12 Jul 2025I got to know Joek as the sales broker of the house where I now live. He wasn't 'hired' by me, so to speak, but if I ever sell my house again, that’s what I would do. Joek connects with people; he is genuinely interested in how they are doing, and when he looks at a property, he sees the person who lives there. Also, Joek has an eye for how to get houses photographed well, which beautiful glimpses make the house worth it. So trust him if he wants to shuffle things around! His individuality is something you either like or not (I do). Don't expect a typical broker in a suit, but a man who lovingly and creatively puts a property on the market and goes to great lengths to make the sale a pleasure for both parties.

During this conversation, I was surprised by the enthusiasm of the broker and the time he took to answer my questions and provide advice. Especially remarkable that this conversation took place on Friday evening, well after 18:00. His role as a sales broker changed into a purchasing broker upon acquaintance. This resulted, to our amazement and to our delight, fairly quickly in a purchase and a lovely apartment, it's A'dam Good Story. Sinda last week we received the keys to a delightful maisonette where Joek shared our joy with us. It was great working and communicating with this man. Thanks again for that! We will wholeheartedly recommend Joek to anyone who needs help in the Amsterdam housing market.

I am surprised to read in the review that there are professionals… It took us a few weeks to be able to live properly in our apartment (no hot water, broken terrace door, non-working heating…). They were not responsive and always said first that it could be our fault. We had to arrange many things ourselves. And now they don't even want to return our deposit for energy bills we’ve never heard of, which they can’t even pay and which are not in the contract… Very disappointing and such behavior is clearly not reliable for either side of a rental: tenant or owner. (We are used to renting many apartments and this is the worst ever!!!!)

Dear Océane, the rental agreement you signed did not include utilities and you were informed that you had to put all utility contracts in your name. Because this did not happen for the heating and hot water of the property, the landlord rightfully charged you that amount while you lived there and provided you with all invoices. All other issues you mentioned and which are normal for a home have been addressed promptly, but some minor repairs fall under the responsibility of the tenant, as you are the one using the property, and this is also well documented in the signed rental agreement. Nevertheless, we thank you for being our tenant and leaving a review for us, as we always strive to improve our customer service. We wish you all the best for the future. 03 Jun 2022We hired Property Manager Amsterdam (PMA) when they were just starting out. Over the years, if something went wrong, we reasoned that PMA lacked experience. But with the latest lease agreement, we could no longer justify this excuse. I wish we had stopped collaborating with PMA before it became a time, energy, and money pit. In the latest lease agreement that PMA drew up for us, it stated that our property should be returned in the same condition as the tenant received it. Including the inventory, of which the tenant signed a detailed list upon entry. The agreement also stipulated that the tenant had to deregister with the municipality when terminating the rental agreement. Nevertheless, PMA failed to hold the tenant accountable for the following matters. The tenant: - Did not deregister with the municipality - Damaged paintwork beyond normal wear and tear - Damaged furniture and floors beyond normal wear and tear - Cannot rectify missing inventory - Has consistently failed to report damage to the apartment as required by law - Failure to carry out minor repairs as required by law PMA dismissed each of the above issues, referring to Dutch law and claiming they had to protect their business. I discovered, however, that the lease agreement and Dutch law supported our claims. This gave me the impression that PMA has insufficient knowledge of Dutch law and the Dutch language. It also made me feel that PMA was not on our side. Further below is an additional list of issues that went wrong during the latest rental period. PMA: - Failed to perform proper ownership checks, conduct a cash inventory, and obtain the tenant's signature - No stains were noted on all walls and furniture, with a total repair cost of €5400,- - Did not deliver the property on the agreed date - Did not deliver the property as clean as delivered - Communication was not timely - Failed to take responsibility for their mistakes Overall, it took us four weeks to resolve the mess, which wasn't something we expected when hiring a property manager.

