Biemans Makelaardij | NVM - Qualis

We came to Biemans Makelaardij through friends and were very happy with the experience. The real estate agent was knowledgeable, gave clear advice, and kept us well informed. We also appreciated that the viewing days were bundled as much as possible, which provided peace of mind during the sales process. In short: a pleasant and professional experience!

First of all, they refused to participate in an online telephone meeting. So I agreed to meet them in person. Then the address they gave me for the appointment was incorrect... They didn't seem interested in listening to/correcting their mistake. When we met, they acted as if they felt sorry for me. Since my move from 2022, I have been paying my landlord almost €2k per month for a small apartment with serious defects. Still, they advised my landlord to further increase my rent. I've been charged thousands of euros in excess, and it is actually not permitted to pass on VVE costs to a tenant. Their advice is therefore not in line with Dutch law. My landlord has indicated many times that he has “no rush” to sell the property. Biemans however pushed me. They said I had to be quick, otherwise someone else would buy the house... That there are already many people interested in moving... I have a tenancy agreement for an indefinite period. It seems like they are just salespeople looking for the highest bidder. They don't care about you as a person, your rights, nor about 'doing what is best for everyone'. I have spoken with multiple real estate agents, mortgage advisors etc. They indicated that they cannot perform an official valuation of the property AND sell it to me because there is a conflict of interest. But it seems like Biemans does both things for their clients... Which is not allowed. It's strange that in another review it is stated that Biemans doesn’t perform valuations correctly, which confirms my suspicions. Other real estate agents also indicate that an energy label for my property is valid until 2034. Energy labels are always valid for 10 years. This ‘inspection’ is registered on November 7, 2024. But from 2024 it is no longer possible to register an energy label online without a personal valuation. Therefore, someone falsely reported a personal inspection. My landlord doesn't even know about this... I was personally present when he had the last inspection carried out, all the way back in 2022. Biemans is clearly not a reliable company. No accountability. No proof. They simply react aggressively to shift the blame onto someone else. Very unprofessional, with questionable ethics.

When making an appointment, we were greeted kindly. The appraisal was done expertly. Contact was clear. There was understanding for the situation. The sale went well and quickly.

The real estate agent did not accurately assess the market for our property. The support was very minimal, with very few contact moments and hardly any consultation regarding the extremely small number of viewers. We requested a price reduction ourselves after 4 months with only a total of 3 viewers. Only then did 1 buyer appear. Incidentally, no other viewers either.

Contact with the broker Max Biemans went very well. Good and efficient, and the communication also flowed smoothly.

No good experience, poor communication and little information. They cancelled our viewing on the same day with the message that a very good offer had already been made which they could not refuse while it remained listed as available on Funda for a few more weeks. Not worthy of an NVM agent.

We purchased an apartment through Biemans as a selling broker. The handling was very correct and smooth. Biemans helped me with the purchase of a home in 2015 and all my insurance policies are handled here. I am very satisfied with the help from Biemans as a buyer's agent; there were various difficult issues but they took care of everything and delivered on their promises. I also needed the insurance department due to a cancelled vacation, and this was fully reimbursed without any problems. Here is therefore a satisfied customer!

I have a very bad feeling about the impartiality of Biemans Makelaar Oosterhout and especially Mr. Max Biemans. The office was engaged to make an impartial valuation of our home, because it had to be divided or sold due to divorce. The first thing that stood out is the height of the valuation costs which are almost double those of other offices. Also, the valuation is very questionable and does not seem to have been an “independent” valuation. Questions about the valuation were dismissed with the answer “it’s all listed in the report.”
