They sell apartments without knowing the division of ownership deeds, let alone pointing this out to potential buyers. Years of conflict within the HOA is not mentioned to the buyers. Moreover, they lie about the proportions within the HOA and make it look better than it is. I warned Manuela about this but she didn't care. It is prohibited and unethical. However, she doesn't care about that.

We rented an apartment through Prestige Housing. Manuela (the manager, not the owner) presents herself as very professional and helpful, but that is absolutely no illusion. When we moved in, we discovered that things were broken and needed to be repaired. Some repairs took more than six months, while we paid a significant amount each month. She did not give me the opportunity to contact the owner directly to resolve the issues. Fortunately, he was very helpful and reasonable. Something that Manuela clearly is not. I would advise against getting involved with her, both as a tenant and as an owner. Her way of communicating is very unpleasant and unreasonable. Second review (after the rental period): the situation got worse after we left the apartment. Manuela sent me an SMS in which she demanded that I remove my 1-star review. Her argument: my review is not accurate. She even threatened with legal action if I did not remove the review. In my opinion, this says everything about Manuela. In our case, she took no responsibility for her negligence during our rental period. Having her as a property manager was a pure nightmare for me and my family.

Manuela has helped me and many friends in finding the most beautiful houses. She has a lot of knowledge about the market and is very expert in all details regarding buying or selling real estate. A fantastic professional who I can wholeheartedly recommend!

Helaas was onze ervaring met BIC Vastgoed zeer teleurstellend en riep dit ernstige vragen op over hun transparantie en geloofwaardigheid. We solliciteerden op een appartement dat ze adverteerden voor een specifieke huurprijs (online vermeld voor € 2.400). We bevestigden duidelijk dat we het appartement wilden huren en tijdens het proces werd sterk gesuggereerd dat alles in principe rond was – er werd ons zelfs gevraagd hoe snel we konden tekenen en verhuizen. Echter, toen we uitlegden dat we pas ongeveer 10 dagen later, begin volgende maand, konden verhuizen, zei het makelaarskantoor plotseling dat we een extra bedrag moesten betalen om "de periode tot dan toe te dekken" – en deze extra kosten waren meer dan een volledige maand huur, wat volstrekt onredelijk aanvoelde. Hoewel we na wat onderhandelen uiteindelijk probeerden tot een compromis te komen, werd de situatie erger: kort daarna kregen we te horen dat de eigenaar de huur opnieuw had verhoogd en ook had besloten niet meer aan onze "doelgroep" te verhuren. Vervolgens werd ons verteld dat de "werkelijke" huurprijs € 2.700 zou zijn, terwijl de advertentie online (nog wekenlang) € 2.400 vermeldde. Dit gaf ons de duidelijke indruk dat de lage geadverteerde huurprijs werd gebruikt als lokprijs om huurders aan te trekken, om het bedrag later te verhogen. Ik ken de exacte juridische situatie in Nederland niet, maar vanuit het perspectief van de klant is dit misleidend en maakt het het erg moeilijk om de prijzen in hun advertenties te vertrouwen. Over het algemeen voelde de communicatie inconsistent aan en was het proces niet transparant. Ik zou anderen adviseren om zeer voorzichtig te zijn en alle voorwaarden en de uiteindelijke huurprijs schriftelijk te laten bevestigen voordat ze tijd en energie investeren.

Sloppy and short with tenants. The amount for allowing a new tenant into our house, which had been the same for years, was increased without explanation from 90 to 195 euros. For landlords and buyers it will undoubtedly be a different story. The technical service was, by the way, always friendly and helpful.

Response to your response Thank you for your extensive reply. However, I would like to clarify a few things. Not to have a point-scoring discussion about agreements – which I did respect – but to make clear what my review was really about: about the way of communicating, the tone, and the attitude towards me as a tenant. 1. The deposit July's rent had already been paid on June 24th. This has also been confirmed and is visible on the statement. In fact, on June 10th, I indicated in the WhatsApp with Michiel: “When can we hand over? July will be paid anyway.” During the key handover, Michiel, the owner, and I agreed that the deposit would be returned that same afternoon. That didn't happen though. The response I received from Michiel the next day was: “The owner wants to make sure that July has been paid. I can’t check it, my colleague is away for a few days. Hopefully he will respond tonight.” Strange, because normally Michiel sees incoming payments directly. Now he suddenly couldn't, because a colleague wasn't there? It felt unnecessarily vague. As if Michiel still had to get his revenge – like: “You’re waiting for your deposit, I know that, but I’ll make you sweat as a tenant.” A final jab, because you are leaving. The fact that a formal term of 14 days applies may be correct legally, but it is not relevant here. We had made a clear agreement together – and that was not honored. That's what it's about. 2. Early termination Yes, I asked if I could end the contract earlier. That request was rejected – and I accepted that. Subsequently, I had it checked legally whether there was any room for maneuver in the agreements. There wasn’t, and I respected that too. No problem at all. But what's actually wrong with just trying? Isn't that normal in a hectic housing market where double expenses are hitting hard? What bothered me most was this: from your side, there was zero help or brainstorming. Not even when I asked if other properties might be available. All I got was: “I have nothing under 3000 euros.” In short: you simply weren't interested. And that feeling lingered. 3. Damages upon handover I proactively reported two minor damages – one in the attic, one in the living room. At the same time, I asked: “Should I touch it up?” – the answer was: not necessary. The property was otherwise clean and tidy, and July's rent had already been paid. If repairs were needed, there would have been plenty of time for that until July 31st, but the owner wanted to get in, so he also had an interest. The owner could enter his home on June 27th. Presenting this now as ‘goodwill’ while I was being transparent seems a bit contrived. 4. Landlord statement It's fine that a landlord statement has been drawn up. But to call this 'goodwill'? That feels exaggerated. When I asked if Housing Experts could help with finding a new property, the only answer I got was: “I have nothing under 3000 euros.” No help, no suggestions – just a notification. That's not service, that's ticking boxes. 5. Communication and tone The fact that you are available at 7:45 am on weekends is a choice – but that doesn’t detract from my criticism. It concerns the behavior and remarks during the final inspection. Such as: “Simon is certainly colorblind” and “So, Simon has cleaned.” Whether this was meant to be funny or not – it was belittling, unprofessional and inappropriate. The response to my question about the deposit – “I can’t check it, my colleague is away for a few days. Hopefully he will respond tonight.” – is also an example of that. No control, no clarity. Just passing the buck. Finally My review wasn't about the contract or legal correctness. That discussion never happened. What went wrong was on a human level and the way you treat your customer.

I am very pleased with how the rental of my house went. From the first contact, everything was arranged professionally and clearly. My wishes were listened to well, and I was kept informed throughout the process. Reliable tenants were found within a short time. The handover also went excellently. The property was handed over in good condition. In short: a pleasant, professional experience from beginning to end.
