After a very long process (read 8+ months) with an employee who no longer works for them, around May of this year came the relieving message: 'your settlement from 2023 is ready, just needs to be sent.' A few weeks later still nothing received, so I had to ring again. It turned out that the employee no longer worked for them and the settlement was not yet ready. Then went to Gruno. The new employee who took over our address seemed very positive and proactive in starting, and promised me that the 2023 settlement would arrive soon. Now we are another 5 months further and I still have received nothing despite repeated requests. Extremely poor communication, I receive virtually no response to any email. By phone, the person I need to speak with is coincidentally always unavailable etc etc.
I am enormously disappointed in Grunovastgoed. They have not refunded the deposit of my daughter for her rental property. They took over from the previous landlord, never informed us about upcoming renovations and demanded that the room be handed over empty. The room was handed over in perfect condition, accepted without problems, and we were told to just wait for the deposit refund. It has now been more than two months and still nothing has been returned. I have always paid on time, but now, after the promised return period of the deposit, they no longer respond to our emails. I never expected a company in the Netherlands to sink so low that it withholds deposits and misleads tenants. Very unreliable – especially for foreigners.
Definitely advise against renting from gruno vastgoed, gruno has taken over our landlord and since then nothing is being arranged. It takes months for complaints to be taken seriously, if they are taken seriously at all and anything is done about it. They are very unprofessional, they entered once without announcing themselves and not even for the complaint we had registered.
Making it very difficult to make contact, throwing the rent as high as possible and taking a very long time to solve problems, 1.5 years spent resolving black mold in the room. After contacting the rental committee, they do ps what.
The company's emergency number doesn't even pick up. In case of emergency, we would be dead. Even after we moved, we noticed that things weren't arranged properly. For example, doorknobs were loose, which resulted in us being locked in the room several times. They are obliged to offer us a safe place to stay. Still, it took two months before they sent a contractor. I will take legal action against this company. I strongly advise you not to do business with them.

ENGLISH BELOW Ik raad verhuurders ten zeerste af om hun woningen via dit bureau te verhuren. Ze werken onprofessioneel, zorgen slecht voor de appartementen en sturen zonder overleg monteurs naar binnen. Schade zoals loskomende vloerdelen of slechte dakisolatie wordt niet goed hersteld, waardoor de woning snel achteruitgaat. Voor huurders is dit bureau ook rampzalig. Vooral buitenlandse studenten worden uitgebuit: contracten zijn niet in het Engels en delen, zoals informatie over belastingen of afvalkosten, worden niet naar het Nederlands vertaald. Belangrijke kosteninformatie wordt weggelaten. Bovendien worden de huren vaak en op onevenredige wijze verhoogd, waardoor je veel te veel betaalt. Het bureau respecteert de privacy niet, stuurt monteurs onaangekondigd naar binnen en maakt foto’s. Conclusie: dit bureau probeert zoveel mogelijk winst te maken, ten koste van zowel verhuurders als huurders. Ze werken onprofessioneel en behandelen klanten respectloos – vermijd dit bedrijf. I strongly advise landlords not to let this agency manage their properties. They work unprofessionally, take poor care of the apartments, and send workers into the property without prior agreement. Damage like loose floorboards or poor roof insulation is not properly fixed, which quickly worsens the condition of the property. For tenants, this agency is a disaster as well. Especially international students are exploited: contracts are not provided in English, leading to many hidden fees. In addition, rents are increased frequently and disproportionately, causing tenants to pay far more than necessary. The agency does not respect privacy, sending workers in without notice and taking photos. Conclusion: This agency tries to make as much profit as possible at the expense of both landlords and tenants. They act unprofessionally and treat customers with disrespect – you should avoid this company.

Not very serious, not very friendly. I sent many messages, on the same day as the publication, and no response, I call and I hear 'you must react faster'. Very bad experience with Gruno Verhuur – pure waste of time! Since September 2024, my fiancé and I have been looking for a home through Gruno Verhuur, but after five rejections without any clear reason, I'm completely fed up. Again and again we neatly fill out the screening, provide all requested documents, and then receive a standard email saying that “the owner chose someone else” – without explanation. This company is the definition of frustration. The communication is impersonal, the service is worthless, and the rental prices are totally disproportionate to what you get in return. You get no clarity anywhere, and it feels like you don’t get a fair chance, no matter how often you respond. Gruno Verhuur is simply the worst rental company I have ever encountered. If you value your time, energy, and respectful treatment: avoid this company! I have rarely had such a disappointing and disrespectful experience in my search for living space.

I have just attended a viewing of a property offered by Gruno Verhuur. Upon entering, it quickly became clear that this home, costing over €1100 per month, would be delivered in shockingly poor condition. This property, which was advertised as 'recently renovated', was in reality an old student residence converted into an apartment with a new kitchen. And that was evident. The entire house, except for the new kitchen, was however in extremely bad maintenance condition. Dirty, unfinished walls where the plaster was peeling off with mold spots and cobwebs, an unfinished floor without baseboards, a minuscule bathroom with toilet that seemed to come from the 1970s with a cleverly hidden dirty boiler room behind a curtain, and a separate bedroom with, instead of a wall, plates with nails. And that for over ONE THOUSAND euro per month. When I asked if the property would be delivered in this state, I was told that indeed it would be. The rent would be slightly more expensive due to the good location, was the reasoning. Well, after 2 minutes I was gone. I really find it shameful to exploit the housing crisis like this. I couldn't believe my eyes. Hopefully, a nice rent reduction can still be wrung out of the rental committee. Edit: I just saw the reaction from Gruno Verhuur, and I doubt whether the author of this response visited the property themselves. I also think that no one at Gruno verhuur would gladly live in this property themselves. The fact that the rent is €1100 per month, *including* utilities, changes nothing about the fact that the property costs €1100 per month. To offer a property in such poor condition as 'recently renovated', and then still charge a bare rent just short of €1000, is downright SHAMEFUL and laughable. And don't even get me started on finishing off the house yourself. When a property with mold, peeling plaster and floors without baseboards (which means a large edge of the bare floor under the laminate is visible) is delivered, that is YOUR responsibility. Moreover, the whole affair was also extremely sloppily finished, with the ugly, sloppily sealed pipes still protruding from the ceiling. Don't sell it as a 'customizable' nice picture if it will cost the new tenant hundreds of euros to make the house somewhat livable. The property can be as energy efficient as it wants, that really changes nothing about the fact that the property is delivered like this. And then to have the audacity to use that, and the fact that the bare rent is 'only' almost 1000 euro as an excuse, is reprehensible. This is exactly what’s wrong with the current housing market.
