My property was taken over by Gruno Vastgoed more than a year ago. Since then, there have actually been mainly problems. From my experience, they behave like typical house flippers: they buy a lot of properties and then increase the prices as much as possible. As a result, tenants pay extremely high amounts without there being good quality or maintenance in return. At the time of the property takeover, several problems were reported that were already present. For example, think of fire extinguishers that had expired and smoke detectors that did not work. It ultimately took almost a year before these were replaced. In the meantime, I made several official reports and also contacted them regularly by phone. Each time there was an excuse as to why nothing had happened yet, and sometimes it even seemed as if they didn't even know that the report existed. The same applies to my own room. At the handover, I had already indicated that there was black mold in my room. I also made several reports about this and had a lot of phone contact. However, there was hardly any response for a long time and I felt that my complaints were being ignored. Only when I indicated that I would consider taking legal action was I suddenly taken seriously. Within two weeks, someone came to deal with the problem. Unfortunately, the problem was not properly resolved at that time either. The mold was not actually removed, but they simply worked over it. As a result, the cause was not addressed and there is a risk that the problem could return. This seems to be a pattern with repairs in the property. Work is often half done, resulting in a result that is sometimes even worse than before the repair. Apart from all this, they are also very unprofessional. Communication is poor and not polite, sometimes reacting in a very rude manner. I have had multiple instances where people stood smoking on my balcony without permission.
