The team has helped me from the beginning, special compliments to Elisa and Annemarije for their professionalism. Overall, the rental process took less than a week, from the first e-mail to signing the contract. They have always solved all possible problems that may arise during the process and provided an excellent service!

I am not satisfied with this agency and would not recommend them. They respond extremely slowly to requests from their tenants and when they do respond, they have a bad attitude. During the winter, the building's central heating boiler broke down. After repeated requests to repair it, it took more than a month before it was repaired and in the meantime, they refused to provide me with an electric heater, making my studio very cold. Finally, the refund of my deposit also did not go smoothly. I handed over my apartment clean, empty and without damage and after being told that my deposit would be refunded within 2 weeks, it happened more than 4 weeks later and I was euros short, without any justification.

I request everyone who is interested in renting from this company to stay away. This company has no respect for its tenants and charges unlawfully high rents, while also charging screening costs which are equally unlawful. They do not respond to requests to lower the rent and stretch time. They abuse their position of power to exploit non-Dutch tenants who do not know their rights by placing them in small studios and asking more than 700 euros for 21 shameful square meters. Because this company has not complied with my requests for a settlement that would respect my rights as a tenant under Dutch law, I am now considering legal action against this company. Edit: After the lawsuit I won, I received over 9000 euros back from this landlord for the illegal rent they demanded from me.

Called more than 10 times to extend the contract but every time they say next week and I hear nothing on email. I have also sent multiple times, I just think they are bad brokers. I hope the landlord doesn't work with another broker, they don't want to pay even one day late.

Very bad experience with this company. They do not respond to emails and fail to honor agreed promises. I had to wait 3 months for the refund of the deposit for my shop building. When it was finally paid, it turned out to be deposited into another tenant's bank account. Unbelievable! I would not recommend this company.

Hello, very dishonest real estate agent, be careful, these are scammers. Extremely bad and arrogant attitude! They do everything to not return the deposit, they try to charge all sorts of costs to the tenant. After two years of renting we handed over the house as we received it, and since then they are only looking for an unreasonable reason to not return the deposit. In short, scammers! My advice is to have nothing to do with this office! Hello, it's been two weeks since I left the house! According to the law you must return my deposit within two weeks!!! During that time you have not sent me a damage report and a report from the washing machine technician! If you do not return my deposit within two days, we will start legal proceedings and see you in court!!!!!!!!!!!!!

I just want to thank Eliza and Anne Marije. From the first contact, they were interested in my situation and recommended a house that met my needs. The communication was smooth and efficient, despite the language barrier. Thank you for your patience and kindness in removing all my doubts. We signed all the contracts with the homeowner in record time. We documented the details and they offered to help us with hiring services, and to inform and guide us about recycling, taxes, and even shops to buy furniture. Although they say that renting a house here in the Netherlands is a problem due to the difficulty level, I would say that SMART WONEN is the solution.

After about 4 months I strongly advise against Smart Wonen. Contact with them is very difficult. First of all, they simply do not respond to e-mails. Unless you are looking for a rental property, in which case that stops as soon as you sign your contract. In our case Smart Wonen is not the owner of our apartment. They act as a buffer between me and the owner, so they remain anonymous. The result is that everything 'must be discussed with the owner', which makes everything take even longer. Everything they do to the house is as cheap as possible and of poor quality. I did not give them the lowest rating, because ultimately they do solve problems. If something is broken, they fix it. It just takes a lot of time and effort to get it done. They meet the absolute minimum of a somewhat responsible landlord.

I rented a room from Smart Rental Living in Valencia for a month and normally I don't write reviews, but this one deserves it. The communication went smoothly, they always responded very quickly to my questions and needs and made sure everything was in order. I once lost my keys and they arranged a new set of keys for me the same day. Every time I visited their office in the city, I felt very comfortable and welcome. It was a fantastic experience to find a room as an international student. You don't have to have roommate conversations or anything like that. Just go to the viewing and if you like it, you can get the room. That saves a lot of time and hassle with busy schedules. A great advantage is that they don't care where you come from and what language you speak.

Update (2021): Very quick and friendly move. The deposit was returned fairly and on time. Well done Smart-Wonen. 2019: Very unfriendly and unhelpful staff. They do not respect their customers. The electric boiler in my house broke down in winter and this company absolutely did not want to help. After following up the problem more than 20 times and sending multiple emails, they sent someone to repair it. We were without proper heating in our house for more than a week. Every time we call this company for a problem, it takes more than a week before they find a solution. Their answer is that we need to get permission from the homeowner to have it repaired, who apparently doesn't want to pay a cent to solve the problem of his tenants. The staff of Smartwonen don’t like helping. If you call them after two days to follow up, their answer is that they can’t do anything more and that you are rude for calling them a second time! (2020): Recently we have had a problem with the drain of the sink in our kitchen, which is blocked. It has been more than a week now since we could no longer use the sink to wash our dishes and turn on our washing machine and dishwasher. Again, the answer from SmartWonen is that they cannot solve the problem any faster. Their answer is that they have sent a form with a request to a company, and that the company has still not responded!!! When I ask them to call the company, the employee of SmartWonen (namely Elisa) says that it is rude to ask her to call them!!!! I strongly advise against SmartWonen. We previously had another contractor for our house (Twents Vast) who was very friendly and helpful.

I had excellent support from Smart Living during my move to the Netherlands. They helped me with everything and the rental process went very smoothly.

Internationals, be aware! Smart Wonen is trying to scam people who don't know their rights. I rented an apartment through Smart Wonen. The viewing and signing of the contract went well and I was very satisfied with it. After living there for a few months, the landlord told me that I had to move out. Because I knew my rights and Dutch tenant protection, I refused. Afterwards, a number of emails from Smart Wonen followed, which shamelessly lied to me by post and tried to intimidate me. First they tried to tell me that my contract was for a fixed period, which was not the case. I speak Dutch, and the contract, which was drawn up in Dutch, clearly had the title 'Huurovereenkomst voor onbepaalde tijd' (Rental Agreement for an indefinite term). Subsequently, they claimed that the contract had a duration of 12 months, which was almost over, so according to Smart Wonen the landlord could terminate the rental agreement. Again this was a lie of theirs, because in the contract there was a minimum period of 12 months, which only means that the contract cannot be terminated before those 12 months, but does not automatically end after the first 12 months. After I pointed out to them that their statements were incorrect and that I was familiar with Dutch rental law, they sent no new emails or contacted me in any other way. The real estate agent of smart wonen outright lied to me by email to persuade me to waive my rights in favor of the landlord. They tried to intimidate me in the hope that I would not know my rights. Do not do business with smart wonen!

We rented a house through smart living and found it to be a very positive experience!

The rental process went quickly, but afterwards there was very poor communication, especially regarding the return of the deposit. It turns out costs were deducted without fault of the tenant. My mother, who is 81 years old, was locked outside due to someone else's fault on the balcony and then a locksmith had to come. The costs were acknowledged and therefore not reimbursed; in fact, costs were deducted from the deposit because another lock had to be installed afterwards. Again, there was no communication about this. After waiting for over 6 months, calling and emailing, I finally received the deposit minus the deducted costs. However, without any form of communication explaining why the refunded deposit was lower. The staff were helpful on a second occasion; we were able to pick up a spare key during the weekend.

Smart Living scammed us by making us pay 99 euros in screening costs before we could receive the keys to the apartment.
