Two years ago, we found an apartment at Biltstraat 93 through the real estate agency. The landlord treated us well and was very hospitable. Subsequently, we left the apartment in perfect condition and returned to abroad. We waited for the deposit to be returned. And he sent us an email outlining his calculations for utilities based on the square meter size of the apartment, withholding more than 600 euros from our deposit. We tried contacting him via email from abroad, but he never responded.

The worst experience I've ever had with a rental company. The communication was terrible and responses took weeks. They replaced a half-broken refrigerator after 2 months. Despite leaving the property clean, they withheld 145 euros from my deposit for cleaning without prior notice. Moreover, they rented me a building under the pretext of upcoming renovation work, which never took place. Instead, they scheduled viewings without informing me about the canceled renovations. Completely disappointed by their lack of professionalism and integrity.

Tips for when you rent here: - Request a preliminary inspection as required by the general terms and conditions, not with the comparison of reports after a final inspection; - Be alert during this final inspection; - Seek legal assistance. We had months of difficult communication afterwards. Without providing all invoices for repairs, our entire deposit was withheld. (Based on the repair quote. We now assume that this repair will not be carried out but our deposit has still been retained)

Living below standard - worthless communication. Poor management. This company does not adhere to rental agreements or contracts. They will steal your money, BE CAREFUL! I have been a tenant for 1 year in Utrecht. Damage caused by roof repairs from July 2022 has still not been repaired today. Terrible smell in the apartment and it leaks water and is uninhabitable. I have moved out and they already have another poor tenant living in misery without any damage being repaired.

For 5.5 years, I had my house rented out through Rotsvast. Had 4 different tenants. My house has not been vacant for a single day.

For 4 years, we rented out a property through Rotsvast Utrecht while we lived & worked on the other side of the world and it has proven to be excellent! Clear contracts, clear and direct communication and no hassle. Handling repair requests or passing on messages from the VVE (homeowners association) to tenants always ran smoothly and in a timely manner.

Low-quality broker. When we were looking for a new apartment, we contacted the Rotsvast team in Utrecht on 4 different occasions, regarding 4 different properties. The first time they managed to send an invitation for a limited agenda with EVERY (30!) prospective tenant in CC. Talk about amateurism! Poor service, no follow-up and ultimately a waste of time!

These rental agents are crooks. A typical agent who only does it for the money and likes to squeeze tenants. Rented an apartment on Jan van Foreeststraat throughout 2022. The communication surrounding the handover of this property was terrible, and agreements were disregarded. The fact that all reviews are from recent months and all reviewers have only left one review says enough about how genuine Rotsvast Utrecht is.

Rotsvast has mediated for many years in the rental of my Utrecht property (residence abroad). They also took care of the management. This has always proceeded to my complete satisfaction. Agreements made are clear, accessibility and consultation are quick and without detours; if necessary, the very professional management thinks along well, resulting in constructive solutions/recommendations. There is clearly a wealth of experience, which prevents a lot of nonsense. I was once really let down by a competitor when things got difficult, with Rotsvast it has never even been 'difficult'. As far as I am concerned, simply the best for anyone seeking mediation/management for rental.

Samengevat: waardeloze communicatie en weinig initiatief. Wij hebben onze woning voor 7 maanden verhuurd via RotsVast omdat wij op reis gingen. De prijzen waarop wij akkoord hadden zouden volgens Rotsvast exclusief BTW zijn geweest, dit terwijl wettelijk geregeld is dat richting particulieren altijd prijzen inclusief btw gecommuniceerd dienen te worden. Voor de bemiddeling hebben we uiteindelijk het afgesproken bedrag inclusief btw betaald, voor het beheer was dit echt niet mogelijk volgens Rotsvast en dit wilden ze daarom niet uitvoeren. Aangezien we hier pas een maand voordat we op reis gingen achterkwamen hadden we echter niet echt meer een andere optie dan akkoord te gaan om hier toch nog btw bij op te tellen. Een week voor onze reis bleek onze contactpersoon vertrokken te zijn bij Rotsvast. Hierover werd niks richting ons gecommuniceerd en we moesten meerdere keren bellen voordat dit duidelijk werd. Tijdens de reis was er een lekkage ontstaan, hier heeft de huurder op 8 december een mail over gestuurd naar Rotsvast. Op 20 december kregen we van onze huurder te horen dat Rotsvast niet op haar mail had gereageerd, maar dat ze telefonisch hadden aangegeven er achteraan te gaan. Eind januari is er pas iemand langs geweest om naar de lekkage te kijken. Op 17 februari heb ik een mail ontvangen dat de oorzaak was gevonden en opgelost. Vervolgens kreeg ik op 13 maart een kennisgeving van opdracht voor het terugplaatsen van tegels in de badkamer die losgehaald waren bij het verhelpen van de lekkage. Toen we op 22 maart terugkwamen van onze reis waren de tegels nog steeds niet teruggeplaatst. Rotsvast verwijst naar de huurders die niet wilde meewerken, maar die waren er op 15 maart al uit de woning, dus er was al een gehele week de tijd geweest om de tegels terug te plaatsen. Uiteindelijk is na meerdere keren nabellen de boel afgerond op 7 april... Om de facturen van bovenstaande werkzaamheden voor de verzekering te ontvangen was het nodig om meerdere malen te mailen naar Rotsvast waarbij er vaak niet gereageerd werd op de mail en er nog een herinnering nodig was. Daarnaast is 1 factuur vanuit de aannemer dubbel aan ons gefactureerd. Tot op vandaag (16 mei) is dit nog niet opgelost ondanks meerdere malen te hebben gemaild met de vraag waarom dit fout gaat en of dit gecorrigeerd kan worden. Zoals gezegd was op 15 maart de verhuurperiode afgelopen. Rotsvast zou de eindinspectie doen maar op 20 maart hadden wij hier nog niks overhoord. Na navraag kregen we twee dagen later te horen dat de eindinspectie goed was verlopen. Nog twee weken later kregen we pas het rapport en foto's van de eindinspectie. Gedurende de gehele huurperiode heeft Rotsvast niet het volledige bedrag voor verhuur overgemaakt, maar wel geïncasseerd bij de huurder. Na hierover te mailen volgde een creditfactuur. Helaas bleek deze niet correct en moest er nogmaals achteraan gemaild worden om het volledige bedrag te ontvangen.

I rented out my apartment through them, reliable, professional and fast service. A recommendation for every expat or non-expat who is moving to Utrecht.

I lived in a house managed by Rotsvast for a year and a half. They were polite and professional when showing the house to new tenants while I still lived there. However, when I moved out, the landlord didn't want to return my deposit. Fortunately, Rotsvast helped me by appealing to the rules and eventually I got my money back. I would like to thank Robert and the entire team in Utrecht for their help.
