Regarding the delay: it was the sellers who kept requesting offers without any intention to pay anything. 10 days is not 3 weeks. Thank you for this vengeful and childish reaction, with this you clearly show people that they should choose another real estate agent! ORIGINAL: Think carefully before buying a house from Bij Home Makelaardij, especially from Djamella. We were interested in buying a house on the Dreef in Hellevoetsluis. The viewing went very well, we wanted to make an offer immediately at the asking price. We were then told that the price was not the asking price and that the house was worth 25,000 euros more, so we had to outbid with that amount to have a chance. We did and were selected by the sellers because we needed little financing. We stated several times that we would have a technical inspection done before signing. On Friday afternoon, we were accepted. On Monday, Djamella pushed us to sign the purchase agreement. From that moment on, all communication with her was aggressive and unpleasant; we felt intimidated. We arranged a technical inspection and financing within a week. All the time, we were insulted, called picky, not taken seriously and unreliable. My husband and I received so many e-mails and phone calls, it felt like intimidation. We also stated that we would sell my husband's house after buying this one, and Djamella kept pressuring us aggressively to sign a purchase agreement with her, even though we hadn't bought anything yet. When serious irregularities came to light during the inspection, we immediately informed them. However, our concerns were always dismissed as *that's just how it is in an old house* (1980). A defective and poorly maintained central heating boiler (law of 2023), the absence of fire alarms (law of 2022) and the lack of grounding in a bathroom (also legally required) are illegal and have nothing to do with an old house. The sellers initially stated several times via e-mail that they would carry out the necessary repairs after we had prepared a NEN1010 report from Elektra, which revealed various defects. We spent more than 1000 euros on reports. After sending the last report, we were rejected as buyers within a few minutes with a short e-mail stating that we were *not serious*! Djamella didn't even bother to call us for 5 minutes. It seems that the sellers never intended to do any repairs. We are convinced that the house will be put back on the market without the legally required repairs being carried out and/or the defects being reported. Therefore, we have informed the relevant authorities so that they can investigate the matter. The real estate office will always claim that they are not aware of any defects. Believe me, they do know. Unless you want to be scammed and lose your money and dream home, don't buy through this real estate office. They are absolutely not trustworthy.

Wessel advised us both when purchasing our new home as well as selling our two homes. When purchasing, he honestly stated that the market value is lower than the asking price and the experience regarding the location cannot bridge the price gap but is a feeling that you can only assign value to yourself. Selling one of our homes was somewhat difficult as it is a special house. Nevertheless, he made sure that the photos were clear enough to find that one buyer. Afterwards followed a longer negotiation, prompted by circumstances, than usual. Wessel remained friendly, clear and patient in this process and thereby not only gathered the desired amount but also arranged a pleasant handover for both the buyers as well as us. For the other home, a buyer was found within a week. And also there nice photos, clear and friendly negotiations and handover. And during the handover of the homes we also received a nice bottle of champagne with keychain to toast the sale. All in all, therefore, a very pleasant experience.

My wife and I had to deal with At Home Makelaardij as a buyer, represented by agent Djamella. The experience was disappointing and frustrating. We already indicated at the very first contact, before even a bid had been placed, that we would have a structural inspection carried out before signing a purchase contract and would sign based on the results of that inspection due to previous experience. After visiting the house in question, we made a bid on a house and this bid was accepted on a Friday. In the following week, we arranged a notary in record time, arranged and had carried out a structural inspection, read through the many (draft) documents, passed on any necessary changes, and arranged an appointment with our mortgage advisor. After the bid was accepted, it was reported that the sellers were in a hurry. Before there was any indication of a date when the results of the structural inspection would be available, they continuously pushed us to sign the purchase contract, while we had indicated from the beginning that we wanted to know the results first. The results of the structural inspection showed that there was no earthing in the bathroom at all, which is a very serious defect. The report did not lie about the condition of the house and a follow-up inspection of the electrical system was necessary. Apart from the fact that we were allowed to have this inspection carried out in the house, the sellers and agent did not contribute anything from that moment on to make the deal possible. Based on their 'hurry,' we paid an extra amount to the inspection company for the report to accommodate the sellers so that it would be available earlier. All possible solutions, explanations about the impact of the defects and proposals had to come from our side. The serious defects in recently carried out renovations were downplayed as 'all of that is okay' and 'that's to be expected from an older house.' The only thing that remained was the communication that we were being a bother, that we unnecessarily delayed things and that the sellers were against the wall and that we had to sign quickly. Ultimately, the NEN-1010 report indicated that recently carried out renovations had not been executed in accordance with the current building regulations at all. Before the inspection even took place, we had already asked from our side 'what would the seller do if it's not in order?' It was confirmed that the seller would financially compensate in that case. Ultimately, this turned out to be a lie after we, based on a well-founded message, ultimately decided to lower our bid (which we would certainly have had to bear the cost of ourselves), because the sellers were in a hurry and otherwise they would first have to bring in contractors again to get quotes, after which the seller would pull the plug, after they had first asked us how it should proceed from our side. All of this in a one-sentence e-mail, instead of just taking the time to call for five minutes to see if anything else was still possible. This could have been prevented. The agent did nothing except downplay the defects, emphasize that an old house has defects even if the problems relate to renovations that were recent, and push for signing, while not doing anything to get involved in the issue or offering any solutions or options of any kind. I doubt there is even any basic structural knowledge present, which you would expect from an agent in cases of defects like these. If that had been the case, we wouldn't have even had to carry out the second inspection which cost us almost 500 euros, because willingness to get out of it seemed completely absent. This agent has not wanted to acknowledge, study, let alone solve any problems. The feeling remains that it's all about not being a bother, signing the purchase contract and quickly getting things done, and just pushing standard documents around.

