20 May 2024Very poor treatment for expats. Everything was going well until we wanted to terminate our contract. It was very difficult to get our deposit back, so many conversations back and forth. 03 Jul 2025⭐⭐⭐⭐⭐ Ten years ago, Julian from VDHwonen helped me and my ex with the purchase of our house. Now, in a completely different phase of our lives, he stood by us again during the sale, a process that was anything but standard. Due to difficult personal circumstances, the house was in a neglected state. But where some might only see the surface, Julian looked with understanding, without judgment, and with full attention to the story behind it. He really listened. And during viewings, when viewers sometimes quickly formed an opinion, he immediately defended us. “You don’t know what happened here,” he said. “The man who lived here fought three times for the Netherlands in Afghanistan. After that, things went wrong.” That humanity, that respect, touched me deeply. Pleunie also stood by my side throughout the entire period. Always accessible, empathetic and involved. I felt seen, supported and never like ‘just a client’. They really helped me through this difficult step. Julian and his team are much more than real estate agents. Easy access to both the real estate agent and back office staff throughout the entire process. Our first-time buyers didn't secure financing initially, but this was handled quickly and professionally for a second round with equally good results. In short: simply well assisted.

03 Jul 2025We had an appraisal done here, as well as with Boumij for comparison. The difference between the two appraisals was over €85,000. Ultimately chose Boumij, and they actually sold the house for a much higher value. This clearly indicates that VDH Wonen is less familiar with the market. When we wanted to approach VDH Wonen to understand where the difference came from, they were not willing to discuss it. Very disappointing. Addition to the response of VDH: I actually worked with this party and provided substantive proof of this. After I stated that I would not deviate from my position, they made it unnecessarily personal. An extra reason to give 1 star.

30 Apr 2025SUMMONS TO COURT AFTER POOR CONTRACT. Via Boumij property in Ackersdijckstraat from the thirties sold located in the popular pre-war district de Vliert in Den Bosch . The house had quite a bit of deferred maintenance, therefore in consultation with Boumij it was decided to offer the property for sale as a property for COMPLETE renovation , also 100,000 euros below the usual market value. As representative of Boumij, Mr. Eric van Houtum acted, who further supervised and handled the case as described below. The purchase contract was thus entirely drawn up by Boumij without any interference or involvement in any way whatsoever on my part. However, Boumij failed to describe this situation in the purchase contract or make a mention of it. I was summoned by the buyer for knowingly and willingly failing to disclose hidden defects. Claimed amount in the summons almost 9000 euros Prior to the court hearing, I naturally consulted the broker, Mr. Eric van Houtum on how to handle this correctly. The advice: don't worry, a lawyer is not necessary, the buyer/plaintiff has no leg to stand on. The above case has since been before the judge. The judge ruled differently about this and clearly indicated during the hearing: seller’s duty to disclose prevails over buyer’s obligation to investigate. During the hearing with the plaintiff, a settlement was reached, as costs for me could increase much further if this process continued. Afterwards, of course, I contacted the broker Mr. van Houtum with the question: Who will reimburse me for the damage demonstrably caused by you? The answer from Mr. van Houtum: your own fault, you shouldn't have settled, gives no further substantive response and responds to nothing anymore. I DO NOT HAVE TO ACCOUNT TO THE COURT AFTER SELLING MY PROPERTY. THE BROKER MUST BE AWARE OF ALL RIGHTS AND OBLIGATIONS AND AT ALL TIMES PREVENT A FAIR PROCEDURE, OR GUIDE ME DURING SUCH AN UNDESIRED AND UNAVOIDABLE PROCEDURE OR AT LEAST PROVIDE PROPER (LEGAL) ADVICE! UPDATE: By means of a registered intimidating threatening letter, Boumij recently requested that I no longer post reviews. Failure to comply with this will result in appropriate action against ME being taken by Boumij.

Hij was ongelooflijk behulpzaam, altijd bereikbaar en toonde uitstekende kennis gedurende het hele aankoopproces. Wat Michiel echt onderscheidt, is zijn kalme en geruststellende houding - iets wat van onschatbare waarde bleek tijdens de vaak stressvolle en emotioneel uitputtende zoektocht naar een woning in de huidige uitdagende Nederlandse huizenmarkt. Een ander belangrijk aspect dat we zeer waardeerden, was Michiels scherpe oog voor detail. Hij hielp ons verschillende potentiële valkuilen te ontwijken door snel problemen in woningen te identificeren die op het eerste gezicht niet duidelijk waren. Veel van deze woningen zagen er op het eerste gezicht fantastisch uit, en zonder zijn begeleiding hadden we ze misschien serieus overwogen. Michiels expertise behoedde ons voor kostbare fouten en we waren oprecht dankbaar voor zijn vermogen om rode vlaggen te signaleren die we over het hoofd hadden gezien. We voelen ons ongelooflijk gelukkig dat we Michiel aan onze zijde hadden gehad. Hij hield ons gedurende het hele traject geïnformeerd, beschermd en gemotiveerd.
