Update: Real estate agent sentenced to repay deposit, statutory interest and all legal costs (double what he would have paid if he had transferred the deposit properly). In addition, he must also transfer €2600 in service charges that I overpaid. (Also an official ruling from the rental committee) This provides some extra context to the realtor's hypocritical reaction to this review. See photos for a response to the realtor’s reply to this review. Very bad experiences with this real estate agent. Agreed on a rent of €880 for 45 m2, it was initially supposed to be €800 but another potential tenant apparently offered €880 spontaneously. I could get the apartment if I put down the same amount because I had the 'favorite factor'. In my enthusiasm, I said yes, which turned out to be a terrible choice afterwards. After a few months, I asked if I could end the contract earlier due to nuisance, which was not possible (which is fine in itself but this fact is relevant later, as I had to rent for at least one year). Then I was approached by Bumarang bv from Groningen, they apparently represent tenants who are paying too much according to their calculations and can initiate proceedings with the rental committee. Somewhat hesitant, I started this process because I was clearly paying far too much. They contacted Schreinemachers to announce that they were going to start a case at the rental committee; I received an email from Schreinemache about an hour later asking if I wanted to end the contract immediately (which wasn’t actually possible :)) because they didn't want legal proceedings. Of course, I did not agree with this. Long story short, I paid €800 in base rent plus €80 in service charges. After a visit from the committee, which measured everything in the apartment, the base rent turned out to be +/- €440. Quite a difference, and then there were still €80 in service charges for heating and €200 in service charges for water. These service charges can subsequently be reclaimed if it turns out that I, as a tenant, have not completely consumed these costs. The next unusual point was the rent increase that Schreinem tried to implement; after intervention from Bumarang, this increase proved to be unfounded and just a random amount. Bumarang clearly instructed Schreinemachers how much he was allowed to increase, and then Schreinemachers dutifully adopted it. The latest, so far, scam action by Schreinemachers is the non-repayment of €880 deposit after the final inspection which has already taken place (I have since moved out). Mr. Schreinemache had a document with him regarding the final inspection; there were no defects and we both signed it. Because I knew things wouldn’t end easily, I clearly asked Schreinemachers when I could expect the deposit. 'This week or next week.' That was until I received an email from Schreinemachers the next day containing a ‘final settlement’, asking me to agree to €950 (deposit plus overpaid service charges) and that would settle everything. Of course, I said no because, as explained earlier, I can expect to reclaim far more service charges than those paltry +/- €80. Besides, the deposit is separate from this; I should definitely receive it since we both signed the document and he also made a verbal commitment. There’s no reason to think that I owe him any costs for 2023 given that I already had to get back €80 for 2022. After I sent 'no' as an answer, Schreinemachers apparently felt his ego was wounded; suddenly, Mr. didn’t want to transfer the deposit anymore while he wanted to settle it himself about three hours earlier via email. After some back-and-forth emails (also from Bumarang, who stated that Schreinemachers was very unprofessional), Schreinemachers would like to proceed with a debt collection process which will be started as soon as he doesn’t pay within the intended timeframe.

Paul is an excellent real estate agent for both sales and purchases. He communicates well, is very clear, gives good advice, and responds quickly. We are happy with how he practices his profession and has helped us.
As selling broker maybe okay but for the buying party really worthless. This week viewed an apartment that had been for sale for a few days. A bid was to be placed by Friday. Paul said 'it's not a pat of butter what you buy'..... After two days requested for a second viewing they stated that this was not possible because the broker no longer had time. It concerned an apartment of almost four hundred thousand! Even though it is currently a seller's market, this really wasn't professional. For the selling party this is equally annoying because we were a serious candidate and wanted to make a high bid but we have declined due to these circumstances.

A few months ago, a valuation report was drawn up. The valuation report was very poorly substantiated, and the comparisons with other properties were also not well substantiated and analyzed.

Called to make an appointment for and viewing of a rental property. According to the real estate agent, the private landlord determines based on my copy of passport and my payslip whether I am eligible for a viewing. I must send my passport + payslip to the real estate agent who then forwards these documents to the private landlord. EXTREMELY RISKY!!! And NEVER do!!!! This allows the landlord to very easily commit fraud in your name! The argument of the real estate agent was: 'we do this because our client requests it' and on my question: 'how do you know that your client is honest'? I received the answer: 'because it is our client'. As far as I am concerned, this real estate agent is very incompetent regarding your privacy and facilitates fraud.
