I have been renting an apartment through Border Estate for over two years and have had an excellent experience with them. From the moment I signed the contract, their team has been incredibly professional and responsive. I lived in one of their buildings for a number of years. The building itself was beautiful and I lived there with much pleasure, it is managed well every day. However, be warned that the agency will almost every time try to charge you too much. Firstly, the price of the room was higher compared to similar offers elsewhere in the city, so I advise checking their prices via the Rental Committee. Secondly, when I was locked out, they charged me 150 euros for a new key, which is quite high. Thirdly, there were a number of unjustified costs that were deducted from my deposit when I moved out. They charged me cleaning costs based on the cleanliness of the common areas, despite the fact that these common areas are shared with more than 10 people and were regularly used when I moved out. They also charged me for the replacement of the mattress, despite the stains on the mattress already being present upon moving in, and the charged price did not correspond to the actual cost of replacement. I also have it on authority from my former neighbor that the mattress was not even replaced, but that they put a mattress protector on it before re-renting the room. However, I cannot confirm this. The agency reacted slowly when I disputed the charges and ultimately I had to drop the case due to a lack of responsiveness on their part. It is certainly nothing new to receive this kind of behavior from a landlord, but be warned: if you move in with this agency, stay vigilant, know your tenant rights and stick to your position more than I did.

I highly recommend everyone to rent an apartment/studio with border estate. I have had a great experience over the past 2.5 years! The apartments and buildings themselves are clean, in good condition and well furnished. The viewing that I attended was very friendly and informative. Every problem I've had so far has been resolved quickly and accurately. Before moving into the apartment, I received information about the building, the apartment, wifi and everything I needed to know. I also got contact very quickly in both Dutch and English, which was incredibly helpful. I am very happy that I can rent with them.

As a tenant, I have not had any problems with Border Estate. They are always neat and correct, and sometimes small things went wrong due to circumstances, but solutions were always found quickly and jointly. The communication is fast and effective. Andy van Eijsden

AVOID THIS AGENCY AT ALL COSTS!!! I know it can be difficult to find an apartment in Maastricht, but really try to avoid this real estate agency. They have the worst possible customer service because they don't listen to the concerns and requirements of the tenant. They schedule renovation work in your apartment without informing you, without respecting your privacy. I went weeks without a kitchen when they suddenly decided to break into my apartment and build a new kitchen, without notifying me. While they tried contacting the agency for weeks without a proper response, they eventually built an unfinished kitchen. They generally do not respond to emails or phone calls and seem to care nothing about the tenants. Considering how much rent I have paid for my apartment, this behavior is absolutely unacceptable.
