After the decision to sell our house, the question arose as to which real estate agent we wanted to go through this process with. Erik Bessems does not measure the areas of the Sonnevijver houses and gardens. Subsequently, he covers himself with the official sales deed. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

In recent years, I have used the services of Erik Bessems several times. Among other things, for the purchase of a commercial building, the sale of our home, and an NWWI appraisal. Always to my full satisfaction! Both Erik and his colleagues are clear and correct in their communication and demonstrate commitment throughout the entire process.

Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Zeer tevreden over het deskundig verkoopadvies (realistische markt conforme vraagprijs) en professionele foto’s om onze woning op de markt te brengen. Onze makelaar (Saiet) is transparant in zijn werkwijze en zet zich in om het verkoopproces in goede banen te leiden voor alle partijen, hierbij de belangen vande opdrachgevende partij niet uit het oog verliezend. Ik verbleef meer dan twee jaar in het pand van Said en eerlijk gezegd was het een ervaring die de lat voor altijd hoog zal leggen voor wat een huisbaas zou moeten zijn. De gouden standaard is gezet, mensen! Op een keer gingen mijn sleutels kapot (ja, dat soort geluk heb ik), en zonder aarzeling nam Said de taak op zich om het probleem persoonlijk op te lossen, wat me een hoop stress bespaarde. Geen gedoe, geen oogrollen, gewoon pure huisbaasmagie. Er waren andere keren dat hij een helpende hand bood als dat niet nodig was, wat alleen maar bewijst dat hij een van die zeldzame vondsten in de verhuurwereld is. We hebben in 2023 een huis gekocht via Tijs Cyril Makelaardij - Meerssen, en onze ervaring is teleurstellend geweest. De makelaar Tijs heeft ons herhaaldelijk verzekerd dat het pand geen verborgen gebreken had, vooral niet op het dak. Echter, na onze verhuizing begonnen er lekkages en vochtplekken in verschillende kamers te verschijnen. We hebben de makelaar binnen de eerste maand geïnformeerd, in overeenstemming met de wettelijke termijnen. Volgens het Nederlandse Burgerlijk Wetboek (Artikel 7:17) is de verkoper verplicht om eventuele bekende of redelijkerwijs detecteerbare gebreken in het onroerend goed te melden** die het gebruik of de waarde ervan kunnen beïnvloeden. Desondanks negeerde de makelaar onze eerste klacht en, toen het probleem verergerde, distantieerde hij zich, met het argument dat er geen garanties golden voor bouwkundige elementen en verwees hij naar ouderdomclausules. Hoewel het dak duidelijk in slechte staat verkeerde vóór de verkoop, kregen we niet de volledige informatie en werd er geen verantwoordelijkheid genomen. We betreuren ten zeerste het gebrek aan ethiek en professionaliteit in deze transactie. Transparantie en vertrouwen zijn essentieel bij een aankoop zo belangrijk als een huis, en Cyril Makelaardij heeft ons in beide opzichten in de steek gelaten.
