Beginning 2024, we put a house for sale in Zoetermeer and searched for three real estate agents to choose from, to arrange the sale for us. In times like these you can assume that a house sells itself, but nevertheless, choosing the right agent is important. Each agent had their own advantages: - Choice 1: The agent had been established in Zoetermeer for many years and had a large network. - Choice 2: The agent had good tips regarding the viewings. - Choice 3: (Verlaan) had an excellent presentation and also tips regarding the viewings. The agents did not make the choice easy. We had the idea that the sale would be in all three hands in good care. Our choice went to Verlaan, because of the presentation as it was a sales property. It had to be put on the market (presented) well. Choice 1 would ultimately tap into its network from the buying role, so became less interesting. Choice 2 brought with it a very enthusiastic salesperson, but Choice 3 gave us a more businesslike feeling but in a friendly way through Lisette Verlaan. Behind Verlaan is a team that I don't want to shortchange. However, part of it works behind the scenes where I had no involvement; Lisette takes a lot off our hands. The measurement and photo session took place in a team of two people. Super fast, incredibly well coordinated. We were able to see the sales brochure ourselves and give feedback on it before the house actually went on the market. Verlaan arranged the viewings and completely took that part out of our hands. Verlaan works with an online platform Move.nl. In it we could follow the bids with the motivations of the bidders to proceed with the purchase of the property. Very nice and transparent system. We had taken into account a sales time of half a year. That was the experience of selling the house next to that of ours, but a year earlier with another agent. I don't want to create a precedent, but Verlaan sold the house within a week for a sale price where we were very (positively) surprised. He misses a bid/chance to sell, which is fine in this time because he will still sell it anyway but there are certainly going to be worse times and then brokers will beg me to please make an offer. I'm done with the poor quality of work by brokers so I am going to post reviews about all experiences. The broker does not take potential buyers seriously. That is good in times when everyone wants to buy, but this broker will naturally go down when things get worse. I wish sellers much success but would advise a different broker. Update 28-09: Not informed of the bidding procedure but did receive a rejection on the opening bid. Harmful for the seller. I would advise a different broker if I were selling my house.
