Van Santen Makelaars does not act honestly and uprightly, and sells houses below market value so that the through time of a property is short. The commission and additional costs handled by Van Santen Makelaars are well above the market, and they are not even capable of drafting a flawless sales contract. Within Capelle a.d. IJssel there are sufficient alternatives, where you get better service and come out cheaper.

Recently sold our house through Van Santen! Everything went super fast and according to our wishes. Selling our house was a difficult and exciting step for us but thanks to the employees of Van Santen it has become easier. They took us along in the process step by step which gave us more peace of mind. Good and clear communication. We had to sell my mother's house on her behalf. After several conversations with various real estate agents, we consciously chose this smaller office, and our expectations were met. Marieke was well prepared and skilled, it felt right immediately. Short lines of communication so you quickly received answers to your questions, a personal approach with a great deal of knowledge of the region. Due to the group app (all employees and ourselves) all employees were aware and could respond; they also knew directly what it was about. All employees were friendly and correct. If it ever becomes necessary again, we will definitely choose van Santen again.

It's a strange housing market, I understand that. We had Van Santen real estate agents as our buyer's agent when purchasing our new home. Initially, things went quite well; our first conversation and the first bid together with one of the agents who would help us from beginning to end. Subsequently, she went on vacation and we were further assisted by the office manager. So not a proper real estate agent. We were lucky enough to know someone who is also a real estate agent, so for a double check, we sent her all the information about several houses we wanted to bid on. Where the office manager of Van Santen didn't see any strange things in, for example, the purchase agreement, my acquaintance could immediately point out 10 things that were wrong in the purchase agreement. There were many other things like that which the office manager didn't see and our acquaintance did. We didn't want to make a big deal of it, because we had everything double-checked and we also received certain discounts on, for example, viewings etc. What I really find astonishing is how we are being treated after the purchase process. We paid nicely, never made an issue of the fact that we were assisted by an office manager and still had to pay the amounts of a normal buyer's agent. Our apartment which we were leaving was also coincidentally sold by Van Santen. We rented this apartment so we had nothing to do with the sale of that apartment. However, they already had our data because we naturally asked them to be our buyer's agent. They had the luxury of being able to reach us directly. Therefore, we were often approached personally while certain appointments with our landlord (the seller of the apartment) had to be made. In addition, the tone in which we were addressed was very unfriendly 9 times out of 10. For example, there was a threat that it would be our fault if the buyer backed out if a second viewing could not be arranged on a certain day. Again: we had nothing to do with the sale of the apartment because we rented it. They should have approached the seller of that apartment and not us. The moment we paid for the buyer's agent, we were immediately no longer seen as customers. Customer has paid and is instantly unimportant. That’s how it feels. You can understand that we are left with a very bad aftertaste from this.

Unfortunately, this realtor has meant very little for us!!!! Very bad realtor, Much requested information was not or incorrectly answered, completely avoided his responsibility, just left us hanging!! Truly scandalous. Never take this realtor!!!

Selling a house through Van Santen wasn't quite easy. Friendly and patient. I would definitely recommend Van Santen to potential home sellers. Also very friendly and well assisted by Sander, and he really keeps on top of things.
