After the death of my mother, I had to sell a house for the first time in my life...I had no idea but was wonderfully helped by Sam Fares. Honest, clear and patient. I couldn't have imagined a better realtor! Grateful.

Appointment made for a viewing, which went well. Ultimately, a bid was submitted. We were to hear back on Friday if we had been selected. But no response. When we call the real estate agent, we get an arrogant young man on the phone who tells us 'oh no sorry the house has already been sold'. A little later, we receive an email from the relevant female real estate agent stating that 'we' as the purchasing party would withdraw from buying the aforementioned house. Strange company and completely not transparent.

On March 3rd, I submitted a viewing request for a house in Groningen. Subsequently, I received a message stating that the viewings were full. I responded as follows, insofar as it is relevant: 'Regrettable message. As a selling broker, you are an executor and therefore obligated to optimally serve the interests of your client, the principal. The principal's greatest interest will be to receive the highest possible sale price for the property; after all, this is not charity. When you make a selection in accepting viewings by only looking at how quickly someone responds, you cannot optimally serve the interests of your client. How do you know that someone who responded later will not be a serious buyer? My intention was to go 30/40% over the asking price, but thanks to this practice, I certainly won't be doing that now. I will not buy a house where I have not been allowed to look at it at least once. It would enhance your practice to actually serve the interests of your client and not only take into account your own earnings model (selling as quickly as possible and reaping a premium). I understand that planning viewings with corona measures is difficult, but I suspect that your client would gladly have made room if he or she were to receive tens of thousands of euros above their asking price.' Upon further reflection, I realized that perhaps a certain number of viewings had been agreed upon with the client, which is possible. In that case, it was not overly enterprising on the part of the selling party. Even then, the broker must properly inform his client; otherwise, the selling party has let a serious buyer slip away. It is also deplorable that I still haven't received a response. Therefore, no explanation can be given about this. The reason I am writing this reaction is because I have not received a response to my last email and because there is clearly something wrong with the transparency of (parts of) the Groningen brokerage industry, which this firm apparently participates in.

Rental applications are not carefully reviewed and if you therefore do not qualify, they don't even let you know. Promises to call back are also not kept. The nicest thing was that after responding to an application for a home, a data leak occurred through this real estate agent, causing hackers to obtain personal data. I had already received the spam emails (where there were attempts at fraud) long before the real estate agent issued a message about it. Weeks later, I am still receiving spam emails/phone calls because of this. Well thanks.

The guidance from start to finish, from preparing the property for sale to finalizing the sale, is done in a pleasant and involved manner. This real estate agent knows their field and is expert.
