Negative experience after being a tenant for 8 months. If you plan to rent a room from them, be prepared to have your contract/legal costs for your room checked by Hurteam Zuid, as I know that more than 10 people (multiple properties) have been scammed by them with ridiculous service charges, deposit, cleaning fees, etc. My advice is to accept the property, sign your contract and contact Huurteam Zuid to get back the money you were scammed for! Most of these 5-star reviews are fake or come from landlords who like to exploit their properties and scam students.

Good experiences with SMITS Real Estate.

I had a very positive experience with SMITS. I contacted Bo directly to find an apartment and she responded quickly. I made use of their first dibs service and paid a subscription of 25 euros for VIP access to the latest properties. Within a few days, I got the perfect apartment at a lower price than I found on other sites. Although the property was not completely clean/finished when we arrived, this was a small price to pay for having a brand new kitchen, new furniture and a new washing machine/dryer included. We were also pleasantly surprised by the large garden that came with it. All in all, I would definitely recommend this real estate agency above all others in Maastricht. You immediately notice that they maintain a high standard, which is evident in their friendly staff and beautiful office.

Toen ik werd geselecteerd uit de kandidatenpool voor de kamer waarin ik nu woon, verliep het proces via het makelaarskantoor gemakkelijk, snel en efficiënt. De kamer waarin ik ben getrokken, voldeed volledig aan de beschrijving: schoon en functioneel. Het makelaarskantoor communiceert goed met de huurders, zowel via e-mail als via een speciaal portaal waar huurders hun klachten kunnen melden. Kleine problemen in huis, zoals een elektriciteitsprobleem in de keuken of een kleine lekkage in mijn gootsteen, werden bijvoorbeeld binnen een werkweek opgelost. De medewerkers van SMITS reageren snel en handelen adequaat.

I advise everyone not to rent through this agency, as they work with disreputable landlords. The brokers seem very friendly and helpful, until they actually have to do something for the tenant and not for the owner. The landlord has not repaid service charges for more than 6 months and the agency offered me no help whatsoever. Furthermore, the landlord did not repay the deposit two months after the end of the contract and, of course, the agency offers no help at all and lawyers had to be involved. A disreputable agency that works with disreputable landlords.

SMITS real estate agents operate with very dubious service charges. For this recent apartment (see screenshot) for which I applied, they asked for 1100 euros for a room of 22 m² and 700 euros in service costs. There was no transparency about what I had to pay for the 'service costs' of 165 euros per month or why a washing machine costs 65 euros per month to maintain. For comparison: landlords are only allowed to charge 1/60th of the furniture value, which means the washing machine should cost 3900 euros to justify a fee of 65 euros per month. SMITS was not clear about this. They also asked for 250 euros for the worn-out table, closet, sofa and leather chairs from a thrift store. Feel free to apply for their properties, but be sure to investigate the Rental Committee. Smits is also frequently mentioned on Reddit due to their ridiculous service charges.

Generally, I have very good experiences with SMITS. They manage a number of very beautiful buildings in Maastricht and the surrounding area. I rented an apartment through them for 4 years at a very reasonable price during that time (for example, they did not increase energy costs after the enormous rise in energy costs in 2022). They responded quickly when something was wrong. Ultimately, they also returned my deposit properly. I definitely recommend contacting them if you are just starting out on the job market and looking for a one-person apartment.

The worst moving company you can imagine. I strongly advise you to avoid Smits at all costs. At first they seem polite and arrogant, but when your rent is due, be prepared for rudeness and ignorance. We could only get our deposit back after contacting a lawyer, so if you are unfortunate enough to rent from this moving company, know that the law is on your side, while this moving company never does. A very disappointing experience. It's a pity that in such a beautiful city as Maastricht there exists an unprofessional and rude moving company like Smits!
