We found the team of Expat Housing Brabant through an advertisement on Facebook. Initially, we didn't think much of it. We would work with Ryan. After our first phone conversation, we understood much more about buying a new house and the different steps, but the best thing was that everything went very quickly. The communication was excellent, even outside of office hours, which we found very pleasant because of our shift work. Ryan explained everything neatly during our first appointment and gave me time to think about whether I wanted to go into business with him. In the end, I decided to let Ryan help me with buying a house. He advised me and helped me apply for viewings. Soon after, during the second viewing, my bid was accepted. It's great in this housing market to have a house so quickly. Ryan was already behind the sales agent's back, getting the mortgage etc. sorted out before the new year. It's great because this saved me quite a bit. In short, if you're looking for someone who can fully guide you through buying a house, you've come to the right real estate agency.

No one listened except for Rene, who took my request seriously and sent a neat email. This is how our contact began. You know right away where you stand with him. He handles everything quickly. Hello Mario, I read your review and that is very annoying. Normally we are reachable by telephone daily between 10 and 18 o'clock. If it is a question regarding the rental, it may be that there is late or no response due to the large number of responses so that it is impossible to speak to everyone personally.

07 Jul 2025On behalf of Kema Investments, a house inspection was carried out. The house had been properly cleaned and no damage was found. Nevertheless, costs were charged for the damage and cleaning. When I asked for proof (for example, to demonstrate that the house had to be cleaned after my departure), I could not provide anything.

They ask money for all sorts of nonsense; €60 for printing out a contract, unlawful mediation costs, unjustified retention of deposit and finally exceeding the legal standard of room prices. Positive: they did provide a landlord statement neatly and quickly upon request. @Eigenaar/Marcel; The fact that you can't find me in a database doesn't mean I'm painting a wrong picture or writing unfair reviews.

07 Feb 2026If you rent from them, it's probably fine, but the real problem arises when you leave the apartment. They told me they would refund the rest of my rent if I could move out earlier so that the new tenant could move in sooner, so I did that. They said I had to sort it out with my landlord, so I did that. I told my landlord exactly when I would be moving out and sent her photos of everything I was leaving behind. When I asked for my refund, my landlord said she didn't handle that, so I went back to Extate Housing because they had promised me that, and the nonsense story they're making up is that I didn't tell them? How unprofessional can you be? You promise me something, I agree to the deal, and then you blame me. I did everything possible to move out as soon as possible purely because it was promised that I would get part of my rent back. I contacted Extate Housing about this, and not only do they not communicate well/friendlily, but they keep saying it's my fault because I didn't inform them. But honestly, how can the new tenant move in earlier if I haven't moved out earlier? What nonsense, but they just refuse to see it. They even sent someone to show the new tenant around the apartment after I had moved out... so how can they blame me while they knew exactly what was going on? What a disappointment! Because Extate Housing doesn't admit their mistake and even points fingers at me and spreads rumors, I'm forced to clarify this! I have no choice but to make my conversations public with: 1) Extate Housing, who promised to refund part of my rent if I moved out earlier and that I had to sort it with my landlord, after which the landlord said she didn't know anything about it... 2) The new tenant to whom I sold the bank. I clearly told him that the bank was broken, but he didn't seem to have a problem with it and transferred the amount for it. I don't want to come off as unprofessional, but Extate Housing, take a look at yourself! You even misspelled your own name, lol. I have nothing more to say.

Thanks for your review. We are sorry that this situation has led to frustration and we would like to clarify the facts and our role in transparency. Extit Housing did not manage this property and was not responsible for rent payments or refunds. From the beginning, we clearly communicated that any request for an early move-out or partial rent refund had to be discussed and agreed upon directly with the property owner. On Saturday, we received an email stating that it might be possible to move out on Monday. Since our office was closed over the weekend, we only read and replied to this message on Monday. This email did not confirm a definite move-out date, nor did we receive confirmation that the apartment had been vacated by Monday. The contractual start date of the new lease agreement was February 1st. Since February 1st fell on a Sunday and the property was empty, the key handover took place on Friday for practical reasons. This did not change the contractual start date, and the new tenant is not required to pay rent before February 1st. As also acknowledged by the reviewer, the new tenant moved into the apartment on Friday and received the keys at that time. Since there was no earlier start date for the rent and no additional rent applied, there was no grounds for a partial refund of the rent. Furthermore, Extit Housing has never received rent from you as a tenant and therefore cannot make a refund; the property owner could do so. More than two weeks after leaving the apartment, we were contacted again with a request for rent refund. At that time, we reiterated that this issue had to be discussed with the property owner, especially since the owner had already rejected this request. Additionally, we would like to note that you sold a bank to the new tenant which was delivered damaged. The new tenant was not informed about this damage before delivery. While we understand that moving can be stressful, we believe it is important to distinguish between expectations and confirmed agreements, as well as between the responsibilities of a real estate agent and those of the property owner. We continue to commit ourselves to clear communication and professional behavior.
