I rented through Border Estate+ for four years and it was generally fine. Overall a good experience, but there were also some points for improvement in communication. For example, the communication towards me and the other tenants was sometimes flawed, such as during renovations or visits by third parties. During a roof renovation, I, as a tenant of the attic room, experienced nuisance, and this was not immediately adequately addressed. Ultimately it was resolved, but that could have happened faster. Also, reporting problems via the portal doesn't always seem to be picked up quickly. Overall a reasonable landlord, but there is still room for improvement in terms of communication.

I have been renting an apartment through Border Estate for over two years and have had an excellent experience with them. From the moment I signed the contract, their team has been incredibly professional and responsive. Whenever I have questions or comments, they answer them, which demonstrates a high level of customer service. The staff at Border Estate was always polite and efficient in their communication, making the rental process simple and stress-free. I lived in one of their buildings for a number of years. The building itself was beautiful and I lived there with much pleasure, it is managed well every day. However, be warned that the agency will almost every time try to charge you too much. Firstly, the price of the room was higher compared to similar offers elsewhere in the city, so I advise checking their prices via the Rental Committee. Secondly, when I was locked out, they charged me 150 euros for a new key, which is quite high. Thirdly, there were a number of unjustified costs that were deducted from my deposit when I moved out. They charged me cleaning costs based on the cleanliness of the common areas, despite the fact that these common areas are shared with more than 10 people and were regularly used when I moved out. They also charged me for the replacement of the mattress, despite the stains on the mattress already being present upon moving in, and the charged price did not correspond to the actual cost of replacement. I also have it on authority from my former neighbor that the mattress was not even replaced, but that they put a mattress protector on it before re-renting the room. However, I cannot confirm this. The agency reacted slowly when I disputed the charges and ultimately I had to drop the case due to a lack of responsiveness on their part. It is certainly nothing new to receive this kind of behavior from a landlord, but be warned: if you move in with this agency, stay vigilant, know your tenant rights and stick to your position more than I did.

IMMOSA REAL ESTATE - HOUSE NEVER PROPOSED AND MONEY NOT REFUNDED My personal experience is that I paid for the search service, I sent emails in which I clearly explained what I was looking for with a high budget of 1200 euros per month and I was willing to pay in advance (from February) to have the guarantee that I would find a suitable house for my daughter who is going to university in September. It is now May and they have not made any proposals, and in response to my request for reimbursement they said they would send it to me. A month has passed and even after several reminder emails, the money has still not been refunded. A terrible experience and an unprofessional seller. Our experience with Immossa was unfortunately not positive. The employees came across as unfriendly and rushed, as if every question was too much. There was little effort to think along or provide explanations, and we felt more like a burden than helped. Not a pleasant introduction for us, and we ultimately chose to continue searching through another real estate agent.

I was going to receive a virtual tour of the place I was interested in. After paying the registration fee of €25, they didn't even bother to call me for the tour and stopped responding to my messages. Edit: since writing reviews is the only way to get them to respond to emails, here’s my update. They are very unprofessional, they don't respect customers' time and refuse to refund my money after providing me with 0 service and not showing up for the virtual tour that THEY planned. You would also think they would at least tell you about available homes after 1 month, but nada.

Don't trust them. They tried to make us believe that a house on Rechtstraat was suitable for students, we paid 25 € for registration for an online viewing where a man who didn't seem prepared gave us incorrect information about the offer, and ultimately the house went to a “working couple”. When asked about the reason for this choice, they replied that the landlord preferred employees over students. This was never indicated to us before the online viewing. After everything that had happened, they even tried to sell us their search service, which we of course refused. Serious organizations don't even ask for payments BEFORE they close a deal, but they are not serious, so here we are. I invite Immosa to not respond as you did in other previous reviews where you said that “you’re only angry because you weren’t chosen for the apartment” because that is NOT the reason for this review. You acted wrongly towards us and fully deserve this low rating from me. Goodbye EDIT: after my review, they invited me to request the 25 € back. I contacted them via email and they threatened to delete the review after which I would get my money back. At this point I don't even have words for it, judge for yourself whether they are really as serious as they want you to believe.
