16 Jun 2025The Brabant realtor was initially very friendly and very positive. The communication to this seller was no costs, only €650 for the brochure and placement on the internet; the rest would be paid by the buyers who would then pay a small amount because it was included in the mortgage application. As far as that went, everything was fine. My wife did have to do a lot of work; all sorts of things had to be provided. There were also sufficient viewings and we received two bids, one of which we accepted outright. However, two days before we had to go to the notary, the surprise came. We suddenly heard that we still had to pay €4000 in realtor fees. This was nowhere agreed upon and was not listed anywhere in the brochure. After a long conversation with the realtor about our disappointment, surprisingly enough, €1000 of the realtor fees could be deducted at once. I find this situation very disappointing and want to warn future sellers about it.

You certainly don't feel like a number. They also had a lot of understanding for the situation because every sale is different. I myself arranged things with the photographer regarding edits, which allowed it to go online faster. What was a shame was that the 'for sale' sign in the garden arrived just a little later. But that’s a minor detail…

However, costs were charged for the damage and the cleaning. When I asked for proof (for example, that the house needed to be cleaned after my departure), I could not receive anything.

They ask money for all sorts of nonsense; €60 for printing out a contract, unlawful mediation costs, unjustified retention of deposit and finally exceeding the legal standard of room prices. Positive: they did provide a landlord statement neatly and quickly upon request. @Eigenaar/Marcel; The fact that you can't find me in a database doesn't mean I'm painting a wrong picture or writing unfair reviews.

Although we ultimately are not going to buy the house, we still wanted to leave a positive review. Danish was friendly from the first moment, warm and genuinely enthusiastic about the viewing. She took ample time for us, gave us valuable information and was able to answer all our questions, even the difficult ones. And that is special, because nowadays you unfortunately often notice that real estate agents drop out as soon as it gets complicated. With Danish, that was absolutely not the case. She was professional, knowledgeable, loving and made the viewing not only informative but also just plain fun. A real breath of fresh air among all the real estate agents we have had so far.

Living room is fine in terms of size, but the floor isn't to our taste. The small bedroom is difficult in terms of dimensions. The kitchen also needs to be completely renewed.
