I was an international student who lived in the house for approximately 9 months during the 2022-23 academic year. I haven't really had the time and capacity to write a review until now. It was quite a terrible experience, which started on day one of my move. When I moved in, the kitchen was a mess (I have attached a video of the kitchen when I first entered the house). The countertop was full of empty bottles, crumbs, and stains, etc. The trash cans in the backyard were quite full. There was waste piled up next to the trash cans. It took four hours for one of my roommates and me to clean the kitchen. We couldn't keep up with the garbage collection because there was still waste from the previous tenants. There were two abandoned containers in the backyard that were no longer accepted by the municipality. Omrin told me that those containers hadn’t been accepted for a year. Those containers were still full of trash when I moved in and made an appointment with Omrin to pick them up. During my stay, I had to contact the real estate agent, Robert, several times, but mostly I received slow responses from him, sometimes he didn't respond to my emails at all. As slow as a week or two. I remember that my roommates and I sometimes asked him the same question, and then he would only answer my roommates. I received no response after sending multiple emails at different times. Once, after moving out, I asked him to hold a letter for me because it was important and I wasn't in the Netherlands at the time. I asked if he could refer me to a contact person who lives in that house so I could talk directly with them about picking up my letter. He said he could hold it for me, but after a while he told me I could just ring the doorbell and ask for the letter. I stood at the door several times until someone was home. But everything was cleaned up and my letter was nowhere to be found. Honestly, that’s not even the biggest problem. It's still an example of how irresponsible a real estate agent can be. The worst thing about this situation is that our deposit was withheld without a valid reason. As mentioned above, the house was full of trash on the day we moved in. We couldn't empty the containers on the day we left, and it’s not our responsibility to do so if they remain. Apparently, Robert thought otherwise. I paid a € 385 deposit and he returned € 274.12 to me. I asked for the bill to check whether we had consumed more gas, water, and electricity than we had paid for, but he didn't send me the exact bill. I sent him multiple emails requesting a refund, but he kept dodging providing the documents. I asked him why the deposit was withheld, and he said that he had to pay for cleaning up the trash. Well, excuse me, then why was the house such a mess when we moved in? It’s been almost a year since this happened, but it still irritates me. I have attached screenshots of our conversation on WhatsApp. When I sent him the video I made when I arrived there, and also the video that belongs to this response, he claimed it wasn't true. Then he sent me a screenshot of a video he took of the house in June 2022, showing me the video when he visited. He claimed the photo showed what the house looked like on the day we moved in. That’s really nonsense. This guy didn’t even try to mention the recording date. I moved out on August 31, 2022, and he showed me a screenshot of a video he took in June 2022. He said it was exactly what the house looked like when we moved in. This was the WORST rental experience of my life. I sought legal advice and they said that the contract was very tricky. Some articles were removed but remained ominous. The advisor also said that he knew we wouldn’t pay for the legal service to sue him, because it would cost more than the amount we lost.

After renting a property from Nova Vastgoed in the Rivierenbuurt for some time, I can recommend them to everyone. Had good contact with Mr. Ter Nede. A few times when there was an issue with a defective tap, it was resolved that same day.

The search function they offer is just someone who searches on Google for 'rent in Groningen' and sends you the first link. I know, because I did it myself and got the same offers that they sent me. I think services like this should be illegal.

Professional help in quickly finding accommodation

I rented for a year through Maxx. Positive: they always respond quickly and politely to emails, which was nice. Less positive: the apartment was not ready for occupancy at delivery (no CV, no hot water in the shower, incorrectly installed). So I couldn't actually live in the apartment during the first month. There was a lot of email contact and uncertainty about how the hired handyman would handle things, causing quite a bit of stress. Eventually, compensation was given for this month. It turned out there was also a gas leak that had been there before my move-in. Probably occurred during the installation of the floor heating. Despite my urgent request to bring in a professional (and obviously my own sense), they did not do so, but fortunately, the handyman eventually solved it properly. Now almost six months after moving out, I received an additional charge of €244 for service costs, while I had already been paying €175 (!) per month as a deposit for one person (no shared spaces, structural cleaning and furniture). Due to the shared meter, I also paid for my neighbors' consumption. After filing a justified complaint, I only had to pay €150. Nice, but unclear why they settled on this amount. I paid it to be done with the 'trouble,' but it didn't feel right at all. Especially since I always lived very frugally myself, precisely to avoid high costs. In short: good communication, but poor delivery, unclear costs and no professional approach to a gas leak.

Working with Maxx Groningen to find a student room for my daughter was super easy. They communicated the costs well in advance, kept us informed about all developments, and ensured that my daughter could get a nice student room in Groningen. A real recommendation!

I strongly advise everyone to think twice before renting through Gruno Vastgoed. My entire experience with this office has been extremely disappointing and unprofessional. - Security deposit withheld without good reason. Despite the apartment being left as agreed, the office is now trying to charge for moving furniture costs - despite me having written proof that the furniture was no longer mine. They refuse to acknowledge this and continue to charge me anyway. - Lack of transparency in the settlement of service charges. For years I have asked them to provide the legally required documentation for utilities (meter readings, invoices, outages). They repeatedly ignored my requests or provided incomplete information. When I finally pushed for it, they suddenly came up with new costs that had never been discussed before. - Poor communication. Emails are often ignored, answered extremely late or without actually addressing the questions. Instead of helping tenants, they seem to make everything as difficult as possible. - Unreliable handling of legal obligations. They made various statements about rent control and utility costs that are in conflict with Dutch rental legislation. I had to contact lawyers and the Rental Board to get things sorted out - something that a normal tenant should not have to do. - General lack of professionalism. My experience is that they don't take responsibility, avoid transparency and show little understanding for their legal duties. This was one of the most stressful rental experiences I have had in the Netherlands. Based on my experience, I can recommend this office to no one.

After a very long process (read 8+ months) with an employee who no longer works for them, around May of this year came the relieving message: 'your settlement from 2023 is ready, just needs to be sent.' A few weeks later still nothing received, so I had to ring again. It turned out that the employee no longer worked for them and the settlement was not yet ready. Then went to Gruno. The new employee who took over our address seemed very positive and proactive in starting, and promised me that the 2023 settlement would arrive soon. Now we are another 5 months further and I still have received nothing despite repeated requests. Extremely poor communication, I receive virtually no response to any email. By phone, the person I need to speak with is coincidentally always unavailable etc etc.

Definitely advise against renting from gruno vastgoed, gruno has taken over our landlord and since then nothing is being arranged. It takes months for complaints to be taken seriously, if they are taken seriously at all and anything is done about it. They are very unprofessional, they entered once without announcing themselves and not even for the complaint we had registered.

The company's emergency number doesn't even pick up. In case of emergency, we would be dead. Even after we moved, we noticed that things weren't arranged properly. For example, doorknobs were loose, which resulted in us being locked in the room several times. They are obliged to offer us a safe place to stay. Still, it took two months before they sent a contractor. I will take legal action against this company. I strongly advise you not to do business with them.
