??Today I received the verdict in a civil lawsuit that Blijdorp Makelaardij, represented by Michel Velickovic, Registered Broker and Appraiser, had filed against me because I didn't want to pay his invoice for the appraisal of my house as I felt his appraised value was ridiculously low. More than € 40,000.00 euros less! than the appraisers before and after him who have appraised the same property! A few thousand euros difference can always be tolerated, but this was simply a failure to perform. I felt disadvantaged and had informed him that I would not pay the invoice and if he wanted his money, he should file a lawsuit. And that's what he did….. The judge gave him every opportunity to provide evidence for this absurdly low appraisal. But beyond painting the house black, he didn’t go. Small garden, torn wallpaper, smell of animals, roof not good, cracks in the facade – you couldn't make it up; there was something wrong with this 1930s home. I tried to explain that the house was structurally completely different from the adjacent properties and also had just been sold. Insulated concrete floors with underfloor heating. Comfort class 5 water supply, large conservatory attached to the house, which he didn't see as a garden, while a conservatory is truly a garden room. But all in all, it’s a very well-equipped house in this price range. As I am a contractor myself, I think I know what I'm talking about. In an interim judgment, the judge stated that if he could not provide further evidence, she was inclined to rule in my favor. She gave him another chance to withdraw. She also instructed him and his lawyer to ‘look in the hallway’ to see if a compromise was possible. I had so much confidence that I would win the lawsuit that I didn't even bother hiring a lawyer. So when I sat vulnerable, waiting for a proposal on a bench in the hallway of the courthouse….. it turned out this case was unnecessary. Without saying a word, they walked back into the courtroom without giving me so much as a glance. Like a small child, I was ignored. He continued to bash the judge about how well he understood his profession. And that the other brokers knew nothing…. He was very precise with measurements and they were more or less amateurs…. After another round of providing evidence, the lawsuit ended and we had to wait a few months for the verdict. And the verdict reads: It is established that Blijdorp Makelaardij failed to fulfill the terms of the assignment agreement between the parties by setting the property value too low. And is therefore condemned to pay the legal costs. I considered, after jumping for joy, leaving it at that. But if you are more than € 40,000.00 below the appraised value of several of your colleagues, you deserve a rap on the finger. The judge did this several times but Michel Velickovic is so convinced of his correctness that even a very rational judge could not teach him the wisdom of knowing when to cut your losses. A simple okay, I was perhaps a little too far off and I accept my loss would have been sufficient. But the man is acting so authoritarian that I almost feel sorry for his colleagues. There is simply only one truth and that is his…. Glad the judge saw this! I see that many maximum ‘stars’ are given in reviews about this brokerage firm. But would they have given them if other brokers had perhaps appraised their house € 40,000.00 euros higher? Note!! On a house of around € 200,000.00….. I thought it was a disgrace! For me, € 40,000.00 is a lot of money! So just one star from me because I can't give any lower. And it’s certainly not my intention to ruin his business! But if you are that arrogant and treat me like dirt sitting in the hallway waiting like a small child…. You deserve it. So, getting your house appraised? Think twice before you start! I am being let in by people with false promises of having a large network and selling the house quickly. In more than 4 months, nothing was done; they had no clients, no viewings, no sales. Then they would lower the price and continue with the sale. They then themselves removed the advertisement from Funda without consultation. I sent a termination of the agreement with an explanation and mention of default. They sent an invoice for the amount of 2000 euros for work that was not done. Mr. Sjors van Houwelingen, we will see each other in court because I am not planning to pay for nothing. It is a fraud. YOU ARE WARNED ABOUT THIS REAL ESTATE AGENCY!

I sold my house with the help of GratisVerhuizen real estate agency. I was well assisted and treated politely, just like the people who came to view it. The realtor is clear about the concept. The costs are passed on to the buyer. The costs are a bit high if you don't sell a very expensive property, compared to what other realtors ask. But for me, it worked.

My father is getting on in years and has difficulty understanding the Dutch language well, so when his daughter contacted him, I also got in touch with Sjors. The contact was very pleasant and Sjors is very accessible and easy to reach. Which is really nice. If I had questions, I could call him or even send him a message. Super service! Initially, the story sounded good. Due to serious private circumstances, there was an urgency to sell and limited energy to organize much. This broker really handled things very badly for us. The photos were very bad, supposedly the best photographer in the Netherlands?? Total mismatch with the viewers and the house. This broker has no network in our neighborhood. I would describe his approach as amateurish. I had to fill things in on an Excel sheet, which is very awkward and not of this time. All brokers work with an online environment. This broker is nowhere accountable; it cost us a lot of time and money and we have to start again while it was clear that we didn't have that time. This broker knows how to twist things so that ultimately it’s all the customer’s fault. Their website states how many houses they have sold, which is particularly little. Our advice is to think very carefully before entering into a partnership with this broker. After we posted this review, there was a response from the broker. For a moment, we thought the broker would take responsibility for his share in the disappointing result. On the contrary, he threatens with collection etc. In the meantime, we know via the new broker that there is a complaint from one of the potential buyers about the bad experience with this broker. Had decided not to make an offer for that reason and luckily now do. This broker does not hesitate to proclaim untruths in his favor, which can be read in his response to this review! Again, this broker is affiliated with nothing; you cannot file a complaint and cannot handle feedback! We immediately let them know that the photos were bad, and Sjors said it wasn’t so bad that they could still be used. Our lesson is that we will work with qualified brokers from now on who can demonstrably do their job well.
