Assessment of real estate agent Nijland Real Estate, • In the agreement with Nijland Real Estate, we agreed that we would also like to have approximately 40 viewers, just like our neighbors with a comparable property where 40 viewers were present a week earlier. Nijland only makes appointments with 20 viewers. The real estate agent from Nijland has no explanation for this. • None of these 20 viewers resulted in any bids, while our neighbors received 13 bids out of 40 viewers a week earlier. • At the same time as the viewings of our property, Nijland Real Estate had viewings of a comparable property in Van Musschenbroekstraat, an adjacent street in the same neighborhood. There was no coordination regarding timing. The other property received many viewers and bids more than 30% above the asking price. • Our real estate agent from Nijland speaks about confidential information in the deed in front of third parties. He should understand that such information he has concerning the sale must be treated confidentially. When I confronted him about it later, his first reaction was “I can just say that, because that information is publicly accessible via the Cadastre”. • A few days later, a bidder from the other property, who did not win there, contacted us as an interested party for our property and still requested a viewing. While we had explicitly discussed beforehand that our real estate agent would ensure that it was not known on the market that we had not received any bids, our real estate agent told this to the interested viewers and their real estate agent. • During the negotiation of the purchase price, our real estate agent hardly advised us. Sometimes it seemed as if our real estate agent considered the interests of the buyer or the deal more important than the interests of the client. • On the morning that the final agreement was reached, our real estate agent did not inform us about this. On the same day, we received an email via the office around 4:00 PM with the fully completed draft purchase agreement, including the date of the suspensive condition, the date of transfer, etc. We knew nothing and immediately called our real estate agent to find out how it was going. He wondered: “Didn’t I call you”? No indeed. • The draft purchase agreement was sent simultaneously to us and the buyer that afternoon. We therefore did not see the draft purchase agreement beforehand. We later added an age clause. That would have been very awkward and unnecessary. Our real estate agent who sends a draft agreement before his client has read it, and even worse, doesn’t even know about the deal! This should never have happened! • Exactly 4 weeks before the expiration date of the financing suspensive condition, we received an email from the real estate agency: “Congratulations on the sale. We would like to confirm that the cooling-off period and the suspensive conditions have expired.” A “sold” sign was placed on the sales board at the property. The property was also immediately removed from Funda. We emailed back and indicated that this was not the intention due to the still running suspensive condition. Funda could no longer be reversed. The sold sign had already been placed and was later removed. Would you recommend Nijland Real Estate? No!! Read the above, you don’t need an explanation.
