Ze helpen verhuurders manieren te vinden om hun appartement boven de maximumprijs te verhuren, bijvoorbeeld door de huurder dubbel te laten betalen voor de parkeerplaats en andere voorzieningen. Ik kwam hierachter nadat ik een jaar lang elke maand 150 euro extra had betaald en ze de huur hadden verlaagd. Nu ben ik uit mijn appartement verhuisd. Eerst beweerden ze dat ik een borg van 605 euro had betaald en dat ze die hadden teruggestuurd. Maar toen ik bewees dat ik eigenlijk 1400 euro had betaald, beloofden ze eerst het resterende bedrag terug te sturen, maar toen de verhuurder zich daartegen verzette, hebben ze me geblokkeerd. Als je bij hen huurt, wees dan voorbereid op dit soort gedrag. Ze doen alles voor de verhuurder, maar als je wordt uitgebuit, blokkeren ze je gewoon. Iedereen die bewijs wil zien met betrekking tot de makelaar kan contact met mij opnemen.

Na de bezichtiging hadden we nog een paar vragen, die snel werden beantwoord. Hij hielp ons ook bij het proces om het appartement te huren en fungeerde als een perfecte tussenpersoon tussen ons en de koper.

Border Estate Property Statensingel A5, 6211 PP Maastricht. Ik vind de kamer prettig, vooral vanwege de verlichting, de voorzieningen en de algehele sfeer van het pand. Comfortabele ruimte voor studenten. De badkamer en andere voorzieningen zien er erg schoon uit.

Hele fijne tijd gehad in heerlijke studio. Zodra er iets stuk was kon dat meteen worden gefixt. Voorspoedige huurperiode gehad.

Van het vinden van de woning tot het afronden van het contract, Border Estates was uiterst efficiënt. Alle vragen werden professioneel en snel beantwoord. Er werd veel zorg besteed aan de foto's en de online presentatie van de woning op hun website en in de brochures. De online 'Nu boeken'-optie zorgde voor een snelle afhandeling en al onze documenten lagen al klaar in het verhuurportaal.

Een woning vinden in Maastricht is echt lastig, maar Border State is een heel goed bureau. Ze hebben altijd wel iets dat bij je past en doen er alles aan om je te helpen bij het vinden van een huis, kamer of studio. Maar bovenal zorgen ze ervoor dat je je meteen thuis voelt in je nieuwe woning. Ze hebben meestal een ruime keuze aan woningen in verschillende prijsklassen, zodat je altijd iets vindt dat bij je past. Ik heb tot nu toe goede ervaringen met ze gehad en ze staan ​​altijd klaar om al je vragen te beantwoorden. Een heel fijn en professioneel team.

Ongelooflijk. Ik kwam twee jaar geleden in mijn appartement aan en het was al vies en beschadigd. Ik heb het appartement schoner achtergelaten dan ik het aantrof, maar ze willen mijn borg niet terugbetalen. Ze beweren dat er schade was die er "niet was" voordat ik erin trok, terwijl dat overduidelijk wel het geval was. We hebben tientallen e-mails gestuurd, maar nooit een reactie ontvangen. Ze hebben foto's van het appartement gemaakt voordat ik erin trok en het is duidelijk dat het er toen nog slechter aan toe was dan toen ik vertrok. Het is nu een maand geleden dat ik vertrokken ben en ze weigeren mijn borg terug te betalen. Een zeer teleurstellende ervaring en ik zou dit bureau absoluut niet aanbevelen. Ze vinden altijd wel een manier om je geld af te troggelen.

Als familiebedrijf werken ze op een persoonlijke en betrokken manier, terwijl alles tegelijkertijd professioneel en zorgvuldig wordt geregeld. Dat geeft vertrouwen en maakt de samenwerking aangenaam. Zeker een aanrader als je op zoek bent naar een accommodatie in Maastricht!

Rented a beautiful apartment in Maastricht via Border Estate for almost three years.

(August 2025) We rented a room in Maastricht for our daughter, paid everything on time and arrived from abroad expecting to get a clean and move-in ready room. Instead, the room was dirty (stained walls, food remnants, cosmetic remnants), damaged (holes in the door/walls) and missing items (including a mattress we had agreed to keep and a table that was in the advertisement). Despite having 48 hours to upload photos via their portal, we never received login details, making it impossible to comply with this. To make matters worse, the rental agreement requires tenants to leave the property freshly painted (with a specific paint), undamaged, clean and smoke-free, otherwise we risk costs. Border Estate however handed over the room in the opposite condition, clearly showing a double standard. Our daughter was without accommodation just before the start of her academic year, forcing us to stay in hotels for weeks at significant extra costs. Although Border Estate and the owner eventually reimbursed the rent and deposit (€ 1.703,23), this did not cover the hotel bills or the stress and inconvenience caused. The rental agency claims they arranged for cleaning and repairs after we filed a complaint, but this is irrelevant. A property must be clean and functional when handed over to the tenants, not days later, and certainly not after the tenant has already been left without accommodation. A reimbursement, although appreciated, does nothing to change the fact that the room was uninhabitable upon handover. Our experience shows that tenants cannot rely on Border Estate to deliver the rooms as promised, nor do they take responsibility for the consequences if they don't. Proceed with extreme caution.

