I had a very negative experience with renting through Border Estate and I strongly advise others to be extremely cautious. I rented from them for three years, and from the beginning it was clear that this office values appearances and online reviews more than the well-being of tenants. Although problems can occur in every rental property, the way Border Estate consistently ignored, denied or mishandled issues during my tenancy was shocking. It gave me as a tenant both a feeling of frustration and neglect. One of the most serious problems I encountered was a mouse infestation. When pest control was finally called, they confirmed that the problem was structural: the wood of my balcony door was rotting and mice were gnawing through it. Pest control explicitly stated that the door needed to be replaced, but Border Estate did absolutely nothing. Despite knowing the cause of the problem, they let me live with mice in my apartment for months, which demonstrated a complete lack of care for the health and comfort of tenants. Another particularly annoying situation was with the heater. When it finally broke down, because it was extremely old and worn out, Border Estate immediately blamed me for causing the damage and even claimed that someone had inspected it while I was not present in the apartment. When I asked them to provide a maintenance report to support this accusation, they ignored me and never responded. As a result, I spent the last two months of my tenancy without a working heater. To make matters worse, they finally admitted at my departure that the heater was indeed faulty, which proves that they had been aware of the problem all along but chose to do nothing as long as I was still living there. I also had ongoing issues with leaks and mold. Water from my upstairs neighbor's bathroom seeped into my walls and caused mold growth. I reported this problem multiple times, but instead of properly repairing the damage, Border Estate simply painted over the mold. This 'solution' did not address the underlying problem and clearly showed that their goal was not to protect the health of their tenants, but to cover up the issue and quickly suppress complaints. On top of these major problems, their approach to maintenance was generally disorganized and unprofessional. Multiple times, employees came into the property without prior notice. Other times I was told to stay home so that people could be let in, but no one ever showed up. The lack of respect for tenants' time and privacy was astonishing. Furthermore, the real estate agency immediately put pressure on me to write a review when I picked up my keys, even before I had moved into the apartment. Another example of how they are much more concerned with their image than actually providing a livable home. It is also noteworthy how misleading their behavior is when it comes to reviews. Border Estate always responds very politely and nicely to negative Google reviews, creating the impression that they are professional and responsive. Ultimately, it's all about controlling how they appear to the public, not about genuinely addressing tenants' concerns. In reality, the real estate agency usually does not really address what is being said when people leave negative reviews, but brushes the complaints aside and shifts the blame back onto the tenant while refusing to admit their mistakes. Overall, my experience shows that Border Estate is a real estate agency characterized by negligence, dishonesty and incompetence. They seem only interested in collecting positive reviews and maintaining their reputation, not in guaranteeing safe, comfortable or fair living conditions for tenants.

(August 2025) We rented a room in Maastricht for our daughter, paid everything on time and arrived from abroad expecting to get a clean and move-in ready room. Instead, the room was dirty (stained walls, food remnants, cosmetic remnants), damaged (holes in the door/walls) and missing items (including a mattress we had agreed to keep and a table that was in the advertisement). Despite having 48 hours to upload photos via their portal, we never received login details, making it impossible to comply with this. To make matters worse, the rental agreement requires tenants to leave the property freshly painted (with a specific paint), undamaged, clean and smoke-free, otherwise we risk costs. Border Estate however handed over the room in the opposite condition, clearly showing a double standard. Our daughter was without accommodation just before the start of her academic year, forcing us to stay in hotels for weeks at significant extra costs. Although Border Estate and the owner eventually reimbursed the rent and deposit (€ 1.703,23), this did not cover the hotel bills or the stress and inconvenience caused. The rental agency claims they arranged for cleaning and repairs after we filed a complaint, but this is irrelevant. A property must be clean and functional when handed over to the tenants, not days later, and certainly not after the tenant has already been left without accommodation. A reimbursement, although appreciated, does nothing to change the fact that the room was uninhabitable upon handover. Our experience shows that tenants cannot rely on Border Estate to deliver the rooms as promised, nor do they take responsibility for the consequences if they don't. Proceed with extreme caution.

Avoid Border Estate if you value professionalism, punctual maintenance, or basic respect as a tenant. We've been renting through them for a while now and the experience is consistently disappointing, to the point of being frustrating. ▪️Maintenance takes months: Every reported issue drags on endlessly. For example, we had to wait three months for them to repair a broken microwave, all while paying their already high rent in full. ▪️Serious problems ignored: We are currently experiencing a terrible smell coming from behind the built-in refrigerator and dishwasher. It smells like sewage or a dead animal, a potential health hazard. We reported it immediately. Two days later: no action, no response. When I called the so-called emergency number, I was essentially told that 'smell is not an emergency'. I then went to their office in person: Friday afternoon, coffee, music, employees going to bed early instead of working. They told me they 'couldn't do anything' because they were about to close. They had two full days to call a technician, but apparently answering the phone is too much to ask. ▪️Gaslighting and unprofessional behavior: This company excels at dismissing and gaslighting tenants. One of their employees openly told us that resolving issues takes longer now because they 'have to make an appointment'. The reason? We previously had to involve a lawyer when they tried to enter our apartment without our permission, which is illegal in the Netherlands. After the letter from the lawyer, they suddenly remembered the law and started asking for permission. But now it feels like they are punishing us for protecting our rights by deliberately delaying repairs. ▪️Two-sided communication: Initially, an employee seemed empathetic and professional when I explained the smell problem. As soon as another employee came in, the tone changed completely. Suddenly we were treated as 'problem tenants' and the entire conversation turned into gaslighting and deflection. Border Estate is unprofessional, unresponsive, and disrespectful to tenants. They quickly take your money, but when it comes to urgent maintenance, health hazards, or even basic communication, they leave you hopelessly stranded. If you value your health, your time, and your peace of mind, avoid renting through them at all costs.

Border Estate is the most unprofessional rental company we have ever dealt with. Repairs drag on for months, urgent problems are brushed aside, and tenants are treated dismissively or even hostilely. They quickly collect rent, but consistently fall short in the basic principles of maintenance and respect. Save yourself the stress and look elsewhere.

During my two years with Border Estate, I had a very pleasant stay. They are friendly and well-organized. They resolved everything that was needed very quickly. Great service.

Deadlines that stretch across the continent are always a challenge... especially when you have to make a decision about an apartment without having seen it and the landlord never came by! Do NOT rent from these kinds of people. They brush you off when there are problems and then try to mislead you about THEIR lack of communication and responsibility. And when you finally move out, they invent some ridiculous reason to steal your deposit. STAY AWAY from them. If you have no other choice but to rent from them, make sure you document EVERYTHING well. Even small defects that already exist when you move in, because they will use it as an excuse to steal your deposit.

Not recommended!! Received a very nice rental agreement. Everything arranged (read: furniture purchased etc.). Rental contract I previously terminated of course. And then you hear 4 weeks before the move that the whole thing is not happening. And there you stand on the street! Better to go to another real estate agent, saves you a lot of trouble!
