Wij hebben met Eline de Vries een prettig, soepel en effectief proces doorlopen voor wat betreft de verkoop van ons huis.

Ik zie veel positieve reacties van verkopende partijen (en werknemers van het bedrijf) maar veel negatieve reacties van kopers en huurders.. dat geeft in mijn ogen goed weer waar dit bedrijf de prioriteiten heeft. Wij hebben 4 maanden moeten wachten op de afwikkeling van een probleem aan het pand wat wij via deze makelaar huren en nog steeds is er niets gebeurd. Terugbel afspraken worden niet nagekomen en elke reactie op vragen blijft uit. Professionele opzet of zeer onprofessioneel, voor ons maakt het niet uit. Er is niemand bereikbaar en dat kan de mensen bij Leygraaf blijkbaar niets schelen.. Je moet zelf je keuze maken maar voor ons nooit meer Leygraaf.! 1 ster is al teveel

Wat een verademing deze makelaar, we zaten vanaf dag één duidelijk in hetzelfde team. Zonder poespas, zeer flexibel en als ik naar het kantoor belde werd er al opgenomen met Hoi Kim! Er is het hele traject zo fijn met ons meegedacht. Na anderhalf jaar bij een andere makelaar ons huis te koop hebben gehad was deze keer na drie weken de verkoop rond. Wij zijn totaal ontzorgd en zeer tevreden over de communicatie. Absolute aanrader!

Broker Pascal neatly fulfills the bingo card of prejudices that people have about brokers. Just a little too friendly, just a little too arrogant and condescending when he doesn't get his way, in short, a terrible attitude. We wanted to make an appointment to view a house on Korfwaterweg in Petten. A house with an asking price of over 1.3 million euros. Preferably on Saturday if that was possible. And yes, how nice, that was possible but only at 10 am ‘‘s morning. That suited Pascal best because then he could nicely combine the appointment with other viewers on the same day. I did understand that, but 10 am wasn't possible for us. ‘Can’t you leave a little earlier?’ asked Pascal somewhat elevated. No, unfortunately not, but no problem for us, then I will check our agenda to see if we can view together at another time and I will get back to you later on that. Pascal suddenly seemed to want to schedule an appointment with us in his agenda so asked me for our details. Phone number, of course. Email address, agreed. No problem. But also our current postcode and house number. Sorry, what are the postcode and house number needed for? Immediately the atmosphere changed, according to Pascal no one had any problems providing those details and why would I not give them, what did I have to hide? Then Pascal started a condescending sermon in which he told me that he deals in houses in the exclusive segment where his clients have expensive art on the wall. He likes to know who he is showing around. I understand that perfectly well, but that still doesn't give him the right to expect, even demand, that I provide him with our current postcode and house number in a condescending tone. A few minutes after our conversation, I called Pascal back and told him that the phone call had not pleased me at all and that we are moving on. Pascal reminded me of a car salesman a few years ago. That good man had a new model electric car for sale and when asking for a test drive he sneered that test drives were only for customers. He assessed my income and financial position based on his prejudice about young people, just as broker Pascal also wanted to assess our position, among other things, based on our current postcode and house number. Perhaps it is normal for Pascal that potential buyers completely bend to the wishes of the selling broker, but today he had the wrong person. I don’t need to buy his offer, nor do I need to accept his attitude. Also, I don't believe I ever knickered with Pascal, the friendly behavior with the use of my first name in every sentence can also be omitted. The sellers of this property have missed a potential buyer and bidder today, purely due to the attitude of their broker. Update 26-06-2024; Broker Pascal seems to find it chic to emphasize my last name in his response. It shows that discretion is alien to Pascal, discretion is something you would expect in the exclusive segment. @Pascal, don't worry, I’m not bothered by it, perhaps your potential clients or customers are. Wij hebben een zeer negatieve en zeer frustrerende ervaring gehad met Stefan de Vries Makelaars. Wat wij vorige week met Stefan hebben mee gemaakt sloeg werkelijk alles. Dit was geen misverstand of pech, maar een opeenstapeling van loze beloftes, teruggedraaide afspraken en nul verantwoordelijkheid. We kregen een mondeling akkoord over de koop van een woning. Dat akkoord werd vervolgens bevestigd via voicemail, e-mail en WhatsApp. Voor ons was de deal rond. In goed vertrouwen hebben wij direct onze personalia en paspoorten aangeleverd wat nodig was voor het koopcontract, zodat die kon worden opgesteld. We dachten dat we eindelijk zekerheid hadden. Kort daarna bleek dat de woning helemaal niet van de markt was gehaald, terwijl dat wel de afspraak was. Andere geïnteresseerden konden dus gewoon blijven bieden, en dat was ook gebeurd. Er lag ander halve dag later een hoger bod. Volgens de makelaar en verkopers ging het om “man tot man, woord tot woord”, maar dat bleek complete onzin. Dat zogenaamde woord verdween direct zodra er ergens een hoger bod opdook. We moesten het hogere bod maar matchen om de woning alsnog te krijgen. Dat hebben wij gedaan, met de duidelijke mededeling dat wij direct wilden tekenen om dit niet nog een keer mee te maken. Dat kon niet, omdat er volgens de makelaar geen capaciteit was om de koopakte op dat moment op te stellen. We kregen opnieuw de belofte dat er niet nog eens zo’n situatie zou ontstaan en dat we hem nu echt op zijn woord konden vertrouwen. Achteraf gezien was dat wederom een loze belofte. De ochtend erna werden we weer gebeld: de deal ging toch wéér niet door, omdat de andere bieders hun bod opnieuw hadden verhoogd. Opnieuw werd het mondelinge akkoord genegeerd, opnieuw werd het woord teruggenomen. Blijkbaar betekent een akkoord bij deze makelaar helemaal niets. Hij verschool zich vervolgens achter de “juridische regels” en de wensen van zijn opdrachtgevers, terwijl hij zich ondertussen voordoet als een ethisch en correct persoon. Onze ervaring laat het tegenovergestelde zien. In de tussentijd hadden wij, in goed vertrouwen, al kosten gemaakt voor een taxateur. De reactie van Stefan: “daar ga ik niks mee doen.” Geen begrip, geen excuses, geen enkele vorm van verantwoordelijkheid. Dat zegt eigenlijk alles over de manier van werken. Twee keer een mondeling akkoord dat zonder blikken of blozen werd teruggedraaid, telkens nieuwe eisen, en nul verantwoordelijkheid voor de gevolgen. Dit voelt als een onbetrouwbare, respectloze en uiterst onprofessionele manier van werken. Mijn advies aan andere kopers: vertrouw deze makelaar niet en doe geen zaken met hem!!

