Firstly, his measurement of the apartment was 2 square meters smaller than it actually was. Also, the roof terrace was reduced by 3 square meters. This significantly lowered the assessed value. Reinier did not provide drawings, he only said 'my equipment is calibrated, I don't know how other agents measured this apartment.' He refused to amend the report. He also didn’t properly assess the value of the roof terrace (49 square meters in the center of Utrecht). According to his own calculations, the assessed value of my apartment was lower than the ground floor apartment that was sold 6 months earlier. Yet Reinier's appraised value (November 2019) was so low that it was even lower than the WOZ value (January 2019)!!! While the general real estate price indicator in the Netherlands rose by 8.5%... Reinier didn’t want to contact me when I filed a complaint. If you mention too many reasons why he made a mistake, he will focus on those reasons he thinks he is right, but systematically ignores the points where he has no good arguments. The impact of Reinier's gross negligence was small, I was undergoing a rate review. But a first-time home buyer who buys their first house with Reinier as an appraiser... oh god!
