Absolutely not recommended. Very poorly accessible by phone and email. When something breaks down in the house for which the landlord is responsible or there is deferred maintenance, it's a huge struggle to get in touch. When you finally manage to make contact, everything is promised, but nothing is delivered, and then you have to put in an enormous amount of effort again to get in touch. For months now we’ve been ‘fighting’ for a service/inspection of an old boiler that hasn't been checked for years. Advice: don't do business with Randy!

This company invited 3x10 people (30!!) for a viewing of an apartment in Groningen. A rental apartment in Groningen is naturally very desirable, so what's the reason to invite 30 people? Other companies in the city certainly don’t invite such an unsocially high number of people for a viewing. This is a waste of everyone’s time, especially for people who have to take time off again and again to view a house. Furthermore, they don't even take the time to provide feedback that you weren't selected. It's now day 5. What a shame…..

Unfortunately a less positive review. I have not had good experiences with Tuitman Vastgoed as a rental agent. They are unreachable by phone (call-back requests are ignored), emails are not or very late responded to, and unfortunately I've been in a house for three months now with many maintenance problems (leakage, cracks, mold, moisture etc) where no attention is given. I have never posted a review on Google before, so this indicates how strongly I feel that these people treat their clients like this. I hope this review will make them respond and solve the problems of course ;-)

Originally very good, but the moment you need to contact them about a broken oven, nothing is done for months. Getting in touch is almost impossible and the contract is not adhered to on their part. Changed agreements and threatening messages. Strongly advise against doing business with them.

Had a disappointing experience. It took almost three months to repair a simple toilet flusher, despite repeated phone calls. Regarding the deposit, they refused to take responsibility, even though the contract stated that you had to contact them. Instead, they directed me to the landlord, who partially returned the deposit without any explanation. The agency offered no help in resolving the issue. Would not recommend renting through them.

Really unprofessional. We rented an apartment for a year from 2023 to 2024. Initially, the rental process seemed fine: Randy gave us a virtual tour and facilitated the rental, which was quite an achievement considering the current housing situation. But then the problems started: Unclean apartment: The apartment was handed over to us without prior cleaning. Can you imagine? When we received the keys, we had to request that the apartment be cleaned. If it were up to the housing agency, they wouldn't have done anything. Incorrect information: We were told that the apartment included a parking space and that the other costs would amount to a maximum of € 100 per month. However, we continued to receive letters asking us to pay extra charges, taxes etc. Ultimately, we paid quite a lot of money. Defective and disgusting furnishings: we had to replace several items because they didn't work or were simply dirty: the sofa, dishwasher, TV and moreover the heating system with a water leak that we only discovered at the end of our rental period. As a result, we paid a considerable amount in water bills. Poor communication: the number of times you have to send an email, make a phone call or send a WhatsApp message to get action taken is truly astonishing. No show for final inspection: Imagine this scenario: my father takes a day off to pick me up and help with my furniture because the housing agency insists that they cannot do a final viewing on weekends, despite repeated requests. And then, on the day of the final viewing, they don't show up! We were ready to leave, but no one appeared. We had to throw the key into the company’s mailbox because no one answered for three hours. The truth is that the housing crisis has allowed companies like this to exist. In a more normal scenario, this housing agency should be shut down due to its pathetic professionalism.

I have been looking for a rental property for 3 months and can certainly say that Tuitman Vastgoed is one of the best real estate agents in Groningen. Randy is fantastic: he is friendly, polite and responds very well to phone calls, emails and personal appointments. The prices for the houses they offer are very reasonable. They carefully assess all applications and do not follow the ‘first come, first served’ approach, which I find unfair. Overall, it was a great experience renting a property with them, and I can highly recommend them to anyone looking for a house.

Bad company. The owner only cares about the money, not the tenant and their problems. He responded quickly when I was looking for an apartment to rent, he was very nice, smiling and helpful. But once the rental agreement was signed, all my emails and phone calls were ignored or I only received answers after a few weeks when the problem had already been solved by myself. The company's messages were sometimes rude. Stay away from this company. I have found a much better landlord and would recommend the same.

Very bad company. When we moved into the rental apartment, we already heard negative feedback from our neighbors about Randy. When we had problems, he ignored our phone calls and emails. The responses were clueless and he was not interested in solving the problem. We have moved to a better landlord and no longer have any problems. I hope that all positive feedback is given by real people who have had a good experience, and not by bots. According to the number of thumbs up, most likes are for the negative reviews - shows a realistic picture of this company.

Worst company to rent from. Initially they are positive and communicative, but once you start renting, it's a hell. He never answers his phones or messages, emails are ignored, if there is a problem in the apartment, he never repairs it, and after closing the contract, part of the money is withheld by the company without explanation. The company has removed all previous reviews. I wanted to share mine with a friend to warn her and noticed that my review has been deleted. So I'm posting it again. I don’t write negative reviews, but I won’t stay silent now, because I want no one to end up in the situation we are in due to Tuitman. Facts in order of importance: 1. In a year you will be evicted from the apartment, even though you always pay everything on time and cause no problems for anyone. The agent sent us an eviction notice the day after our baby was born. 2. They won’t answer your questions by rudely telling you that your house is not about to collapse. As soon as we moved in, it turned out that the pipes in the shower were poorly installed and flooded our neighbors, also our floors and walls were wet. Randy came once and said the shower could be used. The neighbors were so fed up with this problem that they called the master themselves who repaired everything. Tuitmam did not reimburse them for these costs and said that the insurance company should do it (the case was not an insurance matter). 3. Most importantly, the apartment we rented (Helpman) had poor insulation + was affected by flooding, causing mold in all rooms. Randy never came to look at it. We told him I was pregnant, that we still had a small child, that we had thrown away the clothes and crib (one of the attached photos shows only the wall behind the crib!) because they were moldy. Randy then said that we shouldn’t open any windows (which is a complete lie). 4. Because of this, Tuitman wrote off 302 euros from our deposit after the inspection for special anti-mold paint! We could not tolerate such an attitude towards ourselves and turned to the Support Point, where they explained to us that the company's actions were illegal and helped get this money back. 5. The rental costs of this company are very high. All specialists we contacted said so. 6. The company removed its account from last year, where similar negative reviews were posted. 7. This company is not trustworthy anywhere. Stay away from it. You will be able to find a house with other decent real estate agents.