We had a very negative experience with Stefan de Vries Real Estate. This is the least ethically responsible real estate agent I have ever encountered! On Monday evening, we had an oral agreement on the purchase of a property. This was confirmed via voicemail, e-mail and WhatsApp. We immediately provided all the necessary data so that the purchase agreement could be drawn up. On Wednesday morning, however, we were told that the property had not been taken off the market, which was supposed to be the agreement. As a result, other interested parties could still make offers, and that had happened. There was now a higher bid. According to the real estate agent and sellers, they found “man to man, word to word” and found this a nuisance situation, but we had to match the higher bid in order to get the property after all. 'Man to man, word to word' was therefore quickly thrown overboard. We did that, with the message that we wanted to sign immediately. That could not be done, because according to the real estate agent there was no capacity to draw up the purchase agreement at that moment. We were assured that there would not be another such situation and that we could now really trust him on his word. A day later, we were called again: the deal would not go through anyway, because the other bidders had raised their bid again. Again, the oral agreement was therefore ignored. The real estate agent hid behind the “legal rules” and the wishes of his clients, while he at the same time presented himself as a very ethical and properly acting person. This is therefore totally not the case. In conclusion: because we had agreed immediately and acted quickly, we had already incurred costs for an appraiser. Stefan's quote: 'I won't do anything with that'. My experience: two times an oral agreement that was reversed, each time with new requirements. That feels like a very unreliable way of working. My advice to other buyers: do not trust this real estate agent and do no business with him.
