I was looking for a rental property in The Hague and found Rots-Vast to be one of the more professional and friendly real estate agencies: during viewings, questions about the property were always welcome with Liesbeth, and she was very helpful when I arrived directly to them outside the viewing schedule. Coincidentally, I ended up renting through another agency, but I will wholeheartedly recommend Rots-Vast and for any future housing wishes in The Hague, I will contact them.

So far I find that they are very insensitive, ignoring important issues and standing 100% on the landlord's side. So as a homeowner that might be nice, but as a tenant it’s terrible.

When it came to our house hunt in the Netherlands, I thought it would be a challenge to find an apartment to rent in The Hague, given the current state of the housing market. As expected, it took a lot of time and effort to find a new house. But the Rots-vat team was there for me and tried to smooth things out as well as possible, and I was happy where I ended up.

We came to Rotsvast looking for a real estate agent. Initially, we had good contact and after two appointments, we were supposed to receive a price quote by email for the services. Unfortunately, we haven't heard anything from them since. Despite multiple reminders via email in the following weeks, we received no response. We only got a reaction on the phone, where we always heard that they were working on it and would respond as soon as possible. Nevertheless, we have not received any messages by email after the first appointment. After several months of no response, I sent another email requesting an explanation, but again received no reply. Update: We have now made contact; they said things had been very hectic and apologies were offered. Again, the initial contact was good and perhaps it was an exceptional rush, but it would have been nice to be kept informed.

I've had a very bad experience with Rots Vast bureau in Rotterdam. The story began when I got to know the complex (the agency has the building + the agency’s office in the same complex) from a university student who left his apartment within a few days (small background story - I am a first-year international student at a university in Rotterdam). I happened to contact the senior and he invited me for a viewing. I immediately fell in love with the apartment: it was spacious, had lots of light and was nicely furnished. I was super enthusiastic about the place, especially considering how difficult it was to find housing at this moment, and also told my future roommate about it. Subsequently, the senior gave me the contact details of the complex manager (or agent) and asked me to formally inquire with him as well, while he would also tell the agent about us. I emailed, texted, called the agent, but he didn't get back to me. I waited approximately one week (as advised by the senior) and then started slowly losing my patience. By that time, my senior had already moved to another country for work, so I had to figure this out somehow. Knowing where the agency complex was (not far from the university), I walked over to the office to meet the agent and understand why there was such a lack of communication. My future roommate accompanied me then as well. When we met him, he was very friendly, understood our situation and was quite nice, generally someone you could trust. He even showed us around the place and informed us about the details of the house/rent etc. We took pictures of the house and he asked us to email our required documents after which he said that he would start with the contractual process. He stated that the rent would be approximately 800 per person (the previous tenants paid 730 each) and that he wanted three months’ deposit because he didn't trust the students (the seniors had paid two months’ deposit). We were a bit surprised because the deposit seemed a little too 'generous', even for such a place. The apartment was nice, but the location was quite suburban, so his request wasn't really justified - as9, who asks for 3 months’ deposit!? - but because we were desperately looking for accommodation, we gave in to that as well. He said he would respond within 4-5 days. I went home and sent him all the necessary documents. Afterwards, we waited, and waited, and waited for his response. It never came. I thought maybe he had given it to someone else - but that seemed unlikely, or at least I wanted to believe, since he had assured us that we would sign the contract soon. They have a wide range of properties. But be careful about the so-called administration costs which they want to split with the tenant. These are hidden brokerage fees and that simply isn't allowed to be asked of the tenant...

One says it one way, another says something else, the next day the appointment changes again... Don't know if they are unprofessional or just dishonest.

Beware of their so-called ‘administrative costs’, refuse to pay these as this is illegal!

The telephone operator was arrogant and unfriendly from the beginning and seemed unwilling to help us.
