Very poor communication, we did not receive any updates despite the promises. Given the current market situation, where every day counts, the lack of transparency from the agency causes unnecessary uncertainty.

I would like to explain why I left a 1-star review, as the real estate agency claimed this was 'unfair.' My review has nothing to do with the final decision of the landlord; I fully understand that landlords make the ultimate choice. The problem was the lack of communication and professionalism from the real estate agency during the process. Here is the timeline of my experience: • Wednesday: I submitted a rental application and was told I would hear back by Thursday or Friday at the latest. • Friday: I called for an update. No one responded to me. • Monday: I sent an email. I never received a response. • Tuesday: I called again and was told that the responsible real estate agent had it 'pretty busy' and asked me to contact them later. • Wednesday (a whole week had passed): I called again and finally got through to the real estate agent. They promised to call the landlord that day and give me an update in the evening. I never received a follow-up email or phone call. At every step, I had to chase for updates, and even then, promises of follow-ups were not kept. This level of customer service made my experience particularly frustrating.

If someone who previously gave Koops Makelaardij Amstelveen a glowing review felt compelled to share the rest of their story, I feel morally obligated to do so as well. Although our initial experience was good, the real test of their service came when we moved out, and they failed miserably. When we handed over the apartment after two years, we were shocked by the unprofessional attitude of the realtor. Despite leaving the place cleaner than when we moved in, the landlord made an unreasonable claim about cleanliness. The agent, who had all necessary photos and documents from the first handover, did not defend our position at all. As a result, the landlord unjustly withheld €225 from our deposit without providing us with details or receipts for the cleaning services he claimed were needed. Additionally, there was a delay in refunding our deposit. When I emailed the agent for an update, they simply responded that I should contact the landlord myself, thereby completely shirking their responsibility. The contrast between our excellent first experience and their conduct during the move-out process is extraordinarily unprofessional and disappointing. They did not defend us, their client, nor did they fulfill their duty to ensure a fair and timely refund of our deposit. I advise anyone considering working with this agency to be aware that their service may not be consistent throughout the entire rental period. Their lack of support during the final phase of the contract made us feel deceived and abandoned.

⭐☆☆☆☆ I had a very disappointing experience with Koops Makelaardij Amstelveen. I rented a house through them and encountered several serious issues throughout the entire process: Check-in: They stated that the house would be 'deep-cleaned and professionally cleaned' upon delivery, and tenants were expected to return it in the same condition. During check-in, however, we documented with numerous photos that the property was not properly cleaned. Poor communication: Throughout the rental period, communication was slow, unclear, and often inconsistent. It took multiple days and follow-up actions (emails and phone calls) to receive incomplete or disjointed responses. Check-out: This was the most frustrating part. We invested in a thorough, professional cleaning and even walked on bare feet during the inspection to avoid dirtying the property. The agent then entered the house with muddy outdoor shoes, leaving sand and footprints everywhere, showing total disregard for us as tenants and the landlord. Deposit handling: Koops is responsible for holding a deposit equivalent to two months' rent. Contractually, this deposit should be transferred to the landlord and returned to the tenant within one month after check-out if no issues arise. In my case, communication post-check-out was again poor: no updates, the agent went on vacation, and weeks passed without any clarity. When I eventually requested a refund of my deposit, Koops initially claimed that the landlord had it, which was not true. The landlord himself confirmed that he never received it. I repeatedly called and insisted on the return of my €5000 deposit despite there being no outstanding issues. The only item mentioned was a curtain (approximately €60), which I immediately replaced and sent receipts to both the landlord and Koops. Nevertheless, 'Koops still did not know where my deposit was.' It is important to note that I never had any problems with the landlord; he was always helpful and cooperative. The problem lies entirely with Koops Makelaardij, which proved unprofessional, disorganized, and lacking in empathy, unable to deliver even the basic level of service expected from property management. All claims in this review are supported by evidence (photos, emails, etc.), but I will not include them here out of respect for the landlord's privacy. I strongly advise anyone considering doing business with Koops to be extremely cautious to avoid similar issues. Lastly, regardless of any 'response' that Koops may post here, keep in mind that there would be absolutely no reason for me to write such a detailed review if the service was not truly as bad as described. ⚠️ I strongly advise against managing any property they oversee.

Tim van Breukelen is a very knowledgeable and pleasant real estate agent who assisted us well in the purchasing process. He brought calm during the bidding process and gave good insights into the value of the house (both before and after renovation). Absolutely stay away from this agency. They charged me costs that the landlord should have paid, but which were not mine when they returned my deposit. I had been dealing with mold for over a year. The problem was with the apartment itself, not with me, even though they hadn't resolved it after a year. Later, they also charged me the costs for cleaning up the mold etc. According to the agreement, they should have paid back my deposit within/at least one month after key handover. The due date had passed. They withheld approximately € 900 but did not pay back. There were so many other things that made checking out even more difficult. It was a nightmare. I absolutely do not recommend this company.

The apartment we viewed had the same layout as the apartment on the website, but was of significantly lower quality. The modern white kitchen with built-in appliances and glass shower cabin visible in the photos did not exist. Instead, there was a dirty, shabby kitchen with loose appliances of poor quality and a moldy shower with a shower curtain. The requested rent was already high for the apartment in the photos, but was completely disproportionate for the actual apartment. These people should be ashamed of misleading potential renters in this way.

Just asked at the office that's located 20 meters further down if they could please park the car neatly or move it away from the senior citizens' apartment building. My grandma now had to expire. I received a large mouth from the realtor and he leaves the car standing as is. This isn't the first time and we are not pleased with the improper standing in our way.

If you are a landlord, I can wholeheartedly recommend Koops Real Estate. They will go out of their way to please their tenants and keep their landlords happy. Our bad experience with Koops as a tenant started even before we moved in. We had signed the contract and made all the arrangements. But about a week before we were to move in, they called us to inform us that the landlord wanted the deposit doubled. This is a terrible 'mistake', as it was a long-term lease agreement with them. By that time, we could do nothing. Everything had been booked and ready to go, we just needed to accept and pay. But the big problem arose during checkout. The landlord wanted new windows in the upstairs bedroom, so during checkout she tried to claim that there was visible damage. I couldn't see anything and the Koops representative also saw nothing, explaining to the landlord that there was nothing visible and nothing to claim. I think they thought I didn't understand what they were saying in Dutch... So the real estate agent wrote nothing down (as there was no damage) and took one general photo of the surroundings. When I had to sign the checkout form, I signed first, after which the landlord took the pen and wrote down the extra 'damage' on the window frame and then signed. To make a long story short, in the end we sued the landlord, but the most shocking thing was that Koops Real Estate sent a written testimony to the court in which they lied about everything that had happened, and in which they lied that the extra fictional damage on the checkout form had been added after I had signed it. So if you are a heartless landlord looking for an equally unreliable real estate agent, I can wholeheartedly recommend these men.
