Hopeless brokers who do not adhere to agreements made, are not transparent, do not share requests from the buyer with the seller and twist facts. If you make comments about this, you will receive a personal email from the owner Rembrant, to tell you that you don't understand it, or that it is your fault - see also the reactions to all other negative reviews. Before choosing a sales or purchase broker, please also look at the reviews of other brokers in Tilburg, this club has more bad than good reviews for a reason. Ps. Leaving a review on Funda can only happen when you are invited to do so by the broker themselves.

Please check the website of the municipality of Tilburg yourself to see how it is arranged and how you (do) adhere to it. Go away with that mess. Unfortunately not satisfied with the service of the company. They regularly deposit undelivered printed matter in our and other mailboxes, while no indication has been given that this is permitted. All other companies do comply with this, except Kin. Now someone from Kin will probably respond below saying that if we don't want unsolicited printed matter, we can report it, but that’s putting the world on its head. Extremely unfriendly and professionalism is nowhere to be found

Incompetent broker Unfortunately you cannot respond when Kin posts a response. But the way people are responding is incorrect. The asking price was your own approach. You want to please the buyers and then, if their method doesn't work, they say it's the sellers' fault. In addition, Kin Makelaars is increasingly appearing on the blacklist of other brokers due to their methods. Kin has an answer for everything, talks a lot but says nothing. More and more negative reactions and trying to make it look good. As I said, incompetent.

It's a shame that some brokers / appraisers put their own clients in a bad light. In addition, an uninterested attitude during viewings and a very defensive attitude towards criticism. Not really the behavior and attitude you would expect from a brokerage firm that should adhere to the NVM code of conduct. Hopefully others have a better experience with this party. Edit: The response does show how highly they think of themselves.

Had contact with the same real estate agent several times (probably an assistant real estate agent) via KIN Tilburg. During a viewing, just standing inside without explaining anything? Not even after multiple friendly requests for explanation/clarification. Wow. No energy/effort/conviction at all. I thought it was an intern. A few years later, coincidentally bought a house from someone who had used KIN as their real estate agent. Unfortunately, I encountered the same employee again. That was already a problem, because they of course work for their own client - the other party in this case - not for me! Perhaps nice if you sell through them, but buying is really not a pleasant experience. One thing is certain, I will never, ever, go to Kin. My friends either. - Thanks for the response KIN. I wrote 'probably' regarding assistant - referring to the professionalism of said colleague. And no, I am not mistaken. Regarding the branch on Bredaseweg in Tilburg, right next to the water tower!

Very bad real estate agency. We bought a house that was sold by this real estate agency. We experienced the worst communication during the process. They did not respond to phone calls or emails. Our realtor could not reach them. There was no clarification whatsoever in the contract, the conditions, or anything else. I would absolutely not do business with them for purchase or sale and strongly advise everyone not to do business with them.

We had great interest in the property in Eindhoven and were busy discussing our potential offer. Our experience during the viewing, however, was downright disappointing. The person who showed us the property gave us little information, limited our ability to properly view the space, and generally gave us an unwelcomed feeling. Unfortunately, the interaction gave us a sense of discriminatory behavior, which significantly influenced our perception of the opportunity. It is better not to give a viewing if you don't want the buyer to look at the house. I experienced racism for the first time with the selling real estate agent.

My experience with realtor Alex was downright bad. During the first viewing, there was immediately an awkward atmosphere. Alex seemed uninterested, showed little enthusiasm for presenting the house to us and was regularly busy with his phone. Moreover, he hardly knew anything about the property. What surprised me most was that Alex didn't seem to make any effort to actually sell the house. You would expect a realtor to commit to achieving the best result for their clients, Alex did not. When we inquired during the viewing as to what was behind a closet and wanted to open it—something customary with a serious viewing—I was addressed in an unprofessional manner and even called ASOCIAL. This was particularly unpleasant and completely diverted attention from the house itself. We wanted to give the house another chance, because the first impression was completely overshadowed by the negative atmosphere that Alex gave to the property. During the second viewing, his attitude was somewhat better, but still his knowledge of the matter was limited. Remarkably, opening closets suddenly wasn't a problem anymore. Although we only dealt with Alex twice, this has left us, as potential buyers, with a very negative impression of Woonhub. We consciously gave the house a second chance, but again our attention was mainly determined by the behavior of the realtor. Based on this experience, I would not choose to sell my own home through him. He exudes little involvement and professionalism and does not seem to prioritize the seller's interests.

Terrible... not a good word for it. Communication and keeping simple appointments are nowhere to be found.