We have been trying for almost a year to get in good contact with Randy regarding the central heating boiler that needs to be replaced. We repeatedly receive promises that are not kept. The company is unreachable by phone, the emergency number (which we received from him) is the office number, and emails are answered at least three days later. In short, not recommended

Warning! I have had a good relationship with Randy for a long time. With other landlords and real estate agents, I haven't had good experiences yet. If there are urgent matters and you insist, Randy usually arranges this as quickly as possible. If it is not urgent, do not expect things to be resolved. I had a broken freezer door for a year, causing it to constantly freeze. I had to defrost my freezer several times. When I reported it to Randy, he said it would take a maximum of 5 months because delivery takes long, but several reminders during that year did not lead to a response. Other things were resolved in that period (I am an honest person). The freezer door was broken until I recently moved and then the horror began. In my contract, there was a notice period of two months. I quickly got a job in another city, so I informed Randy about my cancellation 1 month and a week before I planned to move PLUS I had someone reliable to take over the apartment for the next month. After a week without a response, I tried contacting him again via email, phone, and WhatsApp. No reaction. Another week later, the same thing again. I even went to the office, but it was empty. Then I received an automatic reply stating that everyone is on vacation and will return 2 weeks later. There is no one present for emergencies. During that period, the WiFi in the entire house went out (for all tenants) and I received no response regarding my cancellation. Then I receive an automated reminder to pay my rent. I initially did not pay the rent. I cancelled in late July and eventually received a reply on September 5th, but my cancellation was not confirmed, but I asked for rent because I had not paid. Only then do they find my cancellation. Even though I had someone to take it over, they said that I had to pay the rent. I no longer had rental subsidy, which meant I had to pay the entire almost €900. I did so and asked if they wanted to schedule an appointment for handing over the keys. Every response to my emails took days. They said the apartment was too dirty. I hadn't lived there for two weeks already (it was clearly dusty again, and the refrigerator moldy because the door was closed). My partner cleaned everything up again for me. The office did not understand me well and after I explained it several times and said that I wanted to put an end to it, they had the audacity to ask me to be more respectful in my writing (I am a very respectful person and have not insulted them nor lost any respect). I swallowed the pill because they were in the position of power. After sending multiple emails for 2 weeks, they eventually agreed that I could put the keys in their mailbox. Unfortunately, communication with my partner went wrong and he put it in my mailbox instead of theirs. He couldn't figure it out anymore. I contacted them again asking if they had an easy way to pick it up, otherwise I would try something else. Again, no response. A few days later, I asked them again (it is now almost October). They reply that they have picked up the keys and charge me €50 because they had to replace the lock. For this €50, I did not receive any notification. No warning, no phone call, no WhatsApp, nothing. I asked my lawyer if this is legal and he said it was illegal that they hadn't notified me beforehand. After confronting them and asking for a receipt, they said that a key service would be much more expensive and that I should be glad it was only €50. They also said that they cannot give me an invoice because they have their own people for that. I ultimately did not sue them because I wanted to close this chapter. The friend I recommended moved in. Nevertheless, I want to hereby warn everyone who is a tenant of this real estate agency. Check 100% how long your notice period is and know your rights. This office works very unprofessionally and even charges illegal fines (without prior notification). Please note that realtor Tuitman Vastgoed only sees the money, not the tenants. I hope some people read this before renting a property from Tuitman and are now better prepared.

We had a video call for an available apartment and after a positive conversation he asked us to prove our income and write a long email to show our motivation. Mention was made of the landlord who apparently was in Germany (not suspicious at all). We never received a response, not even a negative one.

On October 23rd, a positive response was received to my email requesting a viewing of an apartment in Groningen. We had agreed that a video call would take place on October 25th for a viewing, during which we actually spoke and saw the apartment as it appeared in the photos (a bit messy but the real estate agent explained to us that people lived there at the time and we understood and had no problem with it). After a very positive conversation, we were asked to send some specific photos (proof of income, statements etc.) and provide some additional information about ourselves. An email was sent by us with everything they requested, just after midnight on October 26th (a bit late in the evening due to our late work schedule). On the 28th, another email was sent by us to make sure there was nothing wrong with the first email. Until the date (December 16th) and time of this review, we have not received a response, neither on email nor on the application that we used for our video call. We did not expect an agreement to be guaranteed after the video call, as we are aware of the difficulty in finding an apartment, but we would prefer to receive an answer, even if it were a negative one. Leaving people waiting for days for a response and then never contacting them again after they have sent a very long email with everything that was requested is not professional.
