Negative experience as a tenant with them for 8 months. If you plan to get a room with them, be prepared to have your contract/legal costs for your room checked by hurteam zuid since there are more than 10 people (multiple properties). I know they were scammed by them for ridiculous service fees, deposit costs, cleaning costs, etc. My advice is to accept the accommodation, sign your contract and contact huurteam zuid to get back the money you have been scammed out of! Most of these five-star reviews are fake or come from landlords who like to exploit their properties and scam students.

Good experiences with SMITS Real Estate.

I had a very positive experience with SMITS. I contacted Bo directly to find an apartment and she responded quickly. I used their first dibs service, paid a subscription of 25 euros for VIP access to the latest properties and within a few days I was contacted with the perfect apartment at a lower price than what I found on other sites. Although the place wasn't completely clean/finished when we arrived, this was a small price to pay for it coming with a brand new kitchen, new furniture and a new washing machine/dryer. We were also pleasantly surprised by the large garden that came with it. Overall, I would definitely recommend this agency above all others in Maastricht. You immediately notice that they maintain a high standard, which is noticeable in the friendly staff and the beautiful office.

My experience with SMIT. Real Estate was only positive. When I was first selected from the group of applicants as a tenant of the room where I currently live, the agency made the process simple, fast and efficient. The room I moved into was exactly as advertised, clean and functional. The agency has good communication with tenants, either via email or through a specialized portal where tenants can report complaints. Thus, minor defects around the house such as some electrical problems in the kitchen or a small leak in my sink were resolved within a week. The people who work at SMIT respond quickly and act swiftly.

I can only recommend Smits Vastgoed. They respond very quickly and offer excellent service everywhere.

A quite strategic location, very close to supermarkets, a bus stop right in front of the property, Maastricht University is a 12-minute walk away and a good cooperative management team!

I would advise everyone not to rent through this real estate agency, as they work with shady landlords. The agents seem very nice and helpful until they actually have to do something for the tenant and not for the owner. The landlord has not refunded service charges for over 6 months and the real estate agency has not helped me with this. Moreover, the landlord did not return the deposit 2 months after the contract ended and of course the agency is not helping us and lawyers had to be involved. Scummy agency that works with scummy landlords.

SMITS real estate has very dubious service charges. For this recent apartment (see screenshot) that I requested, they asked for 1100 euros for a room of 22 m² and 700 euros for service costs. There was no transparency about what I was being asked to pay for the 165 euro/month 'service' costs or why a washing machine costs 65 euros per month to maintain. For context: landlords can only request 1/60th of the cost of an appliance, which means the washing machine should cost 3900 euros to justify a fee of 65/month. SMITS was not clear about this. Also, there were 250 euros for the worn table, cupboard, sofa and leather chairs from a thrift store. Definitely apply for their properties, but make sure you are familiar with the Rental Committee. Smits is also regularly mentioned on Reddit due to their ridiculous service charges.

Generally, I have very good experiences with SMITS. They manage a number of very beautiful buildings in Maastricht and the surrounding area. I rented an apartment through them for 4 years, at a very reasonable price for that entire time (for example, they did not increase energy costs after the enormous rise in energy costs in 2022). They responded quickly when something was wrong. Ultimately, they also safely returned my deposit. I definitely advise you to contact them if you are just starting out on the job market and looking for a one-person apartment

Very unprofessional attitude in general, from preparation, viewing, communication to handling. A very arrogant and disrespectful attitude.

The worst agency you can possibly imagine, I strongly advise to stay away from Smits at all costs. Initially they seem polite and friendly, but when your rental agreement expires, be prepared for rudeness and ignorance. We only received our deposit back after contacting a lawyer, so if you are unlucky enough to rent through this agency, know that the law is on your side, while this agency never is. Very disappointing experience. It's a shame that such an unprofessional and rude agency like Smits exists in such a beautiful city as Maastricht!
