I have unfortunately experienced ED Housing firsthand, and especially their property manager Enrico. My initial impression wasn't great, but after several private tenants further, it's crystal clear to me: ED Housing falls squarely under the category of bad landlords. Let me take you through my nightmare: for three months I was at the mercy of a boiler that only worked for five minutes a day. Five minutes! In the middle of winter, this meant that the temperatures in my house dropped to an icy 4 to 6 degrees. When I contacted ED Housing, I always received the vague excuse that they were dependent on third parties. When I asked if I would be compensated for these harsh conditions, I was told that ED Housing supposedly had no say in the matter and that the owner would be approached. Spoiler: nothing happened. But that was just the tip of the iceberg. I dealt with a bedroom window that wouldn't open, a living room window that didn't close completely, and sewer flies crawling out of the dishwasher. When I confronted Enrico about this, he became furious. Shouting, he asked who I thought I was. He boasted that ED Housing had never lost a lawsuit and that I certainly wouldn't be the first to try it. As if that wasn't enough, he smirked and asked if I was perhaps in financial need because I was asking for compensation. He even offered me money personally, as if I were a beggar. To top it all off, he didn't think it necessary to compensate me but withheld 500 euros deposit due to leaving streaks on the mirror and forgetting to empty the small freezer. Spent hours making the house spotless, only to have money deducted for something so trivial.. This man, this organization – it’s a complete farce. For a bare rent of €1050 per month, I was entitled to a decent living environment, but what I got was a horror show. Think twice before entering into an agreement with ED Housing. I wouldn't even recommend them to my worst enemy. Okay maybe them, haha!

We have worked with them for over 7 years and generally had a good experience. They always treated us fairly and kept good contact when something needed to be repaired. I always felt that Nico wanted to maintain the house just as well as we did. We would definitely recommend them in the future!

I have been working with Nico de Pauw from Expat Housing for three years and have rented two different apartments through him. And this is the truth: Nico is honest – sometimes even too honest for people who expect preferential treatment. He does not take sides. He protects the landlord when necessary, and he protects the tenant when necessary. If you have caused damage, he will tell you. If the apartment has defects, he will also tell you – even if that means the deal does not go through. Before we rented our second apartment, he personally called me to say: 'Carolina, this is an older apartment with noise issues. Are you sure?' That honesty is rare. When we had a big leak, he solved everything immediately. When we moved out of our first apartment, we lost most of the deposit – and honestly, that was justified. Nico is a Dutch landlord, transparent and incredibly reliable. He's not there to please you – he's there to do what is right. And that's exactly why I trust him. If I had to rent again, I would choose him without hesitation. And if I ever owned a property, I would definitely entrust it to him. He's fantastic.

I would not wish anyone to have to deal with someone like Nico de Paauw. For months he left a dead rat lying in the common area and ignored the countless messages we sent requesting him to remove it. The common area was always dirty and poorly painted, and the maintenance was completely neglected. Moreover, he tried to make us pay for repairs that were not our responsibility, and he never responded to our messages when we needed a solution. He treated us terribly, with total contempt and lack of respect. He valued the furniture as if it were a luxury set worth €12,000, while in reality they might not have been worth more than €200. The table was full of stains, the sofa was worn out with completely worn-out springs, and the washing machine barely worked. When we moved out, he even demanded that we return the sheets and towels that were included with the furniture of the apartment, which means even those were old and reused by tenant after tenant. The apartments have old, neglected sanitary facilities, which can lead to unexpected bills. In my case I received a bill that had been edited for his convenience, hiding important parts of it. I have spoken with other tenants and he always comes at the end of the rental agreement with an unexpected bill. When I showed my contract to government lawyers, they literally laughed at how shameless he tried to squeeze every last cent out of us. Fortunately I had a legal team that helped me get back what I was entitled to. Even the landlord eventually had to pay the legal costs, because Nico de Paauw ignored all settlement attempts and never responded to one e-mail from my lawyer. I really hope this review helps people not to hire people like Nico de Paauw anymore. And I also hope that with the new rental legislation people like Nico de Paauw will go bankrupt. This is exactly the type of person that gives landlords a bad name. And if he responds to this review, don't believe anything he says to make himself look better. The reality is simple: he is a terrible person.

We had a very unpleasant experience with their attitude and the content of their communication was not legally justified, which forced the landlord to eventually offer his apologies. Expats should be cautious and always seek legal advice from the Legal Desk in case of a similar experience. Fortunately, I speak Dutch and am a legally Dutch national, so I know my rights. I would never rent a house from them again and would also never engage them as my real estate agent as a homeowner.

The best thing is to contact the director directly, Mr. F. Visscher. He tries to settle matters accurately and directly. I had problems with the central heating boiler last winter, but these were ultimately adequately resolved by installing a new unit and compensation. That was done properly.

I have been living for 4 years with a lot of pleasure via Westhavendomein. If something is broken, it is quickly fixed. Recently the house has been completely renovated and they were very helpful and involved in this project. I can only be positive about it.

This man has gone through fire to get me out of housing emergency (without any obligation) that was caused by the city of Rotterdam wrongfully. Additionally, I have never had an unreasonable conversation. I call about problems with my housing and they are also picked up immediately. Frans has, to my mind, a professional yet human approach and that I value enormously.

Westhavendomein VvE Beheer B.V. is a management office with no knowledge whatsoever. They are only skilled in deceiving people and making totally wrong decisions. Nice speeches without content, especially F. Visscher. There was a leak in a shop below me, first they looked for the leak at my downstairs neighbors but nothing was found, then they asked me if they could make a hole in the living room of 20 x 20 cm. See the result on YouTube: ,,Look-through hole becomes demolished wall during leak investigation''. This demolition work was done by demolition and plumber company J.A. Boom from Vlaardingen. Kor Hofland has had a broken wall in the living room for more than a year thanks to this bunch of bunglers. Now a judicial ruling will have to come into play to stop these bunglers. The final leak was found at our downstairs neighbors. F. Visscher was the person who ordered to make a hole in my room wall.

In a situation for me where I needed to look for a housing a number of times contact has been made with Westhavendomein and Mr. Visscher about various rental properties. Professional company, gave a lot of trust and keep appointments. Clear and neat way of communicating. Keep it up!

As a tenant, you are not taken seriously and complaints are only addressed after six months.

The real estate agency shares new rental properties via various WhatsApp groups. They say that if we are interested in the houses, we can send the documents privately via WhatsApp. They never respond. We send our documents, which contain a lot of private information, and they don't even respond, whether or not they have received them. It is not a reliable real estate agency.
