The cooperation with Akash went smoothly and clearly from the beginning. I always knew where I was at and was well informed throughout the entire process. Also, there was a quick switch when needed. Akash Dhuney from ADD Makelaardij managed our rent of € 3.800 per month, but since the move it was a disaster: the apartment was dirty and not properly prepared, which forced us to pay for cleaning (which, as agreed, was deducted from the rent), and there was furniture of poor quality, such as a missing desk/drawer, a sagging/stained mattress, a broken kitchen chair with peeling leather, a non-matching/damaged TV with noise, and an unhygienic, stained sofa. Communication broke down early on with rude accusations ('Do you not understand English?'), threats of the police due to a misunderstanding about a payment in good faith, and delays in signing the contract needed for BSN/IND registration, despite Akash claiming to be the intermediary between landlords and tenants. Due to ongoing neglect, urgent defects were ignored, such as a leaking shower (worn parts), a non-functional bathroom exhaust fan causing mold growth, an unregulated heating system, a leaking refrigerator, a broken washing machine (useless for days) and increasing mold in the shower – all issues that hinder livability in the dwelling. Dutch law requires that real estate agents/landlords remedy these immediately upon notification. Akash refused to fully cooperate after evasive answers, acted opaquely and was not trustworthy – non-Indian tenants risk being scammed through delays and failure to meet obligations, while he continues to collect fees. Avoid ADD Makelaardij; document everything and know your rights to enforce repairs or take legal action. 1/5 stars.

Literally a worthless appraisal by B. Dudok de Wit. Uninterested, walked through the house in 10 minutes. The house was incorrectly measured based on construction drawings and only after insisting did they try to adjust the report with NWWI without success. Result: the report can go in the trash and I need to find a new appraiser for the appraisal. Not even once an apology was made throughout this entire process. What an amateur and especially unprofessional person.

The appraisal by the company was inaccurate and based on incorrect information. I'm not talking about the market value here, but about the technical data of the property itself and the compared houses. The house was compared to properties that differed significantly from each other: a difference of 20 years, houses far from the inspected address, houses that differed by more than 30% in size and houses that had been sold years ago. Moreover, they claimed the house had no insulation, while it definitely did and was easily verifiable by openings in some places where the insulation material was visible. For a price of 800 euros, I find this a terrible experience, considering the many inaccuracies in the appraisal report. An inspection took place, during which the real estate agent, the documents and the owner themselves could quickly correct the inaccuracies in the report. This company however either did not fully read the provided documents, or it simply didn't care. They also never asked the involved parties for their opinion. I have tried several times to find out why they didn't even try to correct the report, but received no answer. 'A nice house desired', the only thing they care about is a standard appraisal report, even if it's incorrect. The draft report contained inaccurate and erroneous statements that have not been corrected to this day. I had to engage another appraiser because this one was unprofessional, and I never even received the report.

He had already done his homework (gathered information, pre-processed the report) and when I got home, I already had a detailed report in my email. Highly recommended!
