We were looking forward to viewing the for sale house in Stein and were seriously interested. Despite having had contact via WhatsApp and e-mail multiple times, they did not show up at the agreed time. When we called again, they said they could not reach us. This seemed like an excuse, given our previous numerous WhatsApp conversations. Due to this poor communication, our interest in the house has disappeared and we have decided to no longer look at it further.

Little positive to say. Constantly tries to avoid direct buyer-seller contact. Causes unnecessary distrust between buyer and seller. Everything just felt wrong as if something was not right.

From the first contact to the delivery of the house, the knowledge, experience and contact with the real estate agents were good and professional. Valuable advice on the sales approach including the bidding process. Clear terms regarding mediation and brokerage fees. Very good knowledge of the market. And thanks to Move and the WhatsApp group, we were continuously informed about all developments. In short, for us Heykens is the real estate agent in the Westelijke Mijnstreek.

After a very long preparation period (3 years) during which Rick was always ready for consultation, advice, and to lend a helping hand, our house finally went on the market. BEWARE My experience with Heijkens was initially positive during the first conversations. However, immediately after signing the contract, this positivity turned into a severe disappointment. All work was done by a trainee who made many mistakes, causing me to lose buyers as well. And this while the realtor who was supposed to arrange my sale went on vacation himself. The biggest surprise was that Mr. wanted to charge VAT on top of the 1.4% commission. I have not experienced this in the sale of 3 previous houses and therefore did not agree with it. Because the costs were transferred by the notary, I had to reclaim the costs from the realtor afterwards. He offered to charge only 16% VAT, which I also disagreed with. Even after losing multiple buyers and making several mistakes, Mr. still tried to squeeze every last drop out of it. Ultimately, I went to my legal assistance and they reimbursed me for most of the costs, allowing Heijkens to get off lightly by not having to pay the costs themselves. In the document, Mr. mentions 'costs' in another paragraph regarding start-up costs and that VAT is charged on this. Apart from the fact that prices including VAT must always be communicated to consumers, a commission is not a cost but a compensation. Don't be fooled by this man. Go with Goossens or Damen. No problems with these parties. Or look for an NVM realtor. These always neatly show their commission including VAT, as required by law. EDIT: see response from realtor where I explain everything in detail and Mr. skirts around the issues with beautiful words. According to him, letting someone in training who has never seen the house from the inside come alone 5 minutes before the first viewings is adequately supervised. She must have been able to tell and show a lot about the property. She explained the property so well that several buyers didn't even know that the roof of the house and garage had been renovated that year. I could name many more points, but I think my point is clear now. I also completely understand that you would rather not make this information public so that you can continue as before. However, I hope to protect other sellers with this. You have had multiple chances to resolve the problem properly, which you did not use. Let that be clear to everyone who reads this. It's an accumulation of several points where responsibility is not taken at each step.

We were looking forward to the viewing and had serious interest. Being let into a house of €500,000 by an intern while the realtor is upstairs with other buyers we find unprofessional. Telling us with our hands in our pockets that this is the living room makes us feel as potential buyers that we are not being taken seriously. A shame but our interest in the house disappeared instantly. Perhaps it's the current time and the house will certainly be sold, but it’s not our style.

Currently, our house is under offer and we are also purchasing a new property through Heykens. Very surprised by the modern and innovative way of selling and guidance from Rick and the team. We also strongly support the use of interns because everyone has had to learn it from a mentor or inspiring teacher at some point. Due to a serious back operation, Rick had to conduct an insane amount of viewings in just three days, and a few days later we were already popping champagne corks. On Monday morning I made an appointment by phone, which went normally. We could choose between 11:00 AM or 12:00 PM on Friday. Drove over 1.5 hours in the car to the location on Friday. Upon arrival, no real estate agent, nothing. Calling revealed that it had already been sold last Wednesday?! We did not receive any email, phone call, voicemail, or SMS about this... So we came for nothing. Therefore 1.5 hours there and 1.5 hours back, a waste of time, thanks realtor -_- No effort was made to have another property viewed or offer another form of apology. Really sad...

Erik Bessems does not measure the areas of the Sonnevijver houses and gardens. Subsequently, he covers himself with the official sales deed. Once you have signed, you can no longer hold Bessems or the notary liable. A tip for prospective buyers: measure the house and garden yourself before proceeding to the final purchase. Bessems is paid handsomely to sell the house but compulsory measurements as a real estate agent, he has no desire for that. Sad but true.

Although our various visits did not result in a purchase, we would like to sincerely thank Mr. Bessem for his exceptional friendliness and professionalism. We felt very well taken care of.

This office sold my mother's house. It has only brought her and us (the children) a lot of frustration. I could tell a very long story full of examples of sloppy or simply negligent actions from Bessems Makelaardij. Especially the attitude in this case from Bessems was experienced by us as very disappointing. And when you then want to share your experience on Funda, they also took away that possibility by disabling this function for us. Even more disappointing. If only they were so quick in communication. It is a pity that we had a contract because our trust quickly disappeared. I would therefore certainly not recommend this real estate agency.

Would I recommend this broker? No definitely not! I would even strongly advise against this office to anyone who asks for my opinion. This agency was allowed to sell my mother's house in Belgium. Initially, we dealt with broker Wil de Jonge from Bessems agency who really wanted to sell the house for us. Due to his enthusiasm for the assignment, my mother chose Bessems. However, when I went to hand over the keys at the office for the first viewing, I was told that Mr. de Jonge no longer worked for Bessems agency. The agency did not inform us about this and they could not tell me which broker would take over Mr. de Jonge's duties. After some insistence on my part, I received an email address where I could go with my questions. I emailed and am still waiting for a response to this day..... On the day of the viewing, I myself went to wait in the building to see which broker would take on our assignment. From that moment on, Mr. Kornips was our broker but we missed the involvement, advice and expertise you would expect from a broker. And even at the time of transfer with the notary, our broker remained deficient....the energy label had not been forwarded and there was a file missing which we were unaware existed. We had requested prior to the transfer for completeness assessment of the file but also there the broker did not respond. The buyer's notary withheld 5000 euros from the purchase price until we could provide the file. A lot of stress for us and our 85-year-old mother, therefore. And from the broker no recognition for their mistakes, no empathy but a well-deserved generous commission. Even our ability to rate on funda has been blocked by Bessems which makes me wonder how much those laudatory reviews actually mean if you block negative feedback. I say in any case 'brokerage firm Erik Bessems?!' NEVER AGAIN!

In recent years, I have used the services of Erik Bessems several times. Among other things, for the purchase of a commercial building, the sale of our home, and an NWWI appraisal. Always to my full satisfaction! Both Erik and his colleagues are clear and correct in their communication and demonstrate commitment throughout the entire process.

I still feel guilty about nominating this Bessems realtor regarding the sale of my mother's house in Kanne. Will de Jonge was enormously enthusiastic and really wanted to take charge of this sale. This turned out differently because Will de Jonge suddenly no longer worked for Bessems Realty the week after our commitment. What I find utterly scandalous is that we were never informed about this. Will was our point of contact, would represent us in the sale of my mother's house. Forgotten perhaps? We are not talking about a bag of candy but about a house. A bad start. After this, the entire sale unfolded into one big drama, a chain reaction of very poor communication and many mistakes, too many to mention. All in all, a very stressful experience for everyone, but especially for my 85-year-old mother. I would therefore certainly not recommend this realtor.
