The sale of our house was a long process, but Jan Staal and Hanneke Langerwerf supported us well throughout that time and provided advice and assistance. There were external factors that caused delays, but they worked diligently and kept us informed of the progress. Especially towards the end, they ensured that the planned passing date could be achieved.
Our new home was for sale through Staal Makelaars, a special story with various owners. Staal handled this wonderfully for us as the buying party. On the day of closing, there were still some problems, both Hanneke and Nicole supported this until the signing of the deed! Thank you for that!
We are potential buyers for a property. However, we receive no feedback whatsoever regarding our price offer and questions. We have now emailed 3 times and called twice with this office. Now we will just talk directly to the selling party. You'll only have your house / object listed….

Nicole is truly a professional and she takes that extra step! She has extensive knowledge and expertise in the buying and selling of (large) properties in rural areas. In addition to the general knowledge from the field that you would expect from a real estate agent, she also has a lot of knowledge about types of (outbuildings) and (agricultural) land. Both agricultural and private. That is truly very valuable, especially with regard to legal regulations, permits etc. If you are looking for a professional and friendly real estate agent to help you with the buying or selling of a (rural) property, then you have come to the right place with Staal Makelaar!
An excellent realtor. Nicole Suijkerbuik is very skilled, communicates with both us and those interested in a pleasant way, commits 100% to the sale of the house and perfectly keeps her appointments. This also applies to the rest of the team. They were also present at the final inspection (at 8:00 AM!) and at the transfer with the notary. The brochure of the house was neat, the photos very beautiful and realistic. In short: it costs something but then you get everything you would expect.

Indicated interest in an item they were selling. I was supposed to receive a callback. Indicated that I was very interested and would like to be called the same day. Never heard back.
I received a brochure from Staal through the letterbox. I have written, called, and called again. Someone named Cornee would get in touch. No response. Staal isn't interested, so.
Indicated interest to have, number of questions put to the real estate agent (Corné). A month later still no response. Multiple times contact has been made by phone and email, it seems as if they don't want to sell here. Frankly bad. New construction homes in Sprang-Capelle in a very short time from to . When you ask about this, it is said that the other homes were smaller or had less land. This is not at all true, strange practices with this real estate agent. Knows little to tell about his own product, poor service, no communication and lies about the prices.
Should you be interested in the Capelse Hof in Sprang Capelle. Don't do it! The price was suddenly different than what was stated on the website but okay, we had still taken an option on one of the houses. After weeks of waiting for the purchase contract, we were told to ‘quickly sign’ now, the costs were suddenly higher because a new contractor was involved (which was already known before we even expressed interest but okay), we weren't allowed to visit the 'living lab' which had been promised to us. And what turns out is that there are all sorts of loopholes in the purchase contract about which the real estate agent (expressly) says nothing because then it sells less well. You are bound by an outdated park regulation where they determine everything for you and where additional costs are mentioned that will be added on top. Oh, and you have to become a member of a cooperative with an initial investment of 5000 euros (one-time) for which you even need permission to be allowed to sell your house again. And the best thing of all: no piles are used while it is swampy ground, there is a high chance that the houses will sink. But okay, luckily we now have a super nice little house in Langoed Driessen. We dodged a bullet! And bizarre that a real estate agent would want to commit themselves to such a project..
Good company
I had a bizarrely bad experience with Staal real estate agents. I bought a house where Staal real estate agents acted as the selling agent. The communication was already poor from the very beginning - what others wrote here about never being called back, etc., is completely true - but well, the location was exceptionally beautiful and the model home also looked good. Purchase-sale agreement signed and all, the selling party had to pay the notary and in the purchase agreement it states that we are expected at notary S in V on date Y. Eight days before the transfer date mentioned in the purchase agreement, I hadn't heard anything from the notary, so I called the notary. They were dumbfounded at the notary’s office; they knew nothing about that transfer! I texted the real estate agent and received a message a few hours later stating that the documents had been sent and everything was now settled. So I called the notary again the next day. 'Well sir, the selling agent has now sent some things, but that doesn't mean you can be seen on that date. We need to receive the documents about four weeks in advance, not one week; just assume that the transfer will be postponed by at least two weeks.' Apparently, it is then 'settled' according to this real estate agent. On the advice of Vereniging Eigen Huis (Homeowners Association), we sent a notice of default to the seller and also informed the real estate agency’s office. I was called a few days later by Staal Makelaars saying that everything was settled with the notary, we could probably be seen on date T and the notary would contact us about the time. My response: 'I will discuss with my work and my wife whether that is possible, probably yes, but I certainly cannot be there on t-1 but possibly on t.' And then, two days later, I received an invitation from the notary. BEFORE DATE T-1! And why? Because the eight-day term would just have ended on date t, i.e., the penalty clause would apply if we were offered an appointment on date T, and the idea that as a buyer you might also be entitled to some compensation for taking a day off for nothing and experiencing delays due to their messing around is of course unacceptable to this company. But well, we really can’t be there on t-1; it really has to be on date t. I would advise everyone to avoid Staal real estate agents if possible. Not only is the communication poor and silly mistakes are made, but the company also does nothing to properly rectify matters.
Assisted by Corne van Tetering, worthless service was kept on a string for several weeks and ultimately there was no further response.
Good experience with Joris Vissers from Staal Makelaars. Helped with the sale of our old house and the purchase of our new home. Prepares well and understands the local housing market.
