As an expat moving to the Netherlands for work, housing is absolutely one of the biggest challenges. Fortunately, I found Rotsvast. It's a very experienced team that has supported me from the beginning and is always available when I need them. When we went house hunting in the Netherlands, I thought it would be a challenge to find an apartment to rent in The Hague, given the current situation on the housing market. I was looking for a rental property in The Hague and found Rots-Vast to be one of the most professional and friendly real estate agents: during viewings, I could always turn to Liesbeth with questions about the property, and she was very helpful when I contacted them directly outside of viewing times. By chance, I ultimately rented through another agency, but I can wholeheartedly recommend Rots-Vast and will definitely engage them again for future housing needs in The Hague.

Overweeg je een huis te kopen in Nederland en vraag je je af of een aankoopmakelaar de moeite waard is? Onze positieve ervaring met Rotsvast Den Haag kan je wellicht helpen bij je beslissing. Als nieuwkomers in Nederland hadden we in het verleden al gebruikgemaakt van de diensten van een huurmakelaar, maar toen we besloten een eigen huis te kopen, waren we wat sceptisch over de meerwaarde van een aankoopmakelaar. We waren al twee keer verhuisd (naar huurwoningen) in Nederland, dus we wisten vast wel genoeg over de buurten en de huizenmarkt om zelfstandig te kopen! Toen we een opknaphuis tegenkwamen in een buurt die we niet kenden, raakten we in paniek. We hadden niet verwacht een huis te kopen én te renoveren, en we wisten niet goed hoe we ons moesten positioneren voor een bod zonder iets van de buurt af te weten. We belden Joeri van Rotsvast Den Haag en hij plande snel een bezichtiging in om ons te adviseren en te begeleiden tijdens het hele proces. Hoewel we de zoektocht naar een huis zelf hadden gedaan voordat we Rotsvast inschakelden, vinden we dat ze toch echt waarde hebben toegevoegd aan het proces. Dankzij hun transparante tariefstructuur en marktkennis konden we snel ons perfecte huis vinden en geld besparen dat we vervolgens konden herinvesteren in verbouwingen. We waren van plan een flink bod uit te brengen, maar dankzij het advies van Rotsvast hebben we ons uiteindelijke bod zo samengesteld dat we de biedingsprocedure wonnen en uiteindelijk minder uitgaven dan oorspronkelijk gepland. De manier waarop Rotsvast de bouwkundige keuring, de notaris en de afhandeling van het papierwerk met de verkoper regelde, gaf ons het vertrouwen dat alles goed verliep. En wanneer er zich problemen voordeden (zoals een communicatiefout met de notaris waardoor de ondertekening een week werd uitgesteld), heeft het team hard gewerkt om een alternatieve oplossing te vinden. Hartelijk dank aan Joeri en het Rotsvast-team voor hun hulp bij het vinden van ons allereerste huis!

We came to Rotsvast looking for a real estate agent. Initially, we had good contact and after two appointments, we were supposed to receive a price quote by email for the services. Unfortunately, we haven't heard anything from them since. Despite multiple reminders via email in the following weeks, we received no response. We only got a reaction on the phone, where we always heard that they were working on it and would respond as soon as possible. Nevertheless, we have not received any messages by email after the first appointment. After several months of no response, I sent another email requesting an explanation, but again received no reply. Update: We have now made contact; they said things had been very hectic and apologies were offered. Again, the initial contact was good and perhaps it was an exceptional rush, but it would have been nice to be kept informed.

