🪄“Dubbel op Funda, half werk in service…” 👉🏻 Ovida Makelaars Venlo – ontstaan uit de fusie van Burgstate en Boek & Offermans – leek op papier een mooie stap. In de praktijk leverde het bij ons vooral verwarring op. Door de samenvoeging stonden woningen op Funda ineens dubbel of zelfs opnieuw als “nieuw aanbod”. Gevolg: een appartement waar wij al een technische keuring voor hadden gedaan (en waar volgens de verkoper weinig animo voor was) werd opeens weer “hot”. 🔥 🫣 Toeval? Misschien. Handig? Zeker niet voor kopers. ❌Wat verder opvalt: bij de verkoop van appartementen zet Ovida blijkbaar niet hun meest ervaren makelaars in. Redenering lijkt: “die verkopen zichzelf wel.” En dat is natuurlijk zo. In de huidige markt is er altijd een koper bij die het niet zo nauw neemt met zijn onderzoeksplicht of met de meldingsplicht van een makelaar. 🤫 Bij ons bleef het opvallend stil wat antwoorden betreft en waren alle appartementen ‘uit de verhuur’ en dus waren vragenlijsten niet of nauwelijks ingevuld. Waarom de verkoper niet even laten navragen aan zijn voormalig huurder? 🤔 Spoiler: voor wat men niet weet kan men niet aansprakelijk worden gehouden. ⏰ Antwoorden bleven uit, documenten lieten op zich wachten en ondertussen tikt de tijd door. 😱 Voor kopers die serieus onderzoek willen doen en een goed bod willen voorbereiden, is dit gewoon lastig werken. Transparantie en snelheid zijn geen luxe in deze markt, maar noodzaak. 💫 Kortom: Ovida Makelaars Venlo heeft potentie, maar mag echt nog stappen zetten in communicatie, dossierbeheer en het serieus begeleiden van kopers. Ik zou echt niemand Gijs Wolters als makelaar aanraden. Ik voel me erg bedonderd door zijn voorstelling van zaken. Het lijkt erop dat hij feestjes belangrijker vindt dan zijn klanten. Zelfs als er door zijn toedoen rekeningen openstaan, probeert hij ze bij de verkeerde partij te verhalen. Waardeloos

Our sales broker was excellent, expertly marketed and sold our property. Unfortunately, he switched employers just before the transfer date, and some corners were cut as a result. The broker who took over our property visited for the first time on the day of sale, without any attention to the buyer or us as sellers, did not accompany us to the notary, and the 'for sale' sign was still in the garden a month later, which we had to follow up on ourselves.

Renée is a professional real estate agent with a personal touch. Expert guidance when selling the home of a deceased family member, with understanding for the situation and circumstances. Communication via email and later WhatsApp was accessible and smooth. Had a few minor issues with the Move online sales portal, but this is probably more an exception than the rule. I would definitely recommend Renée if you want to sell a property in Limburg.

Op 15 augustus 2025 vroeg makelaar Timon Dols (Arvalis) ons om €13.000 boven ons bod te bieden, met de toezegging dat de woning dan aan ons gegund zou worden. Nog diezelfde dag ontvingen wij van hem per e-mail de bevestiging: “Conform telefonisch onderhoud bevestig ik hierbij jullie aankoop van de woning.” ’s Avonds volgde opnieuw een telefonische bevestiging dat “het wel goed kwam met openstaande punten”. Tot onze verbazing werden wij daarna volledig buitengesloten van de communicatie. Op 21 augustus belde hij met de mededeling dat de woning tóch aan een andere koper was gegund. Op onze formele klachten richting de makelaar én de directie van Arvalis is tot op heden geen inhoudelijke reactie gekomen. Feit: wij hebben op verzoek ons bod verhoogd, kregen schriftelijke en telefonische bevestiging van de aankoop, maar werden daarna genegeerd en buitengesloten. Wij delen dit zodat anderen weten hoe hier met kopers wordt omgegaan.
