Almost hitting the mark with the first house, but for the second, Tom had arranged it on the day of the viewing and also quite a bit below the asking price!! My own house hunt quickly felt like a hopeless mission, but one phone call to Tom van Houtem and everything immediately accelerated! Clear and transparent explanation of the plan of approach. Cooperative, advising and immediately takes action. What you can expect is smooth, concise, and above all effective communication. Both during and outside office hours. This not only gives you confidence in the process as a client, but also the feeling that someone is truly involved and you are certainly not left alone anymore. In my case, a very short but powerful procedure, which has left me with both a personal and professional impression. Absolutely recommendable! Should it ever come to pass in the future that I want to sell, I at least now know who I will contact first again! Curious whether the champagne will once again beat the coffee. For now, however, many thanks again Dichtbij Vastgoed!

Comes with a clear plan of action and does not build castles in the air. That is sometimes presented differently by other brokers, keeping in mind the current frenzy and unpredictability of bidding wars.

27 Apr 2024Erik Bessems does not measure the areas of the Sonnevijver houses and gardens. Subsequently, he covers himself with the official sales deed. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

27 Apr 2023I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.

27 Apr 2023Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

Initially, there was some noise on the line regarding communication and coordination during the sales process. Erik was very receptive to feedback and took action accordingly. This resulted in a smooth subsequent procedure. Very nice to experience! The sales file looked top notch. The sale was also completed positively. Financial advice was also obtained from financial advisor Ronald Kusters (of Erik Bessems Makelaardij). Excellent help from Ronald with expert advice, pleasant explanation, good coordination and perfect follow-up of made appointments. Top! I would definitely recommend this brokerage firm!

27 Apr 2023This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

22 Dec 2024I stayed for more than two years in Said's building and honestly, it was an experience that will forever set the bar high for what a landlord should be. The gold standard is set, people! Once, my keys broke (yes, I have that kind of luck), and without hesitation, Said took on the task of personally resolving the problem, which saved me a lot of stress. No hassle, no eye-rolling, just pure landlord magic. There were other times when he offered a helping hand when it wasn't even necessary, which only proves that he is one of those rare finds in the rental world. Also possesses the incredible ability to respect your privacy while being approachable. It’s like they have an invisible tenant radar: always around when you need them, but never hovering. The building was always in good condition, communication flowed seamlessly and the whole experience made renting a breeze. If I weren't moving, I would happily stay there. Five stars aren't enough: can we give landlords trophies?

We are very satisfied with his service. We like open and transparent and he fully embodies that. He kept his appointments and his invoice was also top-notch. Other brokers ask much more and seem to deliver less than Timmermans Vastgoed. Definitely recommended!
