Stefan is een professionele makelaar met veel kennis van de (lokale) markt. Leidde geĩnteresseerde mensen goed rond en bracht duidelijk de mogelijkheden met ons huis naar voren. Onderhandelen doet hij ook goed en snel dus we zijn zeer tevreden over zijn service.

Het contact met Stefan de Vries verliep uitstekend. Mijn vragen werden snel en goed beantwoord. Ik heb echt het idee dat Stefan het maximaal haalbare verkoopbedrag eruit heeft gesleept en ben hem daar zeer dankbaar voor. Ik zou deze makelaar van harte aanbevelen en ga ook bij mijn volgende verkoop weer met hem in gesprek.

De communicatie was duidelijk en we hebben snel kunnen schakelen. Stefan is professioneel en geeft ook zeker eerlijk advies. Dat was voor ons heel waardevol!

Wij hebben een zeer negatieve en zeer frustrerende ervaring gehad met Stefan de Vries Makelaars. Wat wij vorige week met Stefan hebben mee gemaakt sloeg werkelijk alles. Dit was geen misverstand of pech, maar een opeenstapeling van loze beloftes, teruggedraaide afspraken en nul verantwoordelijkheid. We kregen een mondeling akkoord over de koop van een woning. Dat akkoord werd vervolgens bevestigd via voicemail, e-mail en WhatsApp. Voor ons was de deal rond. In goed vertrouwen hebben wij direct onze personalia en paspoorten aangeleverd wat nodig was voor het koopcontract, zodat die kon worden opgesteld. We dachten dat we eindelijk zekerheid hadden. Kort daarna bleek dat de woning helemaal niet van de markt was gehaald, terwijl dat wel de afspraak was. Andere geïnteresseerden konden dus gewoon blijven bieden, en dat was ook gebeurd. Er lag ander halve dag later een hoger bod. Volgens de makelaar en verkopers ging het om “man tot man, woord tot woord”, maar dat bleek complete onzin. Dat zogenaamde woord verdween direct zodra er ergens een hoger bod opdook. We moesten het hogere bod maar matchen om de woning alsnog te krijgen. Dat hebben wij gedaan, met de duidelijke mededeling dat wij direct wilden tekenen om dit niet nog een keer mee te maken. Dat kon niet, omdat er volgens de makelaar geen capaciteit was om de koopakte op dat moment op te stellen. We kregen opnieuw de belofte dat er niet nog eens zo’n situatie zou ontstaan en dat we hem nu echt op zijn woord konden vertrouwen. Achteraf gezien was dat wederom een loze belofte. De ochtend erna werden we weer gebeld: de deal ging toch wéér niet door, omdat de andere bieders hun bod opnieuw hadden verhoogd. Opnieuw werd het mondelinge akkoord genegeerd, opnieuw werd het woord teruggenomen. Blijkbaar betekent een akkoord bij deze makelaar helemaal niets. Hij verschool zich vervolgens achter de “juridische regels” en de wensen van zijn opdrachtgevers, terwijl hij zich ondertussen voordoet als een ethisch en correct persoon. Onze ervaring laat het tegenovergestelde zien. In de tussentijd hadden wij, in goed vertrouwen, al kosten gemaakt voor een taxateur. De reactie van Stefan: “daar ga ik niks mee doen.” Geen begrip, geen excuses, geen enkele vorm van verantwoordelijkheid. Dat zegt eigenlijk alles over de manier van werken. Twee keer een mondeling akkoord dat zonder blikken of blozen werd teruggedraaid, telkens nieuwe eisen, en nul verantwoordelijkheid voor de gevolgen. Dit voelt als een onbetrouwbare, respectloze en uiterst onprofessionele manier van werken. Mijn advies aan andere kopers: vertrouw deze makelaar niet en doe geen zaken met hem!!

We had a very negative experience with Stefan de Vries Real Estate. This is the least ethically responsible real estate agent I have ever encountered! On Monday evening, we had an oral agreement on the purchase of a property. This was confirmed via voicemail, e-mail and WhatsApp. We immediately provided all the necessary data so that the purchase agreement could be drawn up. On Wednesday morning, however, we were told that the property had not been taken off the market, which was supposed to be the agreement. As a result, other interested parties could still make offers, and that had happened. There was now a higher bid. According to the real estate agent and sellers, they found “man to man, word to word” and found this a nuisance situation, but we had to match the higher bid in order to get the property after all. 'Man to man, word to word' was therefore quickly thrown overboard. We did that, with the message that we wanted to sign immediately. That could not be done, because according to the real estate agent there was no capacity to draw up the purchase agreement at that moment. We were assured that there would not be another such situation and that we could now really trust him on his word. A day later, we were called again: the deal would not go through anyway, because the other bidders had raised their bid again. Again, the oral agreement was therefore ignored. The real estate agent hid behind the “legal rules” and the wishes of his clients, while he at the same time presented himself as a very ethical and properly acting person. This is therefore totally not the case. In conclusion: because we had agreed immediately and acted quickly, we had already incurred costs for an appraiser. Stefan's quote: 'I won't do anything with that'. My experience: two times an oral agreement that was reversed, each time with new requirements. That feels like a very unreliable way of working. My advice to other buyers: do not trust this real estate agent and do no business with him.

Stefan is not only a real estate agent, but also an expert in construction. I found it appealing that he did not immediately state how it should be done upon first contact, but first inspected the entire house, compared it with other houses on the street, and then more or less thinking aloud came up with a plan of action.

The communication can be better. If there has been a viewing, it's nice if you are kept informed. And not much later the same day, or the next day.

I thought we had reached an agreement until I received a phone call that the house had been sold to someone else. During the phone call, I heard a woman laughing in the background.