I had a very negative experience with renting through Border Estate and I strongly advise others to be extremely cautious. I rented from them for three years, and from the beginning it was clear that this office values appearances and online reviews more than the well-being of tenants. Although problems can occur in every rental property, the way Border Estate consistently ignored, denied or mishandled issues during my tenancy was shocking. It gave me as a tenant both a feeling of frustration and neglect. One of the most serious problems I encountered was a mouse infestation. When pest control was finally called, they confirmed that the problem was structural: the wood of my balcony door was rotting and mice were gnawing through it. Pest control explicitly stated that the door needed to be replaced, but Border Estate did absolutely nothing. Despite knowing the cause of the problem, they let me live with mice in my apartment for months, which demonstrated a complete lack of care for the health and comfort of tenants. Another particularly annoying situation was with the heater. When it finally broke down, because it was extremely old and worn out, Border Estate immediately blamed me for causing the damage and even claimed that someone had inspected it while I was not present in the apartment. When I asked them to provide a maintenance report to support this accusation, they ignored me and never responded. As a result, I spent the last two months of my tenancy without a working heater. To make matters worse, they finally admitted at my departure that the heater was indeed faulty, which proves that they had been aware of the problem all along but chose to do nothing as long as I was still living there. I also had ongoing issues with leaks and mold. Water from my upstairs neighbor's bathroom seeped into my walls and caused mold growth. I reported this problem multiple times, but instead of properly repairing the damage, Border Estate simply painted over the mold. This 'solution' did not address the underlying problem and clearly showed that their goal was not to protect the health of their tenants, but to cover up the issue and quickly suppress complaints. On top of these major problems, their approach to maintenance was generally disorganized and unprofessional. Multiple times, employees came into the property without prior notice. Other times I was told to stay home so that people could be let in, but no one ever showed up. The lack of respect for tenants' time and privacy was astonishing. Furthermore, the real estate agency immediately put pressure on me to write a review when I picked up my keys, even before I had moved into the apartment. Another example of how they are much more concerned with their image than actually providing a livable home. It is also noteworthy how misleading their behavior is when it comes to reviews. Border Estate always responds very politely and nicely to negative Google reviews, creating the impression that they are professional and responsive. Ultimately, it's all about controlling how they appear to the public, not about genuinely addressing tenants' concerns. In reality, the real estate agency usually does not really address what is being said when people leave negative reviews, but brushes the complaints aside and shifts the blame back onto the tenant while refusing to admit their mistakes. Overall, my experience shows that Border Estate is a real estate agency characterized by negligence, dishonesty and incompetence. They seem only interested in collecting positive reviews and maintaining their reputation, not in guaranteeing safe, comfortable or fair living conditions for tenants.

Very Disappointing Experience with Koophuis Makelaars Berg, (formerly in Heer Maastricht) I recently had a very frustrating experience with Koophuis Makelaars Berg, which I unfortunately have to share. My interactions with the broker were far from professional. It seemed that he lacked knowledge of the basic principles of the real estate market, which was very surprising for someone in his position. During the process, it appeared that no clear rules or guidelines were being followed, which made the situation chaotic and stressful. It was as if the broker was making ad hoc decisions without any consideration of the consequences or legal standards. Most disturbing was the lack of transparency and integrity. I felt that my interests were not put first, and that there was a hidden agenda. This lack of trust is fundamental in real estate brokerage and was a major stumbling block for me. I advise anyone considering working with Koophuis Makelaars Berg to be cautious and possibly consider other, more reliable options. My experience was unfortunately far from positive and has left me feeling very frustrated and disappointed.

Absolutely worthless. This real estate agent agreed to services and costs that I never approved, without my consent. When I asked for a quotation, they acted as if it didn't exist — while it had already been prepared. That's outright misleading. A portion of my deposit was withheld based on amounts that simply don't add up. I have proof that the hired company was present much less than what was invoiced. Also, having to email for two years for a refund of energy they said we had no right to. In the end, we did get it!! The communication is evasive, contradictory and completely unprofessional. My experience: unreliable, not transparent and absolutely no respect for customers.

If you are looking for a biased realtor who always sides with the landlord, you've come to the right place. They manage the security deposits of the apartments and find the smallest things to withhold your deposit. When it was December and the heating wasn't working, they didn't help me at all and didn't contact the landlord. But when the landlord said we were too noisy, they called us immediately. They treat you poorly and try to reclaim your deposit.

Unprofessional and disrespectful towards students!!! I rented an apartment and the landlord came in whenever they wanted. It started small with watering the plants and opening windows, but it escalated. Once, she sorted my dirty underwear and organized viewings without my knowledge! I warned Rotsvast and they said, I quote: 'She's an old woman, don't make a drama out of it.' They locked us out, just because we are young students. Stay away for your own safety. EDIT: They are now putting pressure on me via multiple emails to remove my honest review.

I rented two homes through Rotsvast and both times the process went very smoothly and to my satisfaction. They always respond quickly and are helpful if a problem arises. This is by far the best moving company I have worked with in Maastricht.