It’s also regrettable that this needs to happen again 5 months later. We have always tried to accommodate your requests, provided support where needed, and we successfully found 4 different tenants who met all your requirements during that time. It's unrealistic to expect a property to be delivered in exactly the same condition after years of rental, without major maintenance such as painting, for more than 10 years. Properties are subject to normal wear and tear, and landlords cannot expect a tenant to pay the full cost of a new property that was not new when the rental period began. We simply could not agree with you on all the points regarding non-liability: - Withholding € 1,500 from the tenant’s deposit until we received an official letter from the municipality, while we had already forwarded you the email from the municipality as confirmation. - The desire to charge for a complete repaint, while the apartment was painted more than 10 years ago. - Requesting the full price for furniture, without taking into account lifespan, wear and tear, quality of the item, and the amount charged monthly for the use of furniture and upholstery. - Charging for missing inventory that had been stored in closed boxes in a basement for 3 years, over 2 rental periods, and which we were not even allowed to touch. Part of that inventory consisted of cleaning products, coffee capsules, personal hygiene products, and other small household items with a limited shelf life. We felt compelled to protect our interests because you requested that we not inform the tenant that it was your request to make those deductions. After that, you wanted us out of the conversation and forbade us from communicating with the tenant. Other matters: - Check-in and check-out reports were prepared, signed by the tenant, and sent to you. We did not agree with the complete list of missing items because some items were not missing. - What you call repair costs for a paint job that is more than 10 years old, we consider normal maintenance costs. - It was agreed that the property would be delivered a few days later because it was not sufficiently cleaned. These things are beyond our control and we have done our utmost to have the property ready on time and have always kept in contact with you. - Throughout the process, there were multiple phone calls with your partner G., in which agreements were made about how to proceed. But you continued to send us emails with requests for deductions, parallel to these conversations with your partner. At one point we limited contact to G. only, because his name was on the contract and he was the official landlord. We took over the cleaning and reporting of stains on the walls and refunded you an amount to help you with this, despite the fact that the stains on the walls had been in the property for 3 years, before the last 2 tenants and during your last stay. There is experience and knowledge of Dutch law, which we have and know, but there is also common sense and fairness. All these variables play a role when situations like this arise. We believe that the tenant delivered the property in a reasonable condition and not in the condition you propose. We understand that this was an unpleasant situation for all parties involved, but unfortunately these types of situations occur with rental properties. We are convinced that we have done our work as mediator and real estate manager well by advising you on resolving any disputes in the best possible and fairest way. Nevertheless, we deeply regret that a good working relationship has ended this way. For now, we can only consider it a learning experience and thank you for it. His experience was very positive, and because we were also looking for a new home, we had a conversation with them to have them act as our buyer's agent to find us a house. By chance, they just got a house for sale that perfectly matched our wishes, so we really wanted it. They couldn’t naturally be our buyer's agent then and handled this very ethically. During the purchase process, we were guided very well by them, paying attention to our situation. We lived in our previous home for 36 years, so saying goodbye is also a very emotional process. Dear Ms. Stöve, From your response, we understand that you are very frustrated about the sale of your home in Aalsmeer. As a purchasing agent, we did indeed purchase the property for our clients. It is true that another colleague from our office had a sales consultation with you on August 5, 2022. However, you chose to have your home listed for sale with another, not locally known real estate agent. The value given by our broker on August 5, 2022, was in a sharply fluctuating (housing) market due to the war in Ukraine. As a result, interest rates and energy costs also rose considerably, causing much uncertainty in the (housing) market. As a purchasing agent, we strongly negotiated with your (non-local) sales broker in May 2023, and a purchase agreement was signed on May 19, 2023 (8 ½ months after August 5, 2022). The selling price? You yourself agreed to that, otherwise there would not have been a price agreement. We find it particularly disappointing that you rate us so negatively on Google while we did not act for you. From all reviews of other clients about Huisman Hoogendoorn Makelaars on Google, Facebook and Funda, you can see that we are assessed as reliable, active and strong in negotiating. Incidentally, we sincerely hope that you have found a new, pleasant living environment in the rural area of North Holland!

Unfortunately, I cannot respond to the reaction of the owner below and wanted to leave it at the bad review, but the response below asks for some clarification, so here’s what happened: - Tel Krop sold a house via bidding - We had the winning bid - Written confirmation from Monique Krop. List of movable assets shared. Notary confirmed. - The notary prepared the documents for the transfer - The party that had offered less in the bidding process still wanted to offer more, while we already had confirmation of the purchase and the documents were with the notary. We were offered a compensation if we would withdraw, because we were formally the buyers. - Ultimately went with the other buyer anyway, without compensating us. Not only ethically very questionable, but also illegal. I think it speaks for itself that you should stay as far away from Monique Krop as possible.