Beste mevrouw Wynne, wat jammer om deze beoordeling te zien terwijl u in het gehele verhuurproces nooit hebt laten blijken dat er iets niet in orde was. Ter verduidelijking; u heeft via ons kantoor een woning gehuurd sinds december 2022 met een minimale huurperiode van 12 maanden. In augustus van dit jaar, nog ruim binnen het eerste jaar, heeft u aan ons gevraagd of u van de huurovereenkomst af kon komen omdat u een woning heeft gekocht. Dit is normaal gesproken niet mogelijk aangezien er een minimale duur was afgesproken, toch is de eigenaar akkoord gegaan met een voortijdige beeindiging mits de courtage kosten, welke de eigenaar al aan ons had voldaan, voor een deel worden vergoed door u. Hiermee heeft u ingestemd en hebben we de zaak netjes afgehandeld en in verschillende e-mails aan elkaar bevestigd. Wij hebben in het hele proces continu alle medewerking verricht en zaken snel en adequaat opgepakt. Er is niks gedaan wat niet is afgesproken en u bent nota bene geholpen om voortijdig van uw huurcontract af te komen Ik snap daarom ook niet waar deze negatieve beoordeling vandaan komt en zou het zeer op prijs stellen als u de beoordeling kan bijstellen. The rental process went smoothly and clearly. I received good advice from Joeri regarding the rent to be asked and the method of handover. It was also rented out quickly and all the paperwork was neatly delivered, so I hardly had to worry about it.

Via google I ended up at Rotsvast Den Haag. I was able to make an appointment with Liesbeth right away. What a great woman! My property was rented out in about 2 weeks, much to my surprise. Communication and appointments went quickly and well. I am very satisfied with the process, the speed and the flexibility of Liesbeth and also certainly the organization. For my next property I don't have to look any further. Highly recommended!

I had a very bad experience with the real estate agency Rots Vast in Rotterdam. The story began when I heard about the complex through a student who would be leaving his apartment in a few days (the real estate agency has both the building and the office in the same complex) (for some background: I am a first-year international student at a university in Rotterdam). I contacted the student, and he invited me for a viewing. I was immediately in love with the apartment – it was spacious, bright and perfectly furnished. I was super excited about the place, especially considering how difficult it currently is to find a home, and I told my future roommate as well. Then the student gave me the contact details of the complex manager (or agent) and asked me to formally inquire there as well, while he would also inform the agent about us. I emailed, messaged and called the agent, but he did not respond. I waited about a week (as the student had advised) and then started to gradually lose patience. By that time, my upperclassman student had already moved to another country for his job, so I had to find a solution myself. Since I knew where the real estate office was (not far from the university), I walked there to speak with the agent and understand why there had been so little communication. My future roommate was also with me. When we met him, he was very friendly, understood our situation and was very nice; in short, someone you could trust. He even showed us the house and told us everything about the house, the rent, etc. We took photos of the house and he asked us to email him the necessary documents, after which he said he would start the contract process. He said that the rent would be approximately 800 euros per person (the previous tenants had paid 730 euros per person) and that he wanted three months deposit because he did not trust students (the upperclassmen had paid two months deposit). We were a bit surprised, because the deposit seemed quite 'generous,' even for such a house. The apartment was nice, but the location was quite suburban, so his request was not really justified – who asks for 3 months deposit?! – but since we were desperately looking for a home, we just went along with it. He said he would respond within 4-5 days. I went back home and sent him all the necessary documents. After that, we waited and waited and waited for his response. It never came. I thought maybe he had given it to someone else – but that seemed unlikely, or at least, I wanted to believe that, since he had assured us that we would sign the contract quickly. Beware of their so-called ‘administrative costs’, refuse to pay these as this is illegal!
Beste heer/mevrouw, wij betreuren uw reactie en zien graag hoe wij dit recht kunnen zetten. Wij rekenen geen administratiekosten en verhuren zonder kosten voor de huurder(s).
De één zegt dit, de ander zegt dat weer, en de volgende dag wordt de afspraak weer veranderd. Ik weet niet of ze onprofessioneel zijn of gewoon oneerlijk.

They have a wide range of properties. But be careful about the so-called administration costs which they want to split with the tenant. These are hidden brokerage fees and that simply isn't allowed to be asked of the tenant...
