring important issues and standing 100% on the landlord's side. So as a homeowner that might be nice, but as a tenant it’s terrible.

When we went house hunting in the Netherlands, I thought it would be a challenge to find an apartment to rent in The Hague, given the current situation on the housing market. Fortunately, several recommended RotsVats and Shirley was assigned. She was very helpful and polite. All documents from RotsVast were also provided in English and Shirley was always available to answer questions or address our concerns about the apartment or the paperwork. We came to Rotsvast looking for a real estate agent. Initially, we had good contact and after two appointments, we were supposed to receive a price quote by email for the services. Unfortunately, we haven't heard anything from them since. Despite multiple reminders via email in the following weeks, we received no response. We only got a reaction on the phone, where we always heard that they were working on it and would respond as soon as possible. Nevertheless, we have not received any messages by email after the first appointment. After several months of no response, I sent another email requesting an explanation, but again received no reply. Update: We have now made contact; they said things had been very hectic and apologies were offered. Again, the initial contact was good and perhaps it was an exceptional rush, but it would have been nice to be kept informed.

I arrived in Europe and was looking for a place to rent. It was astonishing that every place I found online was already occupied. I had a very bad experience with real estate agency Rots Vast in Rotterdam. The story began when I heard about the complex (the real estate agency and the building are located in the same complex) from a senior who would be leaving his apartment within a few days (brief background information: I am a first-year international student at a university in Rotterdam). I happened to contact the senior, and he invited me for a viewing. I immediately fell in love with the apartment - it was spacious, had lots of light, and was nicely decorated. I was super enthusiastic about the place, especially considering how difficult it was to find housing right now, and told my future roommate as well. Then the senior gave me the contact details of the complex manager (or real estate agent) and asked me to also inquire formally with him, while he would also tell the agent about us. I emailed, texted, and called the agent, but he didn't respond. I waited about a week (as the senior had advised) and then started slowly losing my patience. By that time, my senior had already moved abroad for his work, so I had to figure this out somehow. Knowing where the office building was (not far from the university), I walked to the office to meet the agent and understand why there was so little communication. My future roommate accompanied me then as well. When we met him, he was very friendly, understood our situation, and was very kind - in short, someone you could trust. He even showed us around the property and told us about the details of the house, the rent, etc. We took pictures of the house and he asked us to email our required documents after which he said he would start with the contract process. He said that the rent would be approximately 800 euros per person (the previous tenants however paid 730 euros each) and that he wanted a deposit of three months because he didn't trust students (the seniors had paid a deposit of two months). We were a bit surprised, as the deposit seemed rather 'generous' even for such a property. The apartment was nice, but the location was quite suburban, so his request wasn’t really justified - after all, who asks for a three-month deposit!? - but since we were desperately looking for housing, we also conceded on that point. He said he would respond to us within four or five days. I went home and sent him all the required documents. Then we waited, and waited, and waited for his response. That never came. I thought maybe he had given it to someone else - but that seemed unlikely, or at least I wanted to believe that, since he had assured us that we would soon sign the contract. They have a wide range of properties. But be careful about the so-called administration costs which they want to split with the tenant. These are hidden brokerage fees and that simply isn't allowed to be asked of the tenant...

One says this, another says something else again, and the appointment changes again the next day. I don't know if they are unprofessional or simply dishonest.

Beware of their so-called ‘administrative costs’, refuse to pay these as this is illegal!
