We delen het graag hier, evenals de gebreken van het huis, en met de gelukkige nieuwe eigenaar na de sleuteloverdracht! Wat betreft het vertragen: de verkopers waren het die offertes bleven aanvragen zonder de intentie om iets te betalen. 10 dagen is geen 3 weken. Bedankt voor deze wraakzuchtige en kinderachtige reactie, hiermee laat u mensen duidelijk zien dat ze een andere makelaar moeten kiezen! ORIGINEEL: Denk goed na voordat u een huis koopt van Bij Home Makelaardij en vooral van Djamella. We waren geïnteresseerd in de aankoop van een huis aan de Dreef in Hellevoetsluis. De bezichtiging verliep erg goed, we wilden meteen een bod uitbrengen op de vraagprijs. Ons werd vervolgens verteld dat de prijs niet de vraagprijs was en dat de woning 25.000 euro meer waard was, dus we moesten met dat bedrag overbieden om kans te maken. Dat deden we en we werden door de verkopers geselecteerd omdat we maar weinig financiering nodig hadden. We hebben meerdere keren aangegeven dat we een technische keuring zouden laten uitvoeren voordat we tekenden. Vrijdagmiddag werden we geaccepteerd. Op maandag drong Djamella er bij ons op aan om de koopovereenkomst te tekenen. Vanaf dat moment was alle communicatie met haar agressief en onaangenaam; we voelden ons geïntimideerd. We regelden een technische keuring en de financiering binnen een week. De hele tijd werden we uitgescholden, kieskeurig genoemd, niet serieus en niet betrouwbaar. Mijn man en ik ontvingen zoveel e-mails en telefoontjes, het voelde als intimidatie. We hadden ook aangegeven dat we het huis van mijn man zouden verkopen nadat we dit huis hadden gekocht, en Djamella bleef er agressief op aandringen dat we een koopovereenkomst met haar tekenden, terwijl we nog niets hadden gekocht. Toen er tijdens de keuring ernstige onregelmatigheden aan het licht kwamen, hebben we hen direct op de hoogte gebracht. Onze zorgen werden echter steeds afgedaan als *dat hoort er nu eenmaal bij in een oud huis* (1980). Een defecte en slecht onderhouden cv-ketel (wet van 2023), de afwezigheid van brandalarmen (wet van 2022) en de afwezigheid van aarding in een badkamer (ook wettelijk verplicht) zijn illegaal en hebben niets met een oud huis te maken. De verkopers gaven aanvankelijk meerdere keren per e-mail aan dat ze de nodige reparaties zouden uitvoeren nadat wij een NEN1010-rapport van Elektra hadden opgesteld, waaruit diverse gebreken bleken. We hebben meer dan 1000 euro aan rapporten uitgegeven. Na het versturen van het laatste rapport werden we binnen enkele minuten als verkopers afgewezen met een kort e-mailbericht waarin stond dat we *niet serieus* waren! Djamella heeft ons niet eens de moeite genomen om even 5 minuten te bellen. Het lijkt erop dat de verkopers nooit de intentie hebben gehad om iets te repareren. We zijn ervan overtuigd dat het huis opnieuw op de markt komt zonder dat de wettelijk verplichte reparaties zijn uitgevoerd en/of de gebreken zijn gemeld. Daarom hebben we de relevante autoriteiten op de hoogte gebracht zodat zij de zaak kunnen onderzoeken. Het makelaarskantoor zal ook altijd beweren dat ze geen gebreken kennen. Geloof me, dat doen ze wel. Tenzij u wilt worden opgelicht en uw geld en droomhuis wilt verliezen, koop dan niet via dit makelaarskantoor. Ze zijn absoluut niet te vertrouwen.

Wessel heeft ons zowel bij de aanschaf van onze nieuwe woning geadviseerd als onze beide woningen verkocht. Bij de aanschaf gaf hij eerlijk aan dat de marktwaarde lager is dan de vraagprijs en de beleving ten aanzien van de ligging geen prijs kan overbruggen maar een gevoel is die je alleen zelf een waarde kunt geven. De verkoop van een van onze woningen was wat lastig aangezien het een bijzonder huis is. Desalniettemin heeft hij ervoor gezorgd dat de fotos zodanig duidelijk waren dat die ene koper toch gevonden kon worden. Daarna volgde een door omstandigheden ingegeven langere onderhandeling dan gebuikelijk. Wessel is daarin vriendelijk, duidelijk en geduldig gebleven en heeft daarmee niet alleen het gewenste bedrag vergaard, maar ook zowel de kopers als ons een prettige overdracht verzorgd. Voor de andere woning was er binnen een week een koper gevonden. En ook daar mooie foto's, heldere vriendelijke onderhandeling en overdracht. En bij overdracht van de woningen ontvingen wij en de kopers ook nog eens een lekkere fles champagne met sleutelhanger om op de verkoop te proosten. Al met al dus een zeer prettige ervaring.

