01 Sep 2025I think the bulk of the reviews already say enough, but I would still like to share our experience. We bought a house that Best Intermediair had for sale. An appointment was made and we viewed it; apart from the fact that there wasn't really a connection with the selling agent (high-pressure attitude), everything else went smoothly during the viewing. We decided to make an offer. The owner came back with a counteroffer, which we accepted. Half a year later, the transfer took place, which went fine. But then the oddities: During the final inspection, the agent arrived very late, causing us to also be late for the notary. Furthermore, the agent (an older man, presumably the owner) stepped into a freshly cleaned house with extremely dirty shoes, leaving marks everywhere on the floor. To our surprise, he asked why we hadn't done the final inspection ourselves yet. Both buyer and seller assumed that this would take place under the guidance of the agent. We hurried through the house to avoid being even later. The agent did not help at all. For comparison: when we sold our own home via Bart Hut, the final inspection was fully guided: windows were opened and closed, taps checked, toilets inspected, etc. With Best Intermediair, none of this happened, leaving us unsure of what to look out for. Throughout the entire process, we had to chase after everything by email; there was no proactive information coming from the agent. Finally, during the final inspection, just before we got into the car on our way to the notary, the agent made a comment towards us: he called us “snot-nosed kids”. We are a young couple buying a nice house and driving a neat car, and the remark was clearly directed at that. Normally I can appreciate such a thing with a wink, but given the atmosphere and his attitude during the final inspection, this felt outright inappropriate. (read the room) Furthermore, Best Intermediair refused to hand over an offer logbook, citing as reason that they are not NVM agents. I understand, it's not mandatory, but it again underlines the lack of transparency we experienced. Luckily, the sellers themselves were open and honest. Best Intermediair places enormous boards in gardens, which often remain there far too long. In our case, the board was still standing for a whopping 8 months in the garden, while the house had already been sold. Also elsewhere in Maarheeze I see these boards remaining noticeably long. I don't understand how this can be to the advantage of the selling party. After sale, a board really should be removed within weeks. It's just an antisocial advertising board. We also approached Best Intermediair for the sale of our own home, where I would have liked to work with performance fees to stimulate a higher sales price. Their proposal made no sense: only 1.5% extra margin on top of €550k at sale, while the valuation was already at €550k. That's not an incentive, but simply extra earnings for the agent. A threshold of, say, €600k would have been much fairer. All in all: strange working methods, little transparency, little guidance, and those overly large boards that remain standing far too long are a thorn in the eye of the street view.

Yes we are indeed standing with our feet in the clay and we have a “down to earth” mentality. We take off our shoes, but that does not make us heroes in socks! Our apologies if this came across differently to you. Regarding your comments on the final inspection, this is usually a task for the seller and buyer, we only support here if there is a request at that moment. 01 Feb 2024Very dubious company. I wouldn't rent this company for anything. Which we didn't do. But we were threatened with a lawsuit if we didn't pay an absurdly high brokerage fee. My advice is don't do business with Best vastgoed intermediair. They only think of themselves. Especially their own wallet.

Nevertheless, costs were charged for the damage and cleaning. When I asked for proof (for example, to demonstrate that the house had to be cleaned after my departure), I could not provide anything.

They ask money for all sorts of nonsense; €60 for printing out a contract, unlawful mediation costs, unjustified retention of deposit and finally exceeding the legal standard of room prices. Positive: they did provide a landlord statement neatly and quickly upon request. @Eigenaar/Marcel; The fact that you can't find me in a database doesn't mean I'm painting a wrong picture or writing unfair reviews.

