Purchase condition formulated as the selling broker indicated, afterwards the house was sold for 2k less than our offer. This broker didn't even dare to mention the 'winning bid'. Seems like a friends-and-family system within the brokers' world. Hopefully, the registered bidding will solve this problem in the future.

Initial contact was excellent, followed immediately by a confirmation email regarding the appointment. The property was carefully inspected and measured. Research had already been conducted on surrounding properties and comparable properties in order to justify the selling price. Agreements made are also kept.

Broker Michel made a professional impression and knows the market well. The broker took plenty of time for the 'intake' meeting. Throughout the entire administrative process, we were well guided, sufficient photos were taken of the house and subsequently presented in a beautiful way. We were kept informed of all actions (viewings, results and bids) that followed. No information regarding the house was withheld. Due to the corona crisis, almost all communication went online, as did signing the purchase agreement and executing the deed at the notary's office. We had interest in a property in Sint Joost. Via email we were informed that there were already so many candidates for the property that viewing was not possible for the time being. When we then called Michel Makelaardij the next day and indicated that we were interested for 10,000 euros more than the asking price, we suddenly could come! And within a few days. During this viewing, we had just finished the ground floor when the next interested parties suddenly stood at the door!! We were both very surprised by this. This was also not communicated and felt very unpleasant. Michel and his trainee real estate agent then proceeded to split up the parties and guide them around upstairs vs downstairs. This was really totally unprofessional. It wasn't an open day or anything like that. We got the feeling that they were trying to increase the pressure. The house had considerable deferred maintenance. While this was not visible in the photos and also nowhere mentioned or communicated with us. On questions we had, neither the trainee real estate agent nor Michel himself had an answer. Speaking of preparation. Given the condition of the property and the extra costs, we refrained from purchasing it. The extremely bad experience with Michel Makelaardij was also a decisive factor in that. Be careful if you enter into an agreement with this real estate agent. The photos and advertisement text do not correspond to reality.