15 Jul 20220 stars, 1 star would be generous. Moved to a recently renovated apartment on the Eerste van der Helststraat in Amsterdam. No internet. In the 21st century. Had to contact them to get the builder back to dig out the walls to find and connect the cable. Great start. Next; leak in the toilet ceiling. Every time someone showered upstairs. Had to contact them for repair. When I dared to ask a builder to take a look myself, I was put in my place and told that they had to decide whether they would incur damage or if I would do it myself. Yes, I flooded my own ceiling?! It's clear I decided I did, because 1.5 years later it still hasn’t been repaired. Nice shower room…impractically designed. No shower door, so water goes everywhere. The door wasn’t painted with the right paint, peeling off, swollen and the wood is rotting. Contacted them. An ‘assessor’ came out. Then nothing. What's next? Oh yes, the apartment upstairs is being renovated. After a particularly heavy rainstorm you wake up at 05:00 am with brown water steaming along the bedroom walls. Mad dash to save the furniture. I informed the bureau, but had to contact the builders myself to carry out the repair upstairs to prevent my apartment from being further destroyed. Bedroom unusable for 3 days while I dried it out, having to sleep on the couch. Sent several emails with photos and video, no response. Ceilings and walls are brown in color and are frankly disgusting. Heard a strange noise in the kitchen next week. Another leak from the ceiling. Enough water to fill a bucket. Managed to grab the builder and he repaired it. But not before my kitchen wall got a lovely moisture level. Sent another email with photos and videos, absolutely no response. Let's not forget that the builders don’t lay dust sheets or protect the area. The entire staircase was filled with cement dust and the navy blue carpet turned white. You can’t walk down the stairs without getting stains on your clothes. Emailed about this and then received a reply…that it would be cleaned when the work was finished. So in 4 months. Do you want us to live in this asthma-hazard for four months?! Another agent picked up the same message and sent a cleaning round (which only vacuumed the carpet, the staircase walls are still sticky and filthy). How could I forget the poor ventilation. Every time someone cooks downstairs, smokes or even farts, my apartment smells like it. Seriously, my friend has asthma, so the cigarette smell really affects him, it's stifling. Told them about this. They did…absolutely nothing. Well, Mr. Assessor came again, which led to more nothing. Had a realtor when renting this place, she also tried to contact them and was ignored. Had reviews that she wrote and left on Facebook and Google removed, which they will probably try to do with these as well. Oh, and don’t bother calling, they never answer and then don't call back. At this point I think they are screening calls. Although they knowingly ignored me, they managed to inform me via email of a rent increase during the last two leaks. So someone works there! Why don’t they respond? I can only speculate that it is because they may be obliged to inform the owner of the building about such problems and the costs they incur, so it's better to ignore this and feign the happiness of the tenant?! I suspect they will try to postpone the repair and do it at the same time and fit and paint the upper floor so that the costs can be masked and included in the renovation costs. Just my suspicion. How would you describe this? Mismanagement seems like an understatement. I’m living with rotting walls and mold enough to cry out loud! And the rent isn't cheap, let's call it premium prices. They clearly don’t care about the properties they manage or the conditions for the people who live in them. Amsterdam is a fast market, they can re-rent within a few hours. It's clear that they only care about their money. Whatever this level of unprofessionalism is called, it’s completely disgusting and I would like to ask everyone to seriously consider allowing these clowns to rent out or lease their properties.

Neatly sent a message asking if the house was still for sale and, if so, whether we could schedule an appointment. No response? Revisited Funda and it turns out there's an offer on the house. Fine, that can happen these days, but at least inform those interested properly. We had previously tried to do business with this office. But it’s a drama! Last time we will contact this group,

19 Jun 2024Within 2 weeks, both our house and that of the neighbors were appraised for sale by 2 different employees of Eveleens. Our house was assessed 25k cheaper than that of the neighbors while it had many more options, a larger surface area, and all amenities. The sale of both houses also showed this with other real estate agents. Our house sold for a significantly higher price. The employee was friendly and neat but there wasn't a professional process and we therefore didn't enter into an agreement.