Mijn vrouw en ik hebben als koper te maken gehad met At Home Makelaardij, vertegenwoordigd door makelaar Djamella. De ervaring was teleurstellend en frustrerend. We hebben reeds bij het allereerste contact, voordat er überhaupt een bod geplaatst was, aangegeven dat we VOOR het tekenen van een koopcontract een bouwtechnische keuring laten uitvoeren en op basis van de uitslag daarvan een handtekening zouden zetten ivm de eerdere ervaring. Na het bezoek aan het huis in kwestie hebben wij een bod geplaatst op een huis en dit bod was geaccepteerd op een vrijdag. We hebben in de volgende week in recordtijd een notaris geregeld, bouwkundige keuring geregeld en laten uitvoeren, de vele (concept)documenten doorgelezen en wijzigingen doorgegeven waar nodig, en een afspraak geregeld met onze hypotheekadviseur. Na het accepteren van het bod werd gemeld dat de verkopers haast hadden. Nog voordat er zicht was op een datum waarop de uitslagen van de bouwkundige keuring voorhanden waren werd er continue gepusht om het koopcontract te tekenen, terwijl we vanaf het begin hadden aangegeven dat we eerst de uitslag daarvan wilden vernemen. De resultaten van de bouwkundige keuring gaf aan dat bij dit huis geen enkele aarding in de badkamer aanwezig was wat een zeer ernstig gebrek is. Het rapport loog er niet om mbt de staat van het huis en een vervolgkeuring van de elektra was noodzakelijk. Afgezien van het feit dat wij deze keuring mochten laten uitvoeren in het huis hebben de verkopers en makelaar vanaf dat moment niets bijgedragen om de deal mogelijk te maken. Op basis van hun ‘haast’ hebben we het keuringsbedrijf een extra bedrag betaald voor het rapport om de verkopers tegemoet te komen zodat het eerder voorhanden zou zijn. Alle mogelijke oplossingen, uitleg over de impact van de gebreken en voorstellen moesten van onze kant komen. De ernstige gebreken aan recent uitgevoerde verbouwingen werden gedownplayed als ‘valt allemaal wel mee’ en ‘dat kan je verwachten van een ouder huis’. Het enige wat bleef was de communicatie over dat we lastig waren, de boel onnodig lang ophielden en de verkopers tegen de muur stonden en dat we snel moesten tekenen. Uiteindelijk gaf het NEN-1010 rapport aan dat recent uitvoerde verbouwingen totaal niet volgens de geldende bouwregels waren uitgevoerd. Nog voor de keuring had plaatsgevonden hadden wij van onze kant al gevraagd ‘wat doet de verkoper als het niet in orde is’. Er werd bevestigd dat de verkoper in dat geval financieel zou compenseren. Uiteindelijk bleek dit een leugen nadat wij naar aanleiding van een onderbouwd bericht uiteindelijk gekozen hadden ons bod hadden te verlagen (waarop we zeker zelf nog hadden moeten toeleggen), want de verkopers hadden tenslotte haast en anders moeten er eerst weer aannemers komen om quotes te maken, waarna de verkoper er de stekker uit trok, nadat zij ons eerst hadden gevraagd hoe het verder zou moeten wat ons betreft. Dit alles in een e-mail van 1 zinnetje, in plaats van even 5 minuten de moeite te nemen te bellen om te kijken of er nog iets mogelijk is. Dit had voorkomen kunnen worden. De makelaar heeft behalve het downplayen van de gebreken, benadrukken dat een oud huis gebreken heeft ook als de problemen betrekking hebben op verbouwingen die recent zijn, en pushen om te tekenen niets gedaan om zich in te lezen in de problematiek, of een oplossing of opties aan te dragen van welke aard dan ook. Ik betwijfel of er überhaupt wel enige basis bouwkundige kennis aanwezig is, wat je van een makelaar wel zou mogen verwachten in geval van gebreken zoals deze. Als dat wel was gebeurd dan hadden we de tweede keuring die ons bijna 500 euro heeft gekost niet eens uit hoeven laten voeren, want bereidheid om er uit te komen leek totaal afwezig. Deze makelaar heeft geen enkel probleem willen onderkennen, bestuderen, laat staan oplossen. Het gevoel blijft achter dat het enkel gaat om niet zeuren, koopcontract tekenen en snel een beetje, en standaard documenten schuiven.