Very unprofessional experience with Van Nierop from AtHome Makelaardij. Van Nierop immediately placed himself entirely at the service of my ex-partner, resulting in significant financial damage for me. Agreements were made beforehand with my ex-partner without my knowledge regarding matters such as the asking price and other important decisions concerning the sale of my home. Furthermore, he performed errands for my ex-partner and even advised her a friendly lawyer for our divorce, which at the very least creates the appearance of a conflict of interest. Apparently, he willingly allowed himself to be pulled along in her wagon. During viewings, he provided incorrect and incomplete information to potential buyers, seriously hindering the sale of my apartment. Potential buyers sometimes seemed like acquaintances of Van Nierop who appeared as interested buyers. He tried to force open locked cabinets together with a buyer's agent. In addition, he provided private information about me and others to third parties. I have challenged Van Nierop before the Disciplinary Committee for Real Estate Professionals for his actions towards me, damaging my interests and violating my privacy; interested buyers had been informed by Van Nierop that it was a sale due to divorce. Not conducive to the sale, as also concluded by the Disciplinary Committee for Real Estate Professionals and charged to Van Nierop. Van Nierop has been reprimanded and convicted by the Disciplinary Committee for Real Estate Professionals to compensate for legal costs. In summary, I can only advise; (do not) sell a house with Van Nierop due to his unethical, unreliable and unprofessional conduct that I have experienced.

For those who find the story a bit too long, a short message. Be careful with one of the employees. Some time ago we viewed a house for sale via At Home. Our appointment was with one of the real estate agents. He initially seems nice but ultimately everyone's true nature comes to the surface. After the viewing, we made an offer on the house. The next day we were called and told that the house was almost ours, but we were in competition with another party. The message was whether we could increase our bid. If we did this, the house would certainly be ours. Ultimately, we did so and we thought we had bought a house. Afterwards, we were called again and he told us that there was an additional requirement. We had to arrange our mortgage through Hypotake4You. He had good connections with this advisor and thus the seller had certainty that we could also borrow the offered amount. This is actually quite superfluous since we made our offer subject to financing. A quick Google search for Hypotake4You reveals: It's the neighbor of AtHome. In other words: the real estate agent wanted (his friends) to make some money (have made) at our expense. Based on this condition, we withdrew our bid. Conclusion: the real estate agent conducts an unfair business and tries to earn extra money at the expense of others. Real estate agents already have a bad name and people like this confirm it! Advice to everyone: Do not do business with AtHome! Nobody (except them) will benefit much from this. Throughout Barendrecht, we now see advertising boards for AtHome real estate agency. You as (seller): Consider that you pay for that. Is that really necessary? There are still plenty of other agents in the region who are more honest and don't all place unnecessary advertisements.

Looking for a reliable real estate agent without smooth talk? Then you definitely should NOT go to this agency and René van Nierop! Promises that are not kept, language errors in the brochure, access doors that were not closed after a viewing and much more, but the worst was a forgotten viewing (with people who came from far away!!). Our house was for sale for 7 months during which we repeatedly heard that it was a “difficult house” in a “difficult village”. Lowering the price at our insistence while the original asking price (confirmed by several other real estate agents in the region) was more than realistic. We were discouraged. After the forgotten viewing, we had enough and looked for another agent. Within 3 (!!!!) weeks, our house was sold subject to conditions and recently definitively sold. With an agent who luckily does understand how it works! Very special are the positive reviews (see also Facebook). Majority of those reactions originating from own employees and family/friends/acquaintances. No cure, no pay sounds very attractive but ultimately you get absolutely nothing out of it with this party.

If you're looking for a realtor to sell your house in Barendrecht and surrounding areas, I’ll go with Jaap Vin, Q makelaar, Woonvisie or another realtor.
