Therefore, we consider the price we paid for the house as the price we paid for the services of De Brabant Makelaar, since we would not have been able to close that deal ourselves.

16 Jun 2025The Brabant realtor was initially very friendly and very positive. The communication to this seller was no costs, only €650 for the brochure and placement on the internet; the rest would be paid by the buyers who would then pay a small amount because it was included in the mortgage application. As far as that went, everything was fine. My wife did have to do a lot of work; all sorts of things had to be provided. There were also sufficient viewings and we received two bids, one of which we accepted outright. However, two days before we had to go to the notary, the surprise came. We suddenly heard that we still had to pay €4000 in realtor fees. This was nowhere agreed upon and was not listed anywhere in the brochure. After a long conversation with the realtor about our disappointment, surprisingly enough, €1000 of the realtor fees could be deducted at once. I find this situation very disappointing and want to warn future sellers about it.

You already had problems when signing the contract because I am from Poland; I had to pay for a floor that was already there, and when I moved out, you didn't want to refund the money or have the flooring removed - this is just one example. Poles who come to your office are treated unfairly, and I also know this from other people.

We regularly rent to Polish people and it never causes problems. However, we work for landlords and do not own any properties that we rent out ourselves. If possible, we would like to know which address it concerns. We suspect it does not belong to our office.

22 Oct 2024They can sell houses, but if hidden defects appear after a few weeks, they are lost. Tried calling/app several times with bricklayers and still haven't had the decency to call back! Luckily, I had it described before key handover and at the notary. So I was strong in my shoes with my legal assistance insurance.

Due to your blunt way of communicating, I have decided to have the contacts run through your purchasing broker. The fact that even he no longer wanted to do anything for you is food for thought. You are also mixing up the terms 'invisible defect' and 'hidden defect'. Despite the fact that you had no leg to stand on, the selling heirs decided to accommodate you. Immediately gave a feeling of trust and wasn't like so many business-like agents. House sold quickly at a price that was right for everyone. 16 Nov 2024During our very first viewing, we met sales broker Joyce. She showed us the house calmly, explained things clearly and gave a feeling of trust. We were enthusiastic about the house, but also found it quite exciting to decide so quickly. Joyce indicated that she wanted us to be well informed and invited us to come back the following week for a structural inspection of the house. Even this time we didn't feel rushed and she professionally answered all our questions. And even after our offer was accepted and the purchase went through, we were allowed to come and look again with our parents. Joyce specially came on Saturday towards the address and had a nice surprise: 'sold' stickers that we could stick ourselves. Very fun! Joyce: very pleasant how you take the time in the entire process. That has helped us greatly with this exciting decision. We are incredibly happy and look forward to making a home out of it! 27 Oct 2025Joost is unfriendly, unprofessional and not at all helpful. From the first conversation I had the feeling that he had no interest in my situation. He responded brusquely, gave no clear information and seemed to hurry to get rid of the conversation. When my offer was not accepted, there wasn't even a decent explanation — instead he laughed and looked down on me. Such an attitude you absolutely do not expect from a real estate agent. If you're looking for someone who takes you seriously and treats you professionally, I would strongly advise against Makelaarsplein, especially Joost. Also, I see below in various reviews that people in similar situations are completely denied. This company really knows no shame!

03 Oct 2025After having to outbid on many houses, we finally got lucky and made the highest bid. From the viewing to the handover of the keys, Joost has always provided us with the right information. After the financing was settled, we were often able to view our future home to measure in and on. We could always call Joost (also during the evenings) if we had questions. We are super happy. 03 Oct 2025My experience with Joost from Makelaarsplein was frankly shocking. Where you expect professionalism, empathy and respect from a real estate agent, he showed exactly the opposite. Instead of properly addressing people who didn't get the house, he chose to laugh at them and mock them. This is not only unprofessional, but also downright disrespectful. Buying or renting a home is already an exciting and stressful process for many, and you expect a real estate agent to treat you with decency. Unfortunately, that was absolutely not the case here. I would advise everyone against doing business with Joost; there are plenty of other real estate agents who are honest and customer-focused.

03 Sep 2025My experience with Joost from Makelaarsplein was unfortunately anything but positive. Communication was difficult: appointments were not kept or rescheduled at the last minute, without clear explanation. This gave little confidence in the process. In addition, I missed a proactive attitude. During viewings, hardly any information was given about the property or its condition, and questions often remained unanswered or were dismissed with “you can figure that out yourself”. As a customer, you expect guidance and expertise in such an important process – which I did not experience here. Ultimately, it felt as if my interests as a buyer were barely taken seriously. I would therefore not recommend this real estate agent to others looking for an involved and expert party.
