As a contact person for tenants, they are poorly accessible. They do not answer the phone during opening hours in both Breda and Tilburg. Furthermore, they have repeatedly failed to mention the correct address of the property in letters. When they do answer the phone, they are friendly.

The housing situation in Tilburg is disastrous, but it will never get so bad that you have to sign a contract with this agency. A few notable events during my stay: - It's October. I moved in July and my deposit has still not been returned (this is against the law; my deposit should be refunded within one month of my departure, and any additional costs incurred during my tenancy can be claimed later, but the deposit may not be withheld for longer than a month). The agency no longer responds. - I had a black mold spot on my ceiling due to a leak for 5 months before the agency did anything about it. It took weeks and weeks before someone came to REPAIR the leak, and then it still took several more months before someone came to remove the mold. As a result, I had to start legal proceedings to get rent reduction. - Staff who can never help you with a problem you are facing. They are incredibly good at getting you to sign contracts but are completely useless afterwards. - The agency has cameras throughout the building but is never able to use them to help tenants find their missing packages. - €1000 rent per month, 2 washing machines and 1 dryer for over 100 tenants, 5 euros for a wash + dry cycle. - Induction cooktops are downright terrible. Paying so much rent for camping equipment in the studio is ridiculous. Read the other reviews and you'll see that I am not the only one who has problems with De Huisadviseur. AVOID AT ALL COSTS

Bad developer. Communication is non-existent except when they need something from you. They provide no updates on the status of sold apartments or construction planning. People, including myself who bought an apartment at De Toerist, have been waiting for months for further information.

I am not a fair institution that treats its tenants poorly. After they have told you about the extension of your contract, they terminate it at the last moment, even though you tried to get an answer from them earlier. They only pay you a small portion of your deposit back after the date mentioned in the contract and do not give you a good explanation regarding the deductions. Do not also expect that the apartment will be clean upon arrival. There are certainly worse agencies, but this is not how you should treat your tenants.

We experienced significant problems receiving our deposit, which took a longer period of more than 2 months after leaving the rental property. Unfortunately, the staff could not quickly resolve the issue, requiring direct contact with the owner for a solution. Due to this experience, we were dissatisfied with the service level and professionalism that was offered. If I were to give one piece of advice, it would be to consider alternative options.

The behavior of this real estate agency is outright scandalous. Be extremely cautious. They are highly unreliable and constantly break their word. I would absolutely not trust them with the housing of my son, as they have no ethics or morals whatsoever. In late July last year, and due to limited options for finding housing for my son, we paid a deposit and two months' rent before receiving the outcome of his acceptance at Tilburg University. Ultimately, he was not accepted into the university and had to move abroad. Therefore, from mid-August 2022 onwards, we asked the real estate agency with which we had a contract, 'HUISADVISEUR', to refund us at least the deposit and a few months' rent. We first tried this over the phone and then via email starting in November 2022. After persistent efforts, through countless emails and contact with the university, they informed us on January 25, 2023 that they would refund our one-month advance payment and asked for our bank account details to make the refund a week later (beginning of February 2023). We naturally sent the information immediately, but up until today, August 8, 2023, they have not even returned this amount. Moreover, they are so unresponsive that they do not reply to the emails we send them weekly. Calling is useless as they always say they will talk to the manager. They create such a feeling of helplessness that I don't even want to think about the problems they might have caused for students there and the possibility of major incidents arising from it. Although we know that the university is not responsible for these events, I sincerely believe that this company should not be listed among the real estate agencies on the university's website as it would tarnish the institution’s image and prestige.

Normally, I do not like writing reviews, but I feel compelled to share my experience with this landlord and hopefully prevent others from ending up in a similar situation. I have been living in my current apartment for some time now, and myself along with many other tenants of the building have repeatedly inquired about the duration of our contracts, especially given the severe housing crisis in the Netherlands. Despite these repeated inquiries, the landlord was always vague, leading everyone to believe that we would be able to renew our contracts without unforeseen issues. It came as an unpleasant shock when I was told less than 6 weeks before my contract’s end date that I had to vacate my apartment. This last-minute announcement forced me to search for alternative housing in the midst of a housing shortage, which is not only unfair but also highly stressful. The lack of transparency and clear misrepresentation are not only unjust but outright stressful. Not only was the communication poor, but the blatant disregard for the tenant’s situation speaks to a serious lack of empathy and professionalism on the part of the office. A landlord's ethics should encompass honesty, transparency, and engagement, all of which I missed in my dealings with this landlord. Therefore, I strongly urge potential tenants to be cautious before renting from them. It is unfortunate that a situation that started so promisingly ended up being such a disappointment and unnecessary stress. That is why I can only give one star, reflecting my bitter experience with this landlord.