I met Alex, the owner of real estate agency Woonhub, and was impressed by his professionalism and dedication to providing quality service. Based on this, we decided to hire him as our representative for the sale of my house. However, when we officially started the sale, his business partner Marten took over the representation – something I had never agreed to. From the beginning, the process was poorly handled. The property brochure contained several errors, despite us having provided all the correct documentation. Also, the proposed selling price became a point of discussion. Marten insisted on a significantly lower price than what the house was worth, making it seem as if he was only interested in a quick and easy sale rather than closing the best deal in a strong seller's market. Fortunately, my wife and I insisted on a higher price than Marten recommended. Moreover, the information on Funda was completely incorrect, despite us having provided the correct data. Simple but crucial details, such as the year of construction, were wrong, which was enormously frustrating. In addition, I work for a company where many employees are actively looking for a home, so I shared the advertisement internally. Six colleagues responded with interest but experienced problems reaching Woonhub. Some were promised a call back, but that never happened. Although I had explicitly reserved a certain number of viewings for my colleagues, the handling of these requests was unprofessional. Those who did get a viewing complained about Marten’s poor presentation – he refused to show important parts of the house, such as the storage room, the bicycle shed and the meter cupboard. The buyer who ultimately received the assignment also shared her disappointment. She found Marten unfriendly and poorly informed about the property. If it weren't for her father advising her to ignore the bad presentation and focus on the house itself, she wouldn’t have even made an offer. When I discussed these concerns with Alex and Marten, they completely ignored the feedback. But with so many complaints from my colleagues, the buyer and my own experience, it is clear that Woonhub lacks quality and professionalism. To top it all off, Alex came by on the day of the house transfer but didn’t even bring a small gesture – such as a bottle of champagne – not for me, but for the buyer, who was buying her first home. Instead, Alex claimed he would rather send a personalized chocolate house than the traditional champagne. Months later, neither the buyer nor I ever received anything. Another example of their inconsistency. Ultimately, I feel sorry for Alex, who has a terrible business partner, but am also disappointed in him that he committed to being my representative and then passed me on to someone else. The entire experience was frustrating from beginning to end. Poor representation, poor quality of work – absolutely NOT recommended!

WARNING: DO NOT WORK WITH WOONHUB TOGETHER I will describe to you, based on an extensive case, why not. Woonhub is not affiliated with NVM and there's a reason for that. In the past year, I have dealt with Woonhub and am astonished by their way of operating. In March, I saw a fixer-upper for sale in Eindhoven. After viewing the property, I wanted to place my bid. The asking price was €325,000. When I wanted to submit my bid, I contacted Woonhub by phone; I wanted to offer €336,500 without a technical or financial reservation. It was a fixer-upper so there would always be more than €10,000 in defects found. Maarten from Woonhub insisted that I really needed to include a technical reservation, the selling party didn't know the house (family inheritance problems) and therefore didn’t know the condition of the house. Everyone would take a technical reservation and this would only serve so that if real major defects (cracks in building structures etc.) were to occur, you could withdraw from the purchase. I wouldn’t lose the property because of it. Unfortunately, my bid was not accepted; I was curious how much the property had been sold for in preparation for my future bidding process. Woonhub told me that the property had been sold for €305,000. I was naturally extremely surprised by this since my bid was €31,500 higher. Woonhub said that the selling party felt better about the buyer. This is quite striking considering we filled in an online bidding form. I contacted the selling party to inquire whether they were aware of my bid. They were aware of my bid but the selling party told me that they actually only had 1 bid. Woonhub had told the selling party that almost all bids included a technical reservation and that all these bids would expire since more than €10,000 in defects would be found. Except for 1 bid, which happened to be a friend's property flipper of Woonhub’s. During contact with the selling party, they indicated that they would actually prefer to sell the house to someone who wanted to live in it themselves, but they only had 1 bid. They wanted to get rid of the house as quickly as possible; they were dealing with a death in the family which caused much unrest and wanted to leave it at that. About 4 months later, I drove past the house and saw that nothing had happened yet, not even a cadastral change of ownership. I contacted the sellers again to see if the house had been sold and whether anything was still possible. The sale wasn’t going as hoped. The current buyer still had to sell a house through Woonhub (financial reservation). The seller indicated that he would still like to sell the house to me since I would take it without a financial reservation and he could put this unpleasant matter behind him as quickly as possible. He sent me the purchase agreement to see if there was any way out of it. I had this purchase agreement reviewed by a friend who is a real estate agent, and he called me back shocked. He had never seen such a ridiculous purchase agreement. The selling party, dealing with a bereavement, hired Woonhub to sell the house and therefore protect their interests. All Woonhub has done is protect their own interests – not getting the highest bid for the seller. No, all private buyers are directed towards a technical reservation. The friend's property flipper had a much lower bid submitted without a technical reservation, and the sellers were led to believe that all other bids would expire. It’s scandalous how you can scam people like this who are in a grieving situation, purely to be able to sell the property to a friendly property flipper so you can pocket brokerage fees again after renovation. Be careful, do not work with them. There are many good reliable NVM-affiliated real estate agents that you can happily cooperate with.

We sold the house, which was our main goal, period. I think there are better options in Eindhoven, especially if you want to get more for your house.

Unprofessional staff. I called on behalf of the school, which is naturally unpleasant for the person who answers the phone. But this lady didn't even have the decency to let me finish speaking or say anything back. I stated my name and the line was immediately disconnected. Exactly the same thing happened twice. I assumed that the telephone line wasn't working properly or that there was noise. This turned out not to be the case.

Very unprofessional realtor. Not familiar with the house he is selling to us or simply not interested. It seemed like it was his part-time job. We discovered ourselves that there was a heat pump in the house…. Very difficult to arrange the second visit to the house after our bid was accepted. It took us ages to get all the house details and questionnaire. Only after we indicated that we would terminate the deal, were the documents sent to us. (Owners entrusted the sale of the house to the realtor because they did not live in the country). Finally, after a long time, the deal was closed. The realtor came for the final inspection and had to leave very quickly. And only one set of keys was handed over to us. No key for the garden door. We called the office to inform them, they said that they would call the realtor and call us back. This never happened.
