D - Long-term O - Unprofessional P - Problematic First of all: Do not be misled by the beautiful reviews, they are mostly fake. They are employees and known people who give the company Dop 5 stars. Stan Doorn, an intern who sold our house as 'assistant real estate agent', is no exception to the rule and approves his own meat. This concerns a NON-NVM real estate agent without consumer conditions. Where most real estate agents calculate 1.5% for the complete package including VAT, this agent calculates no less than 2.42% incl VAT. That creates expectations for photos, floor plans etc., costing a tidy sum of 907.50 € extra, whereas with other (NVM) real estate agents it is part of the total package. (NVM) real estate agents generally also arrange the purchase agreement. This is outsourced by Dop real estate agents to a notary at the buyer's expense. Saves Dop effort and trouble, thus money. Benjamin Dop arrives three quarters of an hour late for our first appointment. He met an old acquaintance. A nice conversation follows but no advice regarding the selling price etc. This is left to us. No market knowledge at all. Our previous (local) real estate agent had mostly bad weather viewings, holidaymakers who go to look at holiday homes in bad weather. Hence the switch to the non-local Dop. We get the brochure from Dop. Dop has copied the full text and floor plans from the other real estate agent. This is out of this world not the intention. It takes almost three months before it is finally properly arranged. The photographer was sick. He could not upload the photos due to a breakdown etc. Mr Stan Doorn (intern) who greatly overestimates his abilities is responsible for the sale of our house. No nice feeling. There are, however, more reviews that highlight incompetence, for example Mr de Rooij who claims to have been quite financially duped by bad advice from Dop. Unprofessional viewings follow where the intern can hardly answer any questions because he has no file knowledge. Questions from potential buyers are forwarded to us. This happens frequently and duplicated by multiple employees within the office who apparently do not communicate with each other. After ourselves lowering the price of the house and sending a list of pluses to Mr Doorn, it is eventually sold. Of course, all this would be attributable to Dop real estate agents. The intern then goes on vacation and forgets to make an appointment with the notary for drafting the purchase agreement. Both buyer and seller are kept waiting for two weeks. Mr Benjamin Dop fantasizes that it is a nice thing to try and save the situation. The notary would be too busy due to holidays. The local notary would no longer take on files and have a waiting list of six months. The appointment for passing the deed is then shifted twice without any consultation. This would be due to the notary who made a double appointment. Both notaries contacted. In all cases it was fabrications. Besides manipulating reviews, one can also fantasize well at Dop. Mr Doorn is also not aware of what he may or may not do. For instance, he offers to inspect our house for the buyers, which he as a selling real estate agent is not allowed to do at all. Mr. Dop was not aware of the rules regarding payment of buyer's costs. At his advice, we lowered the price for our house at Harderwold by 80k because, according to Dop, the property would become unsellable including buyer's costs. After the irreversible sale, it turned out that there were no buyer's costs. Due to Dop's incompetence, we lost a large sum of money. He refused any form of responsibility and found it completely justified to maintain his already high commission. Furthermore, I was told by the buyers of our house that they experienced contact with Dop as very unpleasant and unprofessional.

Stan performed the actual transfer. We were not present at the transfer ourselves; Stan let us know how it went and wished us a good future. Without Stan, the house would not have been sold so quickly and everything would have gone much less smoothly.