07 Feb 2026Als je bij hen huurt, is het waarschijnlijk prima, het echte probleem ontstaat wanneer je het appartement verlaat. Ze vertelden me dat ze de rest van mijn huur zouden terugbetalen als ik eerder kon vertrekken, zodat de nieuwe huurder er sneller in kon trekken, dus dat heb ik gedaan. Ze zeiden dat ik het met mijn huisbaas moest regelen, dus dat heb ik gedaan. Ik heb mijn huisbaas precies verteld wanneer ik zou vertrekken en haar foto's gestuurd van alles wat ik achterliet. Toen ik om mijn terugbetaling vroeg, zei mijn huisbaas dat zij dat niet regelde, dus ben ik teruggegaan naar Extate Housing, omdat ze het me hadden beloofd, en het onzinverhaal dat ze verzinnen is dat ik het hen niet heb verteld? Hoe onprofessioneel kun je zijn? Je belooft me iets, ik ga akkoord met de afspraak, en dan geef je mij de schuld. Ik heb er alles aan gedaan om zo snel mogelijk te verhuizen, puur omdat me was beloofd dat ik een deel van mijn huur terug zou krijgen. Ik heb contact opgenomen met Extate Housing hierover en niet alleen communiceren ze niet goed/vriendelijk, ze blijven ook maar zeggen dat het mijn schuld is omdat ik ze niet op de hoogte heb gesteld. Maar eerlijk gezegd, hoe kan de nieuwe huurder eerder intrekken als ik niet eerder ben vertrokken? Wat een onzin, maar ze weigeren het gewoon in te zien. Ze hebben zelfs iemand gestuurd om de nieuwe huurder het appartement in te leiden nadat ik was verhuisd... dus hoe kunnen ze mij de schuld geven terwijl ze precies wisten wat er aan de hand was? Wat een teleurstelling! Omdat Extate Housing hun fout niet erkent en zelfs naar mij wijst en geruchten verspreidt, ben ik genoodzaakt om dit te verduidelijken! Ik heb geen andere keuze dan mijn gesprekken openbaar te maken met: 1) Extate Housing, die beloofden een deel van mijn huur terug te betalen als ik eerder zou verhuizen en dat ik dit met mijn huisbaas moest regelen, waarna de huisbaas zei dat ze er niets van wist... 2) De nieuwe huurder aan wie ik de bank heb verkocht. Ik heb hem duidelijk laten weten dat de bank kapot was, maar hij leek er geen probleem mee te hebben en heeft het bedrag ervoor overgemaakt. Ik wil niet onprofessioneel overkomen, maar Extate Housing, neem jezelf eens onder handen! Je hebt zelfs je naam verkeerd getypt, lol. Ik hoef verder niets meer te zeggen.

Bedankt voor uw beoordeling. Het spijt ons dat deze situatie tot frustratie heeft geleid en we willen graag de feiten en onze rol in de transparantie verduidelijken. Extit Housing beheerde deze woning niet en was niet verantwoordelijk voor huurbetalingen of -terugbetalingen. Vanaf het begin hebben we duidelijk gecommuniceerd dat elk verzoek om een vervroegde verhuizing of gedeeltelijke huurterugbetaling rechtstreeks met de eigenaar van de woning besproken en overeengekomen moest worden. Op zaterdag ontvingen we een e-mail met de melding dat het mogelijk was om maandag te verhuizen. Omdat ons kantoor in het weekend gesloten is, hebben we dit bericht pas op maandag gelezen en beantwoord. Deze e-mail bevestigde geen definitieve verhuisdatum en we hebben ook geen bevestiging ontvangen dat het appartement op maandag was verlaten. De contractuele ingangsdatum van de nieuwe huurovereenkomst was 1 februari. Omdat 1 februari op een zondag viel en de woning leeg stond, vond de sleuteloverdracht om praktische redenen op vrijdag plaats. Dit veranderde niets aan de contractuele ingangsdatum en de nieuwe huurder is niet eerder dan 1 februari huur gaan betalen. Zoals ook door de recensent is erkend, heeft de nieuwe huurder het appartement op vrijdag betrokken en zijn de sleutels toen overhandigd. Aangezien er geen eerdere ingangsdatum voor de huur was en er geen extra huur van toepassing was, was er geen grond voor een gedeeltelijke terugbetaling van de huur. Bovendien heeft Extit Housing nooit huur van u als huurder ontvangen en kan daarom geen terugbetaling doen; de eigenaar van het pand zou dat wel kunnen. Meer dan twee weken na het verlaten van het appartement werden we opnieuw gecontacteerd met een verzoek om terugbetaling van de huur. Op dat moment hebben we herhaald dat deze kwestie met de eigenaar van het pand moet worden besproken, vooral omdat de eigenaar dit verzoek al had afgewezen. Daarnaast willen we opmerken dat u een bank aan de nieuwe huurder heeft verkocht die beschadigd is geleverd. De nieuwe huurder is hierover niet geïnformeerd vóór de levering. Hoewel we begrijpen dat verhuizen stressvol kan zijn, vinden we het belangrijk om onderscheid te maken tussen verwachtingen en bevestigde afspraken, evenals tussen de verantwoordelijkheden van een makelaar en die van de eigenaar van het pand. We blijven ons inzetten voor duidelijke communicatie en professioneel gedrag.