Met de makelaar ging het heel goed ze was eerlijk ook naar de kopers . een hele vriendelijke vrouw echt super .

Very unprofessional experience with Van Nierop from AtHome Makelaardij. Van Nierop immediately placed himself entirely at the service of my ex-partner, resulting in significant financial damage for me. Agreements were made beforehand with my ex-partner without my knowledge regarding matters such as the asking price and other important decisions concerning the sale of my home. Furthermore, he performed errands for my ex-partner and even advised her a friendly lawyer for our divorce, which at the very least creates the appearance of a conflict of interest. Apparently, he willingly allowed himself to be pulled along in her wagon. During viewings, he provided incorrect and incomplete information to potential buyers, seriously hindering the sale of my apartment. Potential buyers sometimes seemed like acquaintances of Van Nierop who appeared as interested buyers. He tried to force open locked cabinets together with a buyer's agent. In addition, he provided private information about me and others to third parties. I have challenged Van Nierop before the Disciplinary Committee for Real Estate Professionals for his actions towards me, damaging my interests and violating my privacy; interested buyers had been informed by Van Nierop that it was a sale due to divorce. Not conducive to the sale, as also concluded by the Disciplinary Committee for Real Estate Professionals and charged to Van Nierop. Van Nierop has been reprimanded and convicted by the Disciplinary Committee for Real Estate Professionals to compensate for legal costs. In summary, I can only advise; (do not) sell a house with Van Nierop due to his unethical, unreliable and unprofessional conduct that I have experienced.

For those who find the story a bit too long, a short message. Be careful with one of the employees. Some time ago we viewed a house for sale via At Home. Our appointment was with one of the real estate agents. He initially seems nice but ultimately everyone's true nature comes to the surface. After the viewing, we made an offer on the house. The next day we were called and told that the house was almost ours, but we were in competition with another party. The message was whether we could increase our bid. If we did this, the house would certainly be ours. Ultimately, we did so and we thought we had bought a house. Afterwards, we were called again and he told us that there was an additional requirement. We had to arrange our mortgage through Hypotake4You. He had good connections with this advisor and thus the seller had certainty that we could also borrow the offered amount. This is actually quite superfluous since we made our offer subject to financing. A quick Google search for Hypotake4You reveals: It's the neighbor of AtHome. In other words: the real estate agent wanted (his friends) to make some money (have made) at our expense. Based on this condition, we withdrew our bid. Conclusion: the real estate agent conducts an unfair business and tries to earn extra money at the expense of others. Real estate agents already have a bad name and people like this confirm it! Advice to everyone: Do not do business with AtHome! Nobody (except them) will benefit much from this. Throughout Barendrecht, we now see advertising boards for AtHome real estate agency. You as (seller): Consider that you pay for that. Is that really necessary? There are still plenty of other agents in the region who are more honest and don't all place unnecessary advertisements.

Looking for a reliable real estate agent without smooth talk? Then you definitely should NOT go to this agency and René van Nierop! Promises that are not kept, language errors in the brochure, access doors that were not closed after a viewing and much more, but the worst was a forgotten viewing (with people who came from far away!!). Our house was for sale for 7 months during which we repeatedly heard that it was a “difficult house” in a “difficult village”. Lowering the price at our insistence while the original asking price (confirmed by several other real estate agents in the region) was more than realistic. We were discouraged. After the forgotten viewing, we had enough and looked for another agent. Within 3 (!!!!) weeks, our house was sold subject to conditions and recently definitively sold. With an agent who luckily does understand how it works! Very special are the positive reviews (see also Facebook). Majority of those reactions originating from own employees and family/friends/acquaintances. No cure, no pay sounds very attractive but ultimately you get absolutely nothing out of it with this party.