I write this review with a heavy heart and disappointment, because my experience with my landlord in Tilburg is frankly devastating. The underlying problem? Their total disregard for the tenants and a clear attempt to cut costs at the expense of my comfort and well-being. When I first moved into this apartment, I was aware of the ongoing housing crisis in Tilburg. However, I had hoped for some empathy and human decency from my landlord. I was sorely mistaken. Despite paying a substantial amount of €960 per month, my landlord showed little to no interest in providing me with a pleasant living experience. Their biggest failure came when my contract was nearing its end. An attentive landlord would have warned me months in advance given the ongoing crisis, but the landlord said it would take six weeks, forcing me to search for a new home in an already difficult situation. This disregard for my situation was heartless and unacceptable. The apathy didn't stop there. I suffer from chronic back pain, which requires a comfortable, supportive bed. The problem lay with the bed itself; it was a manufacturing defect and even then they couldn’t care less and wanted to give me a lesser bed than what I paid for. My requests for a better bed, given the significant rent I paid, were constantly ignored and dismissed. All they needed to do was invest in a double bed frame, which would be minimal considering their income, to guarantee the comfort of their tenant. Instead, they chose to circumvent this small expense, only exacerbating my physical discomfort. In short, this landlord is a prime example of the negligence and lack of empathy that can turn what should be a refuge into a source of constant stress. Their actions – or rather, neglect – showed a clear disregard for the health and well-being of their tenant, as well as a lack of responsibility and professionalism. I strongly advise potential tenants to think long and hard before renting from them. This is not the kind of landlord-tenant relationship you want to find yourself in.

I don't know why some people labeled them as scammers, but my experience was perfect. I had contacted René from the office and from the beginning (showing the house via WhatsApp because I was abroad) to the end (the handover of the keys), I didn't have a single problem! He answered all my questions politely and sincerely, and really helped me with figuring out the Dutch contracts, etc. Definitely recommended!

I registered on a rental website (I paid € 25 per month), I sent a response for one house and what do I get as an answer? I have to register again and go to the real estate agent's website and pay another € 36 to be able to view that house, ridiculous money-grabbing. I am looking for someone who acts professionally and doesn't just want my money for nothing.

My husband and I were looking for a home together with our little dog in the short term. Well, it turned out to be quite a search because dogs are no longer allowed almost anywhere. I emailed my housing wishes to the housing advisor and a few days later I received a link with a suitable property. We went to look at this place and a few days later we received the keys! They really help you with searching! Communication was very good and we were helped in a super friendly way by René. Really recommended!

Excellent service from De Huisadviseur when searching for a student apartment in Tilburg. We don't live in Tilburg, so the distance was an extra challenge. René from De Huisadviseur arranged the viewings and contract signing very efficiently and smoothly for us. Very satisfied with the service!

In the beginning, everything went smoothly, I quickly found a student room (turned out to be a mess afterwards, but oh well). Lived there for a year and then notified them that I was moving out. Made a few calls back and forth with this company and it wasn't so smooth anymore. A bit of landlord backing and then making promises to call me back if I asked something. Promises weren't kept... Well, I had to call them again and finally got my answer from half a month ago, suddenly yes. Telling me how things are while you couldn't tell me that last time, oh yeah I was too busy and forgot it, and yes I have a computer in front of me now so I can look into it for a bit. Yes, you certainly didn’t have a computer last time either, no, not then no. And on the days in between, you coincidentally didn't have one either. Making good money off of me, first I had to create an account with you for 36 euros and then pay another 350 euros for administration for the room. How many beers is that? 406 cans, I would have gotten more pleasure from that ;)

Well, don't attach too much value to your deposit, because you won't get it back anyway. A plus point is that if you are a biologist, you can find many fungi here and animal species such as mice and rats.

Late response time and very limited availability, after extensive contact and sending clear proof of payment, the online account still doesn't work and there is no further response. Do not do business with this company.

Scam

Lived for a year and a half in a dilapidated student house. Where mice happily ate at the table and you didn't just get water when showering, but also pieces of ceiling and mold. Nothing was ever done about this. My own room has been nicely renovated, from wooden planks to beautiful laminate flooring and from wax stains on the wall to a fine whitewashed and colored room. Unfortunately, I never received the deposit back from these imbeciles, who are now also not transferring the rent they receive from tenants to the homeowner..

Unprofessional. Broker who does not keep appointments.

Last January I found a home through De Huisadviseur. The communication was fast, clear and concise. As a result, we had the keys to our new apartment within 1 week, where we now live with lots of love. You can also take out affordable insurance with them. We didn't do it because the current contract was still running. Otherwise, we certainly would have done so. Due to the housing market, the homes from De Huisadviseur are popular; they are easily accessible via Facebook!

This service shouldn't even be allowed for free. NO RECOMMENDATION

If you are an international student or come from outside of the Netherlands to look for a room, I would not recommend De Huisadviseur.
