Ultimately, we won the lawsuit after damages of 15,000 euros. The selling party confirmed that the realtor was fully aware. She never informed us again! That says enough. You usually find something like this annoying; she even paid part of the opposing party's lawyer’s fees! Be careful when buying a house through her.

Sad experience with these real estate agents. I advise you not to speak with them in any language other than Dutch, especially not with the middle-aged realtor. As she explicitly said: 'Don't speak English to me in my country.' Unfortunately, I live in the same neighborhood as they do. With my two-year-old baby, we were walking along the street next to the office of AB Makelaars. My baby and I were talking softly. Because my baby likes the street, we walked past their door several times. The realtor, who nervously exited the door, told us that the space was private, that they couldn't speak with her client because of us, and that we had to leave immediately. Because I addressed her in English, she told me that I could not speak English with her in her country. After we had taken a few steps further, she noisily placed the plastic sign with the AB Makelaars logo on the road and said that we were not allowed to walk past it. For international people planning to contact AB Makelaars: be aware of what they really think of you, even if they give you a smile.
