I have engaged Ter Haar Makelaars to buy an apartment in the center of Amsterdam. The service was excellent. I mainly had contact with Bart, whom I found very responsive, very knowledgeable and very attentive to my needs. Really a bad experience with this company. I traveled from London to them and they canceled the appointment three times. The last time they lied to me over the phone more than once and made several promises that they did not keep. When I complained, they assured me that this is not their way of working, but continued to mislead me and waste my time. It was a complete waste of a seven-day trip to Amsterdam. Avoid these people, especially if you are not Dutch.

Very good experience had as both buyer (twice) and seller. The real estate agent genuinely cares about finding a property that suits the needs of the buyer, and clearly has very good knowledge of the market. The communication is proactive and pleasant. We felt well taken care of throughout the entire process by people who clearly enjoy their work and always bring a personal touch.

The personal attention, going the extra mile, nothing is too much trouble, really doing your best for the client, even after the money has been received. That makes the difference. Done business with them several times. Always kept appointments neatly. Being flexible in multiple crucial situations. For example, still taking an extra viewing while you have an important personal appointment that afternoon. An unreliable real estate agent that you as an expat should avoid, I find. In the spring of 2018, when I moved to Amsterdam for work, I was looking for temporary furnished accommodation for 6-12 months until I found a place to buy. I chose a property on Valkenburgerstraat, rented through Ter Haar Makelaars. This property included weekly cleaning, parking space, access to the gym/fitness center in the building and a storage room with an extremely high deposit of €7000. The first problem arose when I finally received the lease agreement and the corresponding English version from real estate agent C. Eshuis, whom I had to request multiple times. The English version did not match the Dutch version and I had to complain that I would not sign the document if I did not understand its contents. Within a day after receiving the correct version, Mr. Eshuis threatened me with forcing me to sign the lease agreement and threatened to withdraw the property if I didn't sign it. Unprofessional, aggressive tactics. When finalizing the lease agreement, I had made several agreements about the furnishings and cleaning, which were also agreed upon. Upon moving in, none of these agreements were met and I did not receive a key for the mailbox at check-in. Despite my complaint to Mr. Eshuis, he essentially told me that I should discuss it with the owner, Mrs. A. Wildenberg. Four months later, I had the luck to quickly find a place to buy and I terminated the lease. The owner informed me that she would put the property up for sale, with MTH as the real estate agent. She asked if the agent could take photos for the sale and that she would arrange a 'special' cleaning session for the photo shoot. When I returned home after the photo shoot, I thought I had been robbed. Mrs. Wildenberg had instructed the cleaner to remove all my belongings and store them in the laundry room. My items were piled high in dirty garbage bags, including food and toiletries (toothbrushes and such). I had to throw away hundreds of euros worth of food and other items. Again, MTH's response: take it up with Mrs. Wildenberg! She entered my home without an apology and destroyed my belongings. When we finally checked out, MTH confirmed that the property was returned in acceptable condition and without damage, and that my full deposit of €7000 would be refunded, which was documented in writing. I had insisted on a complete inventory list upon check-in to protect myself. After 30 days, I still hadn't received my deposit back and contacted Mr. Eshuis. He told me that Mrs. Wildenberg was in financial trouble and could not return MY MONEY! Eventually, Mr. Eshuis arranged for half of the deposit to be returned and said she would repay the remaining amount as soon as possible. At that point, he said I should have understanding for her since she was in a difficult situation! After months of waiting for the repayment of my remaining €3500, I hired an attorney to collect the outstanding balance. My lawyer contacted Mr. Eshuis, who distanced himself from the situation and stated that MTH was not liable. They acted on behalf of a client who had not been properly screened, failed to ensure their client adhered to the contract they had signed, ignored their client's non-compliance with the law regarding unauthorized entry into tenants' property, and walked away from stealing €3500 of my money. This story is still unfolding in October 2020 when I tried to recover the money through a collection agency. NOTE ON DEPOSITS In the Netherlands, unlike other countries where I have lived, your deposit is not held in an escrow account or managed by the real estate agent. It is paid directly to the landlord who can do whatever they want with it and must contractually return it after the lease agreement ends. They are not legally required to set aside the deposit on a separate account. So if you have a financially unstable landlord, they could run off with your deposit and you would only be able to take civil action. It is not considered theft under law and is very difficult to recover.

Waste of time and unprofessional, from the first contact to the last signature. I would not recommend it as a landlord or tenant.

Als je een expat bent en nieuw in Amsterdam of Nederland, vermijd dan deze makelaar. Hetzelfde geldt als je een verhuurder bent en overweegt om expats als huurders te nemen. Ze hebben ons aan het lijntje gehouden en ons met valse beloftes over de gereedheid van het contract (we bleven in het ongewisse) afgescheept, terwijl we zelf al een bod hadden uitgebracht. Het duurde een week voordat ze ons het contract lieten zien. We hadden geen andere keus dan ter plekke te tekenen vanwege dringende persoonlijke omstandigheden. We kregen geen second opinion over de eerlijkheid van het contract en kregen niet de kans om onze opmerkingen over wijzigingen door te geven. De sleuteloverdracht was slechts een sleuteloverhandiging en ze hebben geen gedetailleerde inventarislijst opgesteld, in tegenstelling tot wat we in het VK (als huurders) of Frankrijk (als verhuurders) moesten doen. We vonden het prima dat het appartement niet perfect is (maar wel potentie heeft), maar de slijtage, schimmel, roest, etc. en andere zichtbare gebreken waren significant en moesten worden gedocumenteerd en door beide partijen worden goedgekeurd - dat is niet gebeurd. We hebben zelfs de meterstand niet opgenomen. Helaas moeten we de problemen nu rechtstreeks met de verhuurder oplossen en hopen we op een zo goed en redelijk mogelijke oplossing. Hopelijk gaan we het appartement net zo waarderen als de eerste keer dat we het bezichtigden en wordt het ons thuis in Amsterdam. Maar de hele ervaring met MTH is er een van slechte communicatie, verkeerde verwachtingen en een gebrek aan betrouwbaarheid en vertrouwen. Bovendien waren ze te trots om hun tekortkomingen toe te geven.
