Wij hebben de afgelopen 4 jaar ons huis verhuurd via Rotsvast. In die jaren hebben wij een prima samenwerking ervaren. Bedankt voor de fijne samenwerking!
Ik kan Rotsvast Gouda werkelijk aan iedereen aanbevelen! Ze hebben eerst jarenlang het beheer van mijn woning tot in de puntjes verzorgd en aansluitend de verkoop uiterst succesvol afgerond. In het bijzonder wil ik Pim en Thomas bedanken. Hun aanpak is niet alleen ontzettend professioneel, maar ook heel persoonlijk en proactief. Je merkt aan alles dat ze bovenop de zaken zitten. De communicatie was helder, de lijnen kort en het ontzorgen was compleet. Zoek je een makelaar of beheerder in de regio Gouda? Zoek niet verder. Dank mannen voor de top service!
We approached Rotsvast just a few days before our departure abroad (ca 2 weeks). They could quickly come to our home to explain their process and also quickly bring in the professional photographer. Ca 4 weeks later they had 3 candidates for us, where they either did a financial check or asked whether those people could pay the rent in advance. When we had questions via email from abroad, she responded quickly and adequately. They are honest and follow through on what they say. They also charge a fair price. In short, a recommendation!
Rotsvast is a pleasant company. They respond quickly to questions or complaints you have as a tenant and also proceed quickly to action. For example, when I didn't have hot water in my shower, this was resolved very quickly.
(Dutch) As a landlord, I have rented out my property for 4 years, from July 2020 to July 2024, via Rotsvast. During that period, I was impressed by their professional and reliable management. For example, they check the creditworthiness of tenants via Huurcheck Nederland to select reliable tenants for the landlord. They send a repairman quickly to carry out repairs and keep the property in good condition (of course, the costs are always for the landlord). I highly value their services.
I rented an apartment through Rotsvast Gouda. The communication always went smoothly, and all appointments were kept. I am very satisfied.

The email is not answered or several weeks later. Pim is very unprofessional and rude to his tenants. I received a reminder immediately after they said payment was late, however it was neatly on time automatically transferred. My complaints regarding the maintenance of the property were not taken seriously. There is a large moisture problem in the house, with mold growing on the walls. My wife has respiratory problems and we are simply brushed aside, just buy a dehumidifier, you are told. Outright scandalous!
Beste heer Brown, Het is geenszins de bedoeling dat huurders niet gehoord of geholpen worden, en al helemaal niet dat bewoners in een woning verblijven met vochtproblemen. Helaas komt uw naam nergens in onze bestanden voor en hebben wij op kantoor geen actuele meldingen van vochtproblemen ontvangen. Wij zijn u van harte van dienst en willen u vragen via het daarvoor bekende portaal een melding te doen bij onze technische dienst. Vanzelfsprekend zullen wij zo snel mogelijk actie ondernemen. Om de snelheid er in te houden bent u tevens van harte welkom om ons direct te bellen op ons kantoor via 0182-591900 voor overleg. Woorden als 'haal maar een vochtvreter' zullen door onze medewerkers nimmer worden uitgesproken als het gaat om een serviceverzoek van onze huurders. Recently, we found our new home through Rotsvast; we are satisfied with the course of the process. The agreements were kept correctly and we are happy with our choice.
Very negligent company. We have to wait over half a year for outstanding TTB (energy) reimbursements. They do not respond at all or react late to questions asked via email, which makes them negligent in handling tenant inquiries or complaints. Regarding the TTB (energy) reimbursement, it was handled very carelessly. After sending my question about this matter, providing documents clearly showing that we as tenants were entitled to it, I was told by the owner of the Gouda branch that the tenants were not entitled to it, after which I again stated via email that we were indeed entitled. In response to this email, I received from the owner of Rotsvast: ''Carefully read the article you forwarded and draw your own conclusions''. The TTB reimbursement amounted to over €1500,- for which I constantly had to chase up, and if it were up to the owner of Rotsvast Gouda, we as tenants would not even be entitled to it. I noted that the payments were not fully paid out, and I therefore wonder whether this company would inform me of this themselves. Furthermore, during the final settlement, €425,- was charged under the heading of extra provisions, without explanation. Upon inquiry (again after repeatedly insisting on a response via email), it appeared to be a calculation from the year before, which is extremely sloppy. Administration totally NOT in order! And there are many more examples that I can provide that are not clean regarding this branch. Avoid hassle and stay away from this party.
If you contact them to arrange a viewing, they tell you that they will let you know when it is possible to view, then they don't honor that, they never contact you which makes you wait with the thought that they will get back to you for a viewing, and if you eventually contact them, they have already rented out the house, causing you to wait all that time with the thought that you can still view and possibly rent the place.

Scammers, they don't honour their agreements. They make you pay extra for ridiculous things. They even try to siphon off extra money, even if you’ve always been a good tenant.
My property was rented out very quickly to good candidates, and I've already had pleasant tenants for years, thank you!
