Poor communication and no good results.

We tried to buy a house they were selling for the selling party, but it was really one big drama. Zero stars would have been appropriate here. We've never had such a bad, incompetent real estate agent. Jeanette only wants one thing and that is to make money quickly. To every question there was no or a half answer. She didn't feel like figuring things out. Her employee Hilma is just as bad. They are already irritated when you call them because they really don't want to do anything. It starts with the viewing, you can barely get a hello out of them. Jeanette literally stays outside and says completely uninterested 'just look around yourself and if you have questions, I'll hear it!' If you then have questions she never has an answer because either she really knows nothing or she deliberately holds things back... Ultimately, they had agreed to our offer and conditions, and it turned out that everything was wrong with the house and the land. She hadn't mentioned anything about this and we found out more and more things through various channels. From contaminated asbestos soil and no soil investigation, to a placed septic tank that does not meet the requirements, to endless excuses about missing papers, which they are looking for, to 'oh sorry that investigation was never done'. If we agree that everything that needs to be adjusted and arranged is neatly stated in the purchase contract and Jeanette agrees with this, we then receive a draft contract where none of our points are mentioned. When we call about this, we are told that we shouldn't dramatize (yes really!) and that they find it irritating. And also that she has decided to only make changes if she herself finds them useful and not if we want it. We have already had an appraisal carried out and are therefore 800 euros lighter. Jeanette is a fraudster, a money wolf and a mega incompetent real estate agent. We will not let this go either and will take further (legal) action against her and report to the NVM. We ultimately decided ourselves not to proceed with the house because all trust is gone. We are therefore left empty-handed! Think carefully before doing business with her!

Recently, my property was sold by Veltkamp en Stam Admono Makelaars with a fantastic result, above expectations. From the moment of assignment to sale, everything was perfectly arranged. In addition to all the information in the move account, a WhatsApp group was immediately created for quick communication. The broker from Beerecamp appraised the house and developed a sales plan in good consultation, friendly, open, realistic, and skilled. The subsequent presentation on Funda looked very attractive thanks to the work of a great photographer and a beautifully formulated and realistic accompanying text. This was quickly followed by many appointments for viewings. At the end of each viewing day, I was updated by phone about the progress. Very nice because this takes away a lot of tension. The estimates made by the broker proved to be correct. Within a month my property was sold!

He is a no-nonsense broker that every buyer can trust. No telling beautiful stories, but just as it is. He keeps a good eye on the sales process together with his valuable assistants. On November 5, 2022, we put our still quite new home (built in 2021) up for sale in Heerde. However, Veltkamp & Stam significantly overestimated the asking price and we had to lower it twice, totaling more than 10% less. After a little over six months, we transferred the sale to another real estate agent because half of the viewings were canceled and none of the other half resulted in any follow-up. With the other real estate agent, the house was then sold within three weeks after three viewings that all led to an offer. What bothers me most is that I asked twice if it would make a difference that Veltkamp & Stam mainly operates in Hattem and therefore may have less knowledge of the market in Heerde. This was not the case, as they preached for their own parish. Given how the sale went with the other real estate agent, I don't really believe in a factor of luck. So in that respect, it looks to me like Veltkamp & Stam simply lacks market knowledge outside of Hattem, especially considering the quite considerable misjudgment with the initial asking price. Throughout the entire process, I experienced Veltkamp & Stam, especially compared to the other real estate agent, as very passive. Regularly I had to chase things myself and I certainly didn't have a feeling of being taken care of. In an earlier sale via Veltkamp & Stam, that went quite well then, the market was also easier at that time. But now that more expertise, market knowledge, and assertiveness were required, they clearly failed in my opinion. The fact that I had to pick up the key myself on the day of handover of the house, which Veltkamp & Stam held from me, was telling. On September 6th, I was promised that the key would be put through the letterbox. However, almost three weeks later, I still hadn't received it back and unfortunately, that didn’t surprise me much. I simply couldn't leave even the most basic things to Veltkamp & Stam. Would I advise against using Veltkamp & Stam? No, not necessarily. But I would certainly compare other real estate agents, and then you have a chance of finding better ones, especially outside of Hattem.
